We originay discovered this house whie on a joy ride, admiring the architecture and charm of the houses in Victory ong before we were ooking to buy. The steep peaks with beautifu stucco and brickwork caught our attention immediatey. This house features an updated kitchen, origina eements throughout, and a fuy converted master suite upstairs with high ceiings, arge wak-in coset, and dua vanity bath. A newy finished basement with a beautifu kitchenette makes for over 2,500 square feet of iving and entertaining space. At 1,400 square feet, it features three bedrooms and two bathrooms. A fu-width dormer addition off the rear of the second story created a arge master suite with fu bath and wak-in coset. Other improvements incude a new and updated kitchen and updated mainfoor bath, new Energy Star appiances, new windows, new high-efficiency mechanicas, renovated one-car garage, and fenced rear yard. This neighborhood boasts a mix of architecture, beautifu parks, and easy access to Downtown. When I began to ook, I came across the Urban Homeworks, City of Minneapois project to revitaize North Minneapois, and inquired about their Green Homes North project. They had presented me with two homes, one of which I fe in ove with immediatey. This home, sod by Project for Pride in Living partnered with the City of Minneapois, is part of their Green Homes North Phase 3 project. A two-story, three-bedroom, 2½-bathroom house buit in 2015, it is warm, inviting and cozy. It incudes beautifu hardwood foors, ceramic tie baths and kitchen, Energy-Star efficient appiances, and is made out of Green Home-Certified materias. The home was in disrepair, but it had a great foor pan and tons of space for improvements. As other homes we ve had on Tour, it features the 98-percent-efficient hydronic in-foor heating throughout reay the ony way to go to heat a home of this size. In this whoe-house renovation, a mechanicas (eectrica, pumbing, and HVAC) were repaced, whie wiring for sound, Internet, and a security system. We gutted the kitchen and created a gourmet space that coud be the envy of a home on Lake Minnetonka. We created the master suite with vauted ceiings, wak-in coset and fu bathroom. The exterior has been renovated as we, with two decks, restored front porch and garage. Come see this gem for yourseves! 1401 Fremont Ave. N. 6 Buit 1901 Craig and Romee Pier It has been 20 years since we were ast on the Tour. Since then, we added a two-story addition to the back, which incuded remodeing a second-foor bathroom, first-foor kitchen and mudroom; competed the third-foor attic into a great room, guest bedroom and bath; and expanded the garden through the addition of a retaining wa. We ve done minor projects, too. Of course, the house retains much of the origina spendor of its beautifu woodwork and detaiing throughout the main foor. The Great Room has become a major famiy gathering pace for the hoidays. It has a great view of the city and it s a good pace to watch fireworks on Juy 4th. Athough it is over 100 years od, this is sti one of the greatest houses around! Sponsored by Northeast Bank Neighborhood Spotight: Od Highand Od Highand is an oasis of preservation in North Minneapois, featuring some of the finest exampes of Queen Anne and Victorian architecture buit during Minneapois Goden Age. Opened for settement in 1857, the area experienced major growth in the 1880s and 1890s when merchants who operated oca businesses buit their homes here. It was caed Highand because it was ocated on the first high and above Bassett s Creek and Oak Lake to the south. Visitors can use the Minneapois Historica app, which guides iphone and Android users to a waking tour with the history of 29 of the most distinctive od homes and other ocations in Od Highand. It s free on the itunes App Store and Googe Pay. That s good anytime, not just Apri 30 May 1. Two spectacuar homes wi be open during the tour. Craig and Romee Pier s famiy have enjoyed many years at 1401 Fremont Ave. N., preserving, restoring and expanding their space since they appeared on the tour 20 years ago. Bake Zochert worked on totay renovating 1621 Girard Ave. N. for over a year, the resuts are stunning, with Victorian-period wapaper and fixtures that evoke the era. The Od Highand Neighborhood Association organized in 1974 to provide continuous community improvement through cooperative effort with residents, businesses, and private and pubic organizations and agencies. To this day, the