ACTION: Watson moved, seconded by Sharpe and carried by a vote of 7-0 to continue the minutes of March 31, 2014 to the April 21, 2014 MBAR meeting. IV. MBAR MEMBERS INFORMATIONAL BRIEFINGS: None V. STANDARD AGENDA: PRELIMINARY APPROVAL Kimsey Trust 1. 14BAR Partial Demo Rebuild & Addtion 2075 Birnam Wood Drive 14LUP (Kimberley McCarthy Planner ) Ridgeline: N/A Request of Diana Kelly, agent for the owners, William & Nancy Kimsey, to consider Case No. 14BAR for preliminary/ final approval of a demolition of approximately 800 square feet of the existing residence and reconstruction/reconfiguration of that area, with the addition of 338 square feet, to the dwelling and 264 square feet to the attached garage. The following structures currently exist on the parcel: a single family dwelling of approximately 3,627 square feet with an attached garage of approximately 539 square feet. CONCEPTUAL REVIEW Zohrabian Second Floor Addition 3. 13BAR Lanai, Covered Patio & Garage 1157 High Road 13CDP (J. Ritterbeck, Planner ) Ridgeline: N/A Request of Lela Zablah, agent for the owner, Edward Zohrabian, to consider Case No. 13BAR for further conceptual review of construction of a new first and second story addition totaling 1,378 square feet to the existing single-family dwelling. The resulting dwelling will be 2,360 square feet and will also have a 237 square foot lower-level covered patio and a 396 sq.ft. upper-level uncovered and unenclosed patio/lanai and a 508 square foot attached 2-car garage. The following structures currently exist on the parcel: a single family dwelling of approximately 982 square feet. The proposed project will require approximately 50 cubic yards of cut and approximately 50 cubic yards of fill. Appreciate changes; strong concerns about mass, bulk & scale 2. Revised design of second story is a step in the right direction 3. Need story poles for new design changes 4. Use good neighbor policies, try to set back more from east property line 5. Mass, bulk and scale is incompatible 6. Confusing fire department hammerhead requirement may not be needed 7. A good solution would be to pull structure forward on lot 8. The lot causes the problems move more forward on lot, use landing space for bedroom, etc 9. 6 foot setback is from walls, eaves encroach more leaving no room for screening & landscaping 10. Provide site plan showing dwellings on surrounding lots 11.Floor plan has lots of wasted space 12. Reduce second floor plate height from 10 to 8 The project received comments only. Arches and windows should relate on front elevation 5. This revised design with a 2 lower height is a great improvement 6. House looks much better, but floor plan is confusing and chaotic 7. Look at other designer s work that is similar for details (ex. Deane School at Westmont) 8. Study entry and make consistent with rest of elevation may not need columns 9. Need variation in fenestration 10. Suggest varying the size of the windows. 11. Restudy the amount sandstone used 12. Concerned about eaves/ gables 13. Site visit not needed 14.
