6 REZONNG APPLCANTvS LETTER OF NTENT The Appiicant, Taylor iviorrison Homes, requests a Change in Conditions of the existing TND for the purpose of removing the retail portion of the TND know as Berkiey Village. The subject property is located at the intersections of Pleasant Hill Road! Sunset Street and Woodberry Drive. The property is an assemblage of 20 parcels containing a total of 25 acres. The previous rezoning included the 2.14 acres as "neighborhood commercial" but in the 2 years of trying to find a user for the site there has not been one acceptable project. The best user was for a convenience store\restaurant that also had gas pumps but that did not meet the TND criteria. The residential sales have been tremendous so instead of having the new home owners be concerned about what might be built on the corner, Taylor Morrison is requesting to be able to build 1 detached home and 20 townhomes on the property. The proposed development now features 22.6 /o of the property to be used for common open space. The overall development still meets all the goals required by the l"ni.j regujatlons as commerciaj uses are just an option. j he price points and the look of the additional homes will be exactly the same as the other homes.
