The property is surrounded by four large housing/residential areas/estates, one of which will be subject to a significant increase in volume in the very near future DESCRIPTION Internally the main building consists of a ground floor public bar with an outside smoking area/beer garden and a restaurant/function room at first floor level with separate direct access. An extensive tarmaced car park to the side of the property provides ample customer parking with c. 40 spaces. The property is located on a site of approximately 1.0 acre, and with undeveloped grounds rising to the rear. An enclosed yard containing stores is secured with double gates.

3 PUBLIC BAR Accessed directly through an entrance porch at the front of the premises the public bar can accommodate approximately 50 patrons on a range of upholstered cubicle bench seating, loose tables and chairs and bar stools. Internal finishes include tiled flooring, plastered and painted timber boarded walls, ceiling mounted spot lighting and an open fireplace. A smoking area with bench seating is located at the front entrance to the bar. A small kitchen fitted with a range of commercial cooking equipment and a small office are located leading off a corridor at the rear of the bar. Keg and bottle stores are located in a courtyard to the rear with access from the carpark for unloading.

4 RESTAURANT The restaurant is well finished and capable of seating 60 patrons at a mixture of upholstered bench seating and tables and chairs. The floor is polished dark timber boarding and walls are in the main finished with painted timber panels with a feature fireplace to one side. A well equipped painted brick bar servery is located at the rear of the restaurant area adjacent to a fire escape providing access to the stores in the courtyard outside.