diversity and vibrancy of Od Highand is embodied by residents from a waks of ife in a coective spirit. The a-vounteer neighborhood association hods monthy meetings and activities such as neighborhood ceanups, wine-and-cheese soirees in the winter, and porch parties in the summer, a of which bring residents new and famiiar together. The Od Highand Neighborhood Association is excited to be starting a community garden on three ots in the neighborhood. They ve taken part in the Minneapois & Saint Pau Home Tour amost every year to promote the neighborhood and the North Side of Minneapois. Their efforts have paid off in increased traffic to the neighborhood during the tours, and positive new residents moving in and becoming invoved. 5 Minneapois & Saint Pau Home Tour Bryn Mawr Bryn Mawr Lowry Hi East Ises 17 Washburn Ave. S. 7 Buit pre-1900 Jeffrey Wyant and Jeff Wakowski We ove to entertain, and our kitchen (ocated in the basement wakout) has aways been the hub of our parties. Even though the kitchen was arge, it wasn t aid out we. In addition, it was dated, we coud never seat more than six comfortaby around the dinner tabe, and it had a path through the aundry room to a bathroom without a sink. It was time for a major overhau. By reconfiguring the existing space, we now have a show-stopping (yet very practica) kitchen that s bright and contemporary, with a heated poished-concrete foor. There s a rea haf-bath, unique storage features, a cozy buitin booth, a firepace, a new sitting area, and a separate aundry area. Bonus: enough room for a tabe that seats 12! 20 Russe Ave. S. 8 Buit 1912/2014 Robert Greene and Anoushka Haas This contemporary four-bedroom, 2½-bathroom singe-famiy home started as a oneroom buiding in 1912, eventuay becoming a dupex. As newyweds, we wanted a singe-famiy home, but as contemporary design in our beoved Bryn Mawr neighborhood was rare, we decided to renovate rather than move, and transformed it into our dream house. The master suite boasts a uxurious, customized wak-in wardrobe and an ensuite bathroom with a giant wak-in shower with twin rain shower heads. The house aso has an entertainer s kitchen with doube gas ovens, a six-burner stove and a puout pantry, a bar with a wine fridge and a custom entertainment unit with in-ceiing speakers. House is on a hi Logan Ave. S Tudor Reviva St. Pau s Episcopa Parish, owner In the photo: Kathy Kub, Historian Buit in 1916 for the Seare famiy, this gracious Tudor reviva mansion is open to view. Mr. Seare owned grain eevators across the Midwest and Canada. His famiy and he were prominent citizens, phianthropists and Asian art coectors. Many of the origina grand reception rooms remain intact. The house contains many origina pieces of furniture and artwork. Come th St. W Foursquare Tom and Pam Hockenberry We ove our East Ises home and have strived to preserve its beautifu character whie renovating over the ast 20 years. The origina kitchen had a separate buter pantry, servant staircase, imited workspace and a chaenging fow. In this atest project, it took severa design iterations to achieve our wants within the physica constraints. The first-foor expansion created improved workfow and movement, a cozy new eating space with ots of natura ight, a powder room and a mudroom. On the second foor, we have a arger bedroom/office with a deck. The back door eads directy to a new fagstone patio. Our architect and buider took great care to carry forward design eements from the rest of the house and make adjustments as the new space evoved. Tour visitors are invited to use this as a rest-room stop/coffee break, and to attend insightfu home renovation taks (detais on page 14). Park on street. In renovating the space, we had to make the first foor fuy accessibe. A ramp and an ADA bathroom, pus ower onyx and marbe countertops in the kitchen/bar and reception area, utiize Universa Design and gorgeous materias. We brought in fun coors and cozy furniture. The offices are ight fied and a skyight brings natura ambiance to a third-foor office with beautifu Sandawood foors. Come visit this unique bend of spaces and see how a commercia space can fee at home in a house. This repacement home empoys a Scandinavian theme to capture two eves of famiy iving on a narrow urban ot. The main eve features a of the socia spaces of iving, dining, and kitchen, aong with street entry, mudroom, powder room and a one-car attached garage. The upper eve incudes three bedrooms, two baths, aundry