KwaDukuza Municipality WHERE ARE THE NEAREST SHOPS AND MEDICAL FACILITIES IN THE AREA? 5 minutes from Lush you will find Tiffany s Shopping Centre, Salt Rock Shopping Centre, Sage Deli and Café and The Litchi Orchard, and Alberlito Hospital in Ballito is only 10 minutes away. WHAT SECURITY MEASURES ARE IN PLACE FOR THE PROTECTION OF RESIDENTS? There is controlled access, CCTV cameras and onsite security guards. All fencing is underdug and monitored 24/7 by CCTV and thermal imaging resonance cameras. Foot patrol protects the perimeter of the estate. The fence is a 2.3-metre electrified BETA-Fence with fibre optics laid into the fence used to operate the cameras. 52 PRICING AND LEGAL PAYMENT TERMS The development s designated conveyancers are Cox Yeats Attorneys. All amounts paid are held in the attorney s trust, pending transfer, with the exception of the amount paid in consideration of the pre-emptive agreement. 10% of the purchase price is due within 5 days of signature of the contract of sale. Please note: this payment is inclusive of the amount paid in consideration of the preemptive agreement. The Pre-emptive fee will include a R50, (incl. VAT) NON- REFUNDABLE payment for each unit. Upon signature of the sale agreement, and thereafter receiving the 10% deposit, the balance of purchase price is to be paid in cash, secured by bank guarantees, or a loan approved by a registered South African Commercial Bank within a period of 30 days. ADDITIONAL COSTS In addition to the purchase price, there are additional cost that will be payable prior to transfer.
