The property is close to the small village of Membury with its church, post office / store, and primary school. The market towns of Axminster and Honiton are a few miles away, and Lyme Regis and the Jurassic Coast are about thirty minutes drive. Taunton, the county town of Somerset is within easy reach and has a good shopping centre with most well-known high street stores. Exeter, the Cathedral City, less than thirty miles on the fast A30, offers similar facilities in the recently opened Princess Hay Shopping Centre. Taunton has a good range of schools including The King s College, The Queen s College, Taunton School and King s Hall Preparatory School. Colyton Grammar School, with one of the finest academic records in the country, is within easy reach, as are Perrott Hill near Crewkerne, Port Regis near Shaftesbury, Sherborne, Millfield and Bryanston. Good sporting and recreational facilities are found throughout the area, for those with equestrian interests there is National Hunt racing at Haldon Hill, Exeter, Taunton and Wincanton, golf courses are found at Lyme Regis, Axmouth, Honiton and Taunton and a little further away at Tiverton and Exeter. Communications Taunton has a main line station with trains to London Paddington taking an hour and forty minutes on the fast service, the same trains leave Exeter. Axminster also has a main line station on the Waterloo line, taking approximately two hours fifty minutes to arrive in London. International airports are found at Exeter and Bristol providing an increasing number of international flights. For those wishing to travel to the Continent, there are ferry ports at both Plymouth and Weymouth. The A30 and A303 can be reached within about fifteen minutes, the A303 providing a fast route to London. The Property Not surprisingly, Goodmans House is Listed Grade II as being of historic or architectural interest and has many of the hallmarks of a Georgian property. Records show that a dwelling has been on this site since at least the fourteenth century with a reference to William Godman in In recent years the house has been the subject of a restoration programme, which has included a new welsh slate roof, new bathrooms and redecoration. The house retains a number of features synonymous with the Georgian era, including panelled doors, sash windows with shutters, and exquisite plaster cornices. Another notable improvement includes a second floor conversion of the attic space, which now provides a good size guest bedroom and adjoining shower room. The grounds provide a perfect setting for Goodmans House, gently sloping with many mature trees, lawned areas, space for those wishing to keep horses and a particularly attractive feature is the Roman style swimming pool set within the original walled gardens. Furley Cottages are set away from the main house and include three two bedroom cottages in the principal building and two one bedroom detached cottages. The cottages afford a good income but could also provide scope for conversion into other uses, subject to the necessary planning permissions and listed building consents. The English Tourism Council rate the holiday cottages as Four Star.

Drawing Room: With beautiful ceiling cornice and picture rail, fireplace with Jetmaster grate and cupboards and bookcases to either side. Sash windows with shutters enjoying glorious outlooks over the pond and the hillsides beyond, oak floor. Bose Surround Sound System. 13 FURLEY COTTAGES The cottages are set away from the main house and have been created from a range of stone barns and include: Oak Cottage (Sleeps 4) Has entrance via French doors into the Kitchen / Sitting Room well-fitted with a range of wall and floor mounted storage cupboards, including a hob oven, fridge freezer and dish washer and a good sized sitting and dining area. A door leads through into an En Suite Bedroom with French doors leading out onto the Terrace, recessed boiler cupboard and En Suite Shower Room with wash basin, shower cubicle and WC. The second Double Bedroom also leads off the sitting room with built-in cupboards and an En Suite Shower Room with shower cubicle, WC and wash basin. Old Orchard Cottage (Sleeps 4) The main entrance is at courtyard level and leads into a Sitting Room which has staircase leading up to a large Kitchen / Dining Area, the kitchen being well-fitted with oven, hob, fridge freezer and sink unit. The room has French doors leading out to the garden level Terrace and doors leading into an En Suite Double Bedroom with good cupboard space and an En Suite Shower Room with shower cubicle, wash basin and WC and a further Bedroom also having good sized cupboards and an adjoining Bathroom with panelled bath, wash basin, WC and built-in airing cupboards. Holly Cottage (Sleeps 2) Detached within a secluded setting and includes Sitting Room / Kitchen, the kitchen area being particularly well-fitted with oven, hob, fridge freezer, dish washer and sink unit and doors leading into a Double Bedroom with built-in cupboards and an En Suite Shower Room with shower cubicle, wash basin and WC.

15 NOT TO SCALE OUTSIDE A handsome pillared entrance leads in from the passing country lane to the gravelled carriage drive which passes the cottages and leads up to the main house and beyond, opening out into a good parking area. A flight of stone steps leads down to the pond, which is surrounded by established, wellchosen plants including gunneras, bamboo and irises. Several willows also provide a good amount of shade. Lawned gardens stretch out to the south side of the house and are edged by well-stocked herbaceous borders and further trees, including a well-designed bed with a variety of acers. The gravelled drive opens out in front of the cottages and provides good parking for the guests, with various sitting out terraces and lawned gardens stretch out to the south providing a good play area. Further grounds lie behind the cottages at a higher level and have steps and garden gate leading into the Original Walled Garden, which provides the perfect setting for the Roman Style Heated Swimming Pool with both oil and solar heating, measuring approximately 9.75m x 4.87m (32 x 16 ). For those wishing to keep horses, there are Three Paddocks, which may require post and rail fencing and lie mainly to the north and west of the house, and an Orchard. To the rear of the property, a Garage houses the pool equipment and provides storage for garden machinery. There is also a further Workshop, covered Wood-store and small Laundry. A further Workshop / Storage Area provides scope for future development. The gardens and ground amount to approximately hectares (7.989 acres) in total.