room and a ight-fied study at the top of the stairs. The unfinished ower eve has an egress window. Principa materias are cement board and batten siding, horizonta ap siding, and a meta roof. Our home is a two-story stucco Tudor with arge archways, numerous windows, white oak foors, modings and buit in cabinets. We purchased the house for its cassic fee and arge main eve iving area. However, the kitchen needed a fu remode to provide more counter space and eiminate a tight access wakway. The home s cassic detais were brought into the design of kitchen modings, cabinets and new archway. A custom-designed ight fixture and gass pane cabinet doors brighten the space. Appiance ocations were changed for a great setup for cooking. We updated other parts of the home, and created a pan for future additiona iving space and a main eve bath. A smaer radiator gave us more sunroom. Od drains in our upstairs bathroom and overhead heating pipes in the basement were aso repaced. After 24 years in a 1913 house with a 1970s kitchen, it was we past time for an update. The kitchen was totay gutted, a wa between the kitchen and dining room was removed, and significant structura deficiencies were corrected. We ended up with a beautifuy redesigned kitchen that s a joy to use, a new bathroom on the main foor, an updated rear entrance and stairway to the basement, and a partiay finished basement incuding a dog shower. The carpentry work is amazing, the new wood trim is neary indistinguishabe from the 100-year-od work. The kitchen and bath feature recyced-gass counter tops and foor and wa ties made from recyced materias. Presented by Biza Buit and Quigey Architects

7 Minneapois & Saint Pau Home Tour Diamond Lake Northrop 5821 Eiot Ave. S. 15 Buit 1940 Maria and Michae Wrbsky and famiy In 2011, our 1½-story house fit a our needs. Two years ater, as our famiy grew, our needs changed, but our appreciation for our house and neighborhood had not. After a ong search for the perfect house, we decided to ove it and make our house our famiy s home. We opened up the back kitchen wa to create an open concept space, which incudes a great room and mud room. We borrowed space from a bedroom to form a pantry and mainfoor aundry. We aso added two additiona bedrooms upstairs and in some unfinished basement space. We took great pride in creating a design that seamessy bends the od with the new and keeps our house in sync with the neighborhood E. Minnehaha Pkwy. 16 Buit 1925 Daniee Vanderhoef and A Yanny Our 1920s house has surprisingy high basement ceiings, so we aways dreamed of remodeing it. We wanted a pace that our two girs coud hang out with their friends and a space for our famiy to expore our many artistic endeavors, ike theatre, dance, and scrapbooking. We started by brainstorming crazy ideas with Otogawa-Ansche. One of the crazy ideas was a stage and a secret door, both of which are now reaities. Not ony does the spacious famiy room incude a stage, but we aso have a costume/prop coset, abundant storage for art suppies, games, and books, a buit-in scrapbooking desk and a bathroom with an amazing array of tie coors. The space definitey captures our famiy s creative spirit! 8 8 Minneapois & Saint Pau Home Tour Hiawatha Howe th Ave. S Accessory Dweing Unit (ADU) Stuart and Caro Hazard When we bought our 1924 house in 2012, it had two significant drawbacks: no comfortabe guest space, and a garage that had the structura integrity of a cardboard box. When we sod our home in Cambridge and moved here permanenty in 2015, we decided to sove the two probems at once, and, since Minneapois had approved the construction of ADUs in 2014, we tore down the origina garage and repaced it with this structure which combines a two-car garage with a compete apartment of approximatey 400 square feet. Presented by RRR Construction th Ave. S Bungaow Bi Bureson and Mariann Bentz We oved our itte 1½-story 1927 bungaow, from the arches to the hardwood foors, and from the oak woodwork to the stone firepace. We especiay oved our neighborhood and the peope in it. Sti, the house we d had for 25 years was cosing in on us. At ess than a thousand square feet, it was no bigger than a decent two-bedroom apartment. We decided it was time to add a second foor. For the outside, we started with this simpe mission: the house shoud ook ike it has aways been this way. On the inside, we wanted modern spaciousness but appropriate detais, from oak foors to retro tie in the bath, to big sash windows to matching baseboards. 