Joe s great-grandparents setted in Seward from Sweden. After finding a sma empty ot for sae, we knew Seward was the perfect neighborhood to ay down our roots. We are both designers, and the opportunity to direct the design of our home was a dream come true. We enisted Achemy Architects to create a space that respects the heritage and history of the neighborhood, whie remaining steadfast in its modern origin, and chose a construction company from those they recommended. Lake St. 2 Hi-Lo Diner The Hi-Lo Diner has been open for one year, but its story is 60 years od. An origina 1957 Fodero Diner, Hi-Lo s she was known as The Venus from It was ocated on Route 8 between Hampton and Gibsonia, tiny bedroom communities just north of Pittsburgh. A diner coector moved it to Ceveand, Ohio where it sat unti the owners of Forage Modern Workshop and Bue Door Pub purchased it in 2014 to repace a vacant Taco Be and competey restored it to origina gory. Hi-Lo Diner wi host taks across the street at Forage Modern Workshop to give more insight to the restoration and history. Recenty the grand od dupex at 35th & Cedar just a stone s throw from Matt s Bar, Backbird Music, and Brothers Eectric transferred ownership. Recaiming vintage charm can be a chaenge. I touched up beautifu od woodwork, upgraded the kitchens and bathrooms and brought the front entry from renta-rehab back to a more origina state. Through photos and rea time, this home a work in progress wi show some of the stages of renovation. With the matching stucco and windows, the continuous roofine and a surrounding perennia garden, my home nestes nicey into my neighborhood. I ove sunight and the feeing that I m outside even when I m inside, so I incuded arge windows in my design. The resut is that my entire south side is open to the sun with a magnificent view of mature trees. With the new kitchen cabinets buit to ook ike the origina buffet and an arch constructed to mirror an existing one, the origina and new parts of my home bend beautifuy together. It was a messy job, but substantia space was gained for a main foor bathroom remode that incuded moving the toiet stack to the exterior wa, subway tied was and a gass tied shower, marbe vanity, and pocket door to create more space. On the second foor, a dormer was added to aow for a arge kids bathroom, as we as increasing a bedroom to fu height. Pocket doors were instaed throughout the second foor. Additionay, the attic was opened to aow for an amazing kids hangout. The soid banister was repaced with a modern raiing to create an open feeing. The entire second foor was insuated with cosed-ce spray foam. Presented by Niko Construction, LLC Wecome to our SuiteHaus, a 1926 Craftsman bungaow that s entirey renovated for modern iving within the historica footprint. We had been iving in a downtown condo, and wanted our own backyard in a neighborhood whie keeping our contemporary stye of iving. We demoished much of the interior, preserving the origina woodwork and fooring. The iving, dining room and kitchen were converted to one arge gathering area with a gourmet kitchen. The two origina main foor bedrooms and bathroom were converted to one master suite with a wak-in coset and en suite bath. The basement was finished with a media room, bedroom, bath, aundry and TapHaus. An upper office/oft competes the home. Hopefuy you find it as Suite as we do! A sma (6 x15 ) addition doubed the kitchen size but kept the kitchen between the beautifu dining room and the summer porch. Large windows give views to the front, side, and back yards. The roofine, brackets, and stucco of the addition seamessy match the origina exterior detaiing. Minnehaha Pkwy Coonia Kurt and Rache Guedner and famiy 5057 Ewing Ave. S. 12 Buit 1927, renovated 2017 Michae Ansche We remodeed the kitchen/breakfast nook/ bathroom to match the Arts and Crafts stye of our 1916 home. We achieved this ook through custom rift oak cabinetry, hand-made tie, soapstone counters, and period-inspired ight switches. Our breakfast nook features a tabe designed by John and a custom booth. We moved the pumbing stack to create an integrated main kitchen space out of two awkwardy separated spaces. We used reconditioned radiators and a kick-toe heater to repace a broken baseboard heat system. We aso created separate cooking and baking zones so that both chefs can work in the kitchen without getting in each other s way. Presented by SALA Architects and Terra Firma Buiding & Remodeing Home is on a hi. We renovated our house in two phases over ten years with a focus on reorganizing spaces in ieu of an addition. Originay, the back of the first foor was a maze of rooms. We had the space we needed, but not the ayout. The first renovation rotated the stairs 90-degrees to free up area, combined two bedrooms into a famiy room, and doubed the size of the kitchen. Between remodes we re-used od kitchen cabinets and decided to ive with the space before tacking the design. The second renovation, competed ast year, provided new cabinets and countertops to make it our dream kitchen. Design for both phases was by McMoniga Architects. We did our own miwork, trim, eectrica, and painting. Presented by McMoniga Architects With three kids approaching their teenage years, and a Southwest Minneapois home that ony had three bedrooms (the argest of which was 10x10), our famiy made the decision to move six bocks east for more ebow room. Our 1927 center ha coonia was ast remodeed in 1974 and whie the fact that they removed a heat in the kitchen was humorous, it wasn t ong term ivabe (we actuay stored produce inside of a kitchen cabinet during the winter, it was so cod). Our project incuded a fu kitchen