Internal walls Concrete block wall of 200 to 0mm thick One coat of 12mm cement plaster rendered smooth coats of emulsion paint Tiles on walls in showers only 1.8m high Ceilings Gypsum plaster finish 3 5mm thick on fair face concrete or cement render 12 mm thick coats of emulsion paint 2.4. Floor finishes Ceramic tiles to floors internally Ceramic tiles to floors externally Tiling to shower floors. 3. JOINERY WORKS 3.1. Internal doors Flush door panel will be in PVC wrapping or melamine pressed board, including ironmongeries Skirting Tiles skirting will be fixed to all walls everywhere in apartments and penthouses Cupboards All bedrooms will have built-in cupboards in Melamine with shelves and hangers All bathrooms will have vanity cupboards in Melamine or equivalent material All kitchen cupboards in Melamine with Self-closing fittings & accessories to be used and finish with laminate top. 4. EXTERNAL OPENINGS 4.1. Windows White Powder coated Aluminium windows including 6mm clear glass as described in the schedule of openings Doors Semi solid or engineered doors with all ironmongeries. Boundary walls Property will be fenced on three sides, i.e road side, left hand side and right hand side with 150mm concrete blocks Waterproofing & roofs Single layer waterproofing membrane will be laid on flat concrete roofs Waste drainage Complete sewer system, with manholes, gully traps, grease traps, to be connected in public sewer network. Septic tank and dispersed through an absorption pit External works Crush coral will be laid in driveway & parking with concrete kerbs m wide concrete slabs foot path with wash rock sand finish on top Landscape will be provided with lawn and palm trees Automatic gate will be supplied Visitors parking will be allowed Concrete swimming pool will be provided with fiberglass lining, with decorative concrete deck around 6. AMENITIES 6.1. Provisions will be made for satellite TV Canal + in living rooms and master bedrooms Ceiling light or wall light fittings will be supplied as per electrical drawings Quantities of toilets, WHB, showers and glass doors, sink & appropriate mixers will be supplied as showed in the drawings Air conditioning installation in master bedrooms only, whereas provision will be made for future AC by Clients in secondary bedrooms lts electrical water heater will be provided per apartment Plumbing system: PERT pipes for hot & cold water internally and PVC pressure pipes for cold water reticulation externally Pressure pump from above ground water tank will supply water to the whole plumbing system Technical rooms will be provided for electrical & pumps as per M&E Engineer s recommendations Bathroom accessories will be supplied to all public health areas. 6.. Electricity will be supplied from CEB network, backup with standby generator for common areas only.