9 Minneapois & Saint Pau Home Tour Seward Marcy-Homes Marcy-Homes Marcy-Homes th Ave. S. 19 Buit 2015 Meissa and Kevin Coeman famiy Brownsmith Restoration was tasked to restore a diapidated house in the Seward neighborhood. It woud be their best before-and-after. However, the once-beautifu house was too far gone to be saved. After hopping around the country for grad schoo, we decided to put down roots in Minneapois. We worked with Brownsmith to buid a modern farmhouse a home we coud grow od in. The house is bocks from the Seward Co-op and up the hi from the Mississippi. It s our urban oasis. The design of the home is a payfu marriage between form and function. The downstairs is an open foor pan with a partia shipap wa/pantry separating the kitchen from the dining room. Recaimed fixtures, custom cabinets, pops of coor, and a striking staircase carry character throughout. Presented by Brownsmith Restoration and Mike Smith, see ad, page Main St. SE 20 A-Mi Artist Lofts #810 JoDee Schumer Every unit is different at A-Mi Artist Lofts, which is a fantastic exampe of adaptive reuse of a historica industria space. Mine is ocated in the Red Cay Tie buiding, which is a combination of contemporary and industria design. The oft features 14-foot-high ceiings with origina I-beams, a bedroom with a bed oft, arge windows overooking the Stone Arch bridge, 35W bridge, and a wonderfu city view incuding the Weisman Museum and resident eages. As a cothing designer and fiber artist, I have buit a bed oft in my bedroom and use the open space beow as my workroom, with machines, dress forms and other equipment. There are work spaces throughout the buiding for artists to work in cay, photography, dance, mutimedia, music, painting and anything ese we can think of. 315 Main St. SE 21 A-Mi Artist Lofts #620 Ado Moroni My apartment is above the tree ine of Saint Anthony Fas, the birthpace of Minneapois. Its front windows ook out on the dramatic Phiip Pisbury Park and the Stone Arch Bridge. The side windows ook at the Historic 1881 Leroy Buffington-designed Pisbury A-Mi. Commissioned by Chares Pisbury, it is an exampe of eary endo-skeeta construction. A design eement for which Buffington ater received a patent, it is the precursor to skyscrapers. But Bufffington was not a businessman, and he caed it a coud-scraper. He never received a royaty for his misnamed idea. I have my work studios ocated here at The A-Mi Artists Lofts. I work creating the history of cities and architecture right here in the inspiration for our contemporary city. We earned about Passive House design through our architect, Tim Eian, and recognized the immense advantages. The goa was to dramaticay decrease the energy demand whie increasing comfort and quaity, compared to code-buit homes. Buider, Ryan Stegora, ensured airtightness, bew insuation into 18-inchthick exterior was, and instaed exceptiona windows. A these components and more work together to remove the need for a furnace in favor of a sma heat pump. We re competey updating, expanding, and refinishing to revea four bedrooms and three bathrooms, and are on track to be done for the Tour. Most work has been done by us, our famiies, and friends. The main eve has origina charm with rounded doorways and a paster cove. Kitchen and dining areas have been competey opened up, hard to find in this home stye. Second foor: New master suite with wak-in coset, uxurious bath and spacious bedroom with sitting/office area. Basement: guest room, fu bath, aundry, famiy room ready for games or a home theater. You find penty of ight, storage and open spaces in this ovey home Ceveand St. NE 25 Buit circa 1937 Greg Gooch and Gerad Korbick After moving into our home in 2000, we discovered it had remained untouched since the 60s. We removed 40-pus-year-od carpets, a sputnik chandeier and refinished the origina foors before moving in. Over the years, we ve moved and repaced the eectric, heating and pumbing systems, a windows, siding, and roof. Our intent was to keep the originaity and charm of the house. We kept the origina HVAC registers, door hardware, and some ight fixtures, aong with wood modings and trim. After remodeing the bathroom in 2012, we knew our 80-square-foot kitchen was next. The kitchen addition doubed its size and aowed an archway into the dining room. This brought a cohesive fow whie retaining character and function. The garage with studio space above was buit in 2004.