remode, tearing down the wa between the dining room and kitchen, adding a main foor haf bath, and tearing off and expanding a new garage with an attached mudroom. As hoped, our home aong the creek has turned into a destination for our kids and their friends, and a pace of reaxation for a of us! 7 Minneapois & Saint Pau Home Tour ECCO Cedar Ises Dean 3521 Humbodt Ave. S. 13 Buit 1906 Connie Rounds We purchased this 1.5-story house in We fe in ove with the ocation, near Lake Cahoun and Uptown. Being neary 100 years od, the house oozed sometimes-quirky charm, but originay had just one bedroom and one bathroom, both on the second eve. Laundry was ocated in the basement, which made it something of an adventure. Over the years we determined to age-in-pace, and had the house remodeed to get everything we needed on the main foor. The remode was a great success. We were abe to everage an existing threeseason porch space to add a bedroom, dining room, three-quarter bathroom and aundry, whie creating a more open foor pan that s proven particuary conducive to visits with the grandchidren. Presented by Metamorphosis Design-Buid 2811 France Ave. S. 14 Buit 1994 Thierry and Rebecca When searching for our home, we wanted to be in an active area near the akes. As a sma famiy, we did not need a arge home and were open to remodeing. We desired a fuid Chef s kitchen, master suite with a dressing room, and outdoor space that woud provide a sun-fied and airy fee. As a 1990 s home it was outdated, but we knew working with our architect friend it woud be spectacuar. We competey restructured the kitchen and upper eve to achieve our master suite, added very unique wood foors throughout the kitchen, iving room, master and the entire main foor. We repaced the firepace with wood versus gas to add coziness. Revitaizing the basement was the fina touch in creating our dream home. It is now an entertainer s deight within the idea neighborhood. Deconstruction Provides a Smart Aternative to Demoition Better Futures Minnesota s deconstruction services works to recyce, repurpose, or reuse at east 85 percent of a buiding materias. For the first few years, I satisfied my remode itch by adding coor, and then embarked on the current project: kitchen and rear entry. In the first phase, the pantry was converted to a mud room, the entrance reocated, and windows repaced. A arge covered deck/porch, added in phase 2 aows me to enjoy my private backyard. In 2016, I hired Otogawa-Ansche to put in a first cass kitchen. I wanted something contemporary yet bod, and setted on a red and back scheme. Ansche came up with a bod design combining red, back and grey cabinets made by a oca cabinet maker paired with granite and soapstone countertops. At the time, Od Highand was an unknown, hidden jewe of a neighborhood with beautifu, turn-of-the-century homes buit in the ate 1800s and eary 1900s. A ot has changed in 30 years. In 2012, This Od House Magazine named Od Highand one of the Best Od House Neighborhoods in the country. Over the years, many of our homes have opened their doors to visitors attending the annua Home Tour. Craig Pier and his ate wife Romee were two of those visitors: When we moved to the Twin Cities, we began ooking for an oder home with charm and great detai. 20 years ago, we were on a Home Tour in Od Highand and asked to be notified if such a house became avaiabe. About two weeks ater, we got a ca saying that someone in the neighborhood was ooking to se a house. We bought that house and are sti in ove with the house and the area. Unike other paces, we fet wecomed from the beginning and that wecome is extended to anyone and everyone who comes here. The Piers have since opened their home on Home Tour twice the ast being 2016 when they finished their third foor attic space. A new retaining wa, sod, foundation pantings, fence, deck, garage and poured concrete driveway hep to compete the hardscape. Summer 2016 sipped by whie working on the buk of this project. We both wanted an efficient open foor pan that woud fit the character of the house, but desired an aesthetic unique to our individua personaities. My stye is more traditiona, so my second-foor kitchen features bead board paneing and a green and cream coor scheme with granite countertops. Hardware and ight fixtures a coordinate with my aesthetic. Both David Heide Design Studio and Goiker Construction did a wonderfu job with our project, and they made a fantastic team! We coudn t be happier with the resuts! We hired David Heide Design Studio to hep us create an open foor pan whie maintaining the design integrity of the house. In the end, we decided to remove the was between the kitchens and dining rooms. We re gad we did! Both kitchens are a highight and fee just right we ve received comments that the foor pan fees origina. My kitchen, on the first foor, is more contemporary and features bue subway tie, gray soapstone countertops, and a combination of bue and white cabinetry. One thing ed to another, and soon the tie repair project had expanded into a fu kitchen re-do, compete with new cabinets, countertops, backspash, foors, ighting and appiances, a within the existing kitchen s footprint. Designer Emiy Bonigen of Caste Buiding and Remodeing created an efficient and spacious peninsua work-station by sighty extending the haway eading to the basement, and the end resut is a ight and airy kitchen that I m thried to use. It s become a comfortabe and we-organized pace for friends and famiy to gather, with ampe storage and ots of character. We have so enjoyed the resuts of our kitchen remode which invoved a sma addition that reconfigured the space of a former back entry, widening