EXSTNG USE/DEVELOPMENT: The south portion of the existing parcel is developed with a residence, shop and associated servicing. The northern portion in undeveloped. ROAD ACCESS: Access to the southerly proposed lot is currently gained via an existing approach to the local road to the west. The applicant has indicated that a joint approach is being proposed which will serve both lots. f this joint approach is approved, the existing approach should be removed. SERVCNG: Water supply is proposed via the water co op. The existing open discharge will have to be removed and a new system installed for each lot, both of which will have to meet the current regulations. PARCEL SZE: The new parcel sizes can accommodate the proposed use with proper siting of any new development. LEGSLATON LAND USE BYLAW: Zoned Country Residential 1 (CR 1). No conflicts. Any new development will have to meet the requirements of this district. MUNCPAL DEVELOPMENT PLAN: May be allowed. NTER MUNCPAL DEV. PLAN: Located within the referral area of the Joint Plan.