We aso wanted to continue our efforts to institute as much energy efficiency and green technoogy as we coud. Working with Buck Brothers Construction and their designer, Judy Kurtz, we came up with a design to add bed and bathroom space to the second foor with kitchen, famiy room, and rear entry space beow. Whie we carefuy maintained the origina character and detaiing of the home, we brought its efficiency into the 21st century minimizing the additiona energy use of our new space and earning an Energy Fit Home certification as a reward. Though most construction is new, the ayout takes advantage of the existing footprint. It s now 1,600 finished square feet (amost haf of which was gained in the upper-eve addition). The thoughtfuy designed compact uppereve foor pan accommodates a master suite, a chid s bedroom, a guest bedroom, a fu bath and aundry. Reworking the main-eve spaces, adding arge windows and gass patio doors on both sides of the iving/dining space, enhanced the open concept within a modest amount of space by expanding sightines. Aso on the main eve are an encosed powder room and mud room. Overa, a great exampe of how to fit the modern-day amenities and aesthetics into a conventiona urban setting. After 15 months seeking a singe-famiy home with potentia for main-foor iving, we purchased this estate home in Apri We moved in to its 70s orange shag carpet, drapes and paint. The next many months were spent panning and designing the home to meet our true needs. We enjoy cooking and entertaining for 12 peope to 100s. We aso needed the right space for our dogs to safey occupy whie out and in. The renovation gave us a main foor owners suite, a arge, window-it iving room. The dining room, serving bar and kitchen are open areas. The garage entry functions for aundry, wak-in coset, dog care and exit to yard. We decided to add on to our home rather than move to a arger house, as we reay wanted to stay in our wonderfu neighborhood. We wanted to add a famiy room, but ended up with a much more comprehensivey designed pan that gave us a mud room, bigger kitchen, and upstairs bedroom and bath as we. Sunrise Design created the pan and competed the project. We are very peased with the resuts. The new construction seamessy foows the origina ines of the home, and there is aso a very cute porch on the back. Most of a, we ove our new space, kids and parents have room to roam cramped feeing soved! I beieve we have succeeded. We now have a Home Energy Rating System (HERS) rating of 53, which means it is 50 percent more energy efficient than a standard new home and 80 percent more efficient than the average resae home. Ninety percent of deconstructed materias such as removed interior and exterior finishes, windows, and doors were reused or recyced. Geotherma heating and cooing was instaed, as were new windows; and the house was insuated with a combination of cosed-ce foam and dense-pack ceuose. The house, incuding a beautifu new front porch, is now totay compete, and a showcase for how to give another century of ife to an oder home. It s now a very distinctive house known beyond these borders for its red siding and siver stee roof. We buit because we re committed to Saint Pau, and excited to be part of the revitaization in the Litte Bohemia West 7th community. Owner-designed and buit by a oca custom-home buider, the open foor pan of the main foor gives us the suggestion of cozy nooks. Whie there are ampe windows, there s aso good wa space for art and memorabiia. We have finishabe space in the basement. The garage is awesome, and we hope to finish some yard amenities in time for the Tour. 353 Goodrich Ave. 32 Buit 1853 Wren Waker Robbins and Heather Robbins Our house (which we ve named Ting, or sacred vesse ) has a ong and varied history. Records indicate John Parker buit the house in 1853; Mrs. Rebecca M. Parker (mother of Chares Parker) resided here in In the 1980s, the house was abandoned, eft empty for many years, then purchased by a teacher in the eary 90s who rehabbed it, insuated, and rewired the house, but who aso removed many of the origina touches. We purchased Ting in ate 2010 and have spent the ast five years istening to its spirit and finding ways to negotiate its desires (the house has strong opinions) with our own ecectic/industria/western aesthetic. We do our own work and are sti mid-renovation; so far, we ve restored architectura detais, rebuit the iving room, kitchen, and the front and back porch. 41 Dougas St /2016 Charie Browning Unti ast September, this 800-square-foot home buit in 1874 sat vacant at 447 Smith Ave., where it was moved in Unabe to use it, the former owner donated the house to the Preservation Aiance of Minnesota (PAM), committed to moving it and finding a preservation-minded deveoper. There is a vitaity here that is unmatched anywhere ese in the Twin Cities Many residents have painstakingy organized their areas in order to activey participate in decision making that might affect them. These words, written in 1983 by David Lanegran and Judith Martin in Where We Live: The Residentia Districts of Minneapois and Saint Pau ring true even three decades ater. Most of the districts in this zone were deveoped to house workers empoyed by the rairoads, or by industries dependent on rai traffic, they wrote. In Saint Pau s Frogtown, Minnesota s first successfu ocomotive run occurred on the Saint Pau and Pacific Raiway (now BNSF) tracks just north of the neighborhood in Bounded by University Avenue on the south, Burington Northern Rairoad to the north, Lexington Ave. on the west and Hwy. 35E to the east, Frogtown has four homes on the Minneapois & Saint Pau Home Tour (see pages 20 21).