the passage to the dining room and a modest isand for storage and function. There are open ockers for coats and such at the new back door, and new deck we re ooking forward to enjoying. Competed in 1904, this buiding was constructed as a warehouse for the Crane and Ordway Company, who at the time was the argest manufacturer of pipes, vaves and steam suppies in the word. Today, the Crane Ordway is a housing compex serving peope at 60% of the area median income. Eements of the origina warehouse are preserved to keep its historica properties aive. From the beautifu exposed brick to the impressive ong-standing piars, Crane Ordway s historica features end a charming ook to the apartment buiding. The mosaic artwork shown in the buiding obby was created from the origina bathroom tiing of the Crane warehouse. Since 1986, Aeon has been a nonprofit deveoper, owner and manager of affordabe housing in the Twin Cities. B) 352 Wacouta and Wacouta, The Pau Gotzian Buiding and former Gotzian Shoe Company, designed by Cass Gibert, architect of the State Capito. The atter is now Parkside Apartments. C) Lowertown Lofts at 240 E. 5th St. Powers Dry Goods (ater Department Store) started here. Continue east on 5th noting Lofts at Farmers Market, 260 E. 5th St., buit by the City of St. Pau 2012 with art instaations and a green roof, and Rayette Lofts, 261 E. 5th St., a 2014 Sherman Associates conversion with oca art in its common areas. D) 281 5th St. E. Crane Ordway: Richard Teer Crane and Lucius Pond Ordway united their companies in 1893; Crane manufactured vaves, fittings and suppies for steam engines, Ordway was in pipes, pumps, we driing, windmis and water works. Eventuay Crane became part of American Standard and Ordway went on to hep buid 3M. Buiding was designed by Reed and Stem, and had been vacant for 30 years before Aeon converted it to 70 apartments. A mura in the obby is a mosaic of ties found in the od warehouse. E) Market House, a condo buiding with offices on the ower foors. It was buit in 1891 by Augustus Gauger, a nationay renowned architect who aso designed the Stutzman Bock at E. 7th St. I have done much restoring and decorating with emphasis on historica accuracy whie maintaining functionaity. Many of the origina detais sti remain. The exterior showcases a tower with arched eyebrow windows. A newe post has on it ornatey carved initias of the origina owners, Otto Muer and his wife, Marie Hamm, daughter of the famed Hamm s brewing famiy. Framing the entrance are two intricate stained gass windows. The interior features siding pocket doors, tied firepace with a carved mante, eaborate parquet foors, and origina woodwork throughout. My home is an Engish Tudor home. I have aways oved them and there are very few in East Saint Pau. This house had good bones but had been negected both inside and out. When I cosed, I immediatey repaired the screen porch foor, ceiing, windows, etc. I aso took out the modern fibergass door and put in a period correct French door. I refinished the wood foors, undid the updated kitchen and repaced the back granite tie countertops with white tie. I took out the cheap modern stainess stee sink and repaced it with a period accurate ename kitchen farm sink. The outside was painted, competey regraded. Thank you a for making this possibe. This year we have six homes in Dayton s Buff on the tour. Dayton s Buff is a great pace to ive. The Bruce Vento Regiona Trai connects Mounds Park, Bruce Vento Nature Sanctuary, Swede Hoow, East Side Heritage Park, the Big Woods and Phaen parks. Pus Johnson Parkway wi soon have a bike and waking path that wi connect Mounds Park with Phaen Park. Some of the great architecture in Dayton s Buff incudes churches ike Bethehem Lutheran Church which was designed by Emmanue Masqueray the architect who aso designed the Cathedra of Saint Pau and Basiica in Minneapois. We saw potentia in our house, which we bought in 2000, because of its quiet ocation, views of downtown, inviting back yard with a deck over a tucked-in garage, and intact birch woodwork. Our restorations of this 1912 two-story, returning it from a renta dupex into a singe-famiy home, have been chaenging yet rewarding. It is a modest but we-buit house. Our goa has been to remake the house to its origina condition with some modernizations. This has required a compete redoing of the exterior, windows, woodwork, and ceiings, among other things. We took out a oad-bearing wa between the kitchen and the iving room, as Mara is a taented and active chef who oves to entertain. We repaced bowed beams in the ceiing, added a center isand to give more storage space, updated the stove to gas (necessary for any great chef) and changed to recessed ighting. Numerous other undoing tasks are underway, saving or adding vintage as we go. In the midde of our renovation, a hundred-footta cottonwood tree came down partiay on our house. Athough devastating, it did aow us to change the roofine to provide a partia deck cover. We aso converted a basement room into a home gym, compete with a vintage drinking fountain. Geiger I m remodeing my 1926 architect-designed home and someday may put it on the tour, but for 2017, the yard (in a its muddy dog gory), the year-round pond, and my stained gass studio atop the garage are the attractions. In 1999, with a fresh degree in architecture, I designed the garage/studio buiding and did much of the abor mysef with skied friends, even aying foundation bocks (never again). Two-story garages are not uncommon in this hiy neighborhood, though I needed to get a city variance for a permit. For the organized, sequentia story, tips, and essons earned, come at 11 a.m. on Saturday, Apri 29.
