The new residence will be approximately 3,000 square feet, have a new detached 3-car garage of approximately 800 square feet, and include hardscape improvements. Sturgess Demo/New Two Story Single Family Dwelling, 5. 14BAR Attached Garage & Detached Garage 1473 Edge Cliff Lane 14CDH (J. Ritterback, Planner, ) Ridgeline: N/A Request of Mindy Wolfe, agent for the owners, Thomas & Heather Sturgess, to consider Case No. 14BAR for further conceptual review of a new two story single family dwelling, with the first floor being approximately 3,699 square feet, the second floor being approximately 2,319 square feet, a basement of approximately 3,662 square feet, and a remodeled garage of approximately 605 square feet. The following structures currently exist on the parcel: a two story single family dwelling of approximately 1,234 square feet (to be demolished) and a detached garage of approximately 605 square feet (to remain and be remodeled), and a detached accessory structure of approximately 81 square feet (to remain). The proposed project will require approximately 1,250 cubic yards of cut and approximately 350 cubic yards of fill, with 900 cubic yards of export. The property is a 0.65 acre parcel zoned 1-E-1 and shown as Assessor s Parcel Numbers and -052, located at 1473 Edgecliff Lane in the Montecito area, First Supervisorial District. Would like to see the FAR calculated with the portion of the basement that is exposed. 3. MBAR still concerned with the amount of export material associated with grading and excavation for the basement. 4. Please provide civil plans to better understand grading. 5. MBAR appreciates lowering the height by 1 ½ feet and reducing the second story element on the west side and removal of the exterior staircase. 6. Project is moving in right direction. 7. Tower element is still too large and out of proportion with the rest of the structure should be more internal to the building. 8. Need to show elevations to scale. 9. Need to maintain existing vegetation screening. 10. One member is satisfied with house size. 11. Need to provide proof of reduction in glass along beach frontage. 12. Western elevation needs more fenestration and detail work. The project received comments only. (Watson absent, Mendro abstained) The project is to return for further conceptual review.

Ritterbeck Planner ) Ridgeline: N/A Request of Tom Kaiser, architect for the owners, Dr. Robert and Anne Fischer, to consider Case No. 14BAR for preliminary approval of a new single family dwelling of approximately 2,575 square feet, a basement of approximately 2,140 square feet, an attached garage of approximately 483 square feet and a gazebo of approximately 832 square feet (26 x32 ) that would be attached to an existing garage that would remain after the existing SFD is demolished. The following structures currently exist on the parcel: a single family dwelling of approximately 1,698 square feet (to be demolished, with existing chimney to remain) and an attached garage of approximately 440 square feet (to remain). The proposed project will require approximately 398 cubic yards of cut and approximately 658 cubic yards of fill. The property is a.78 acre parcel zoned 2-E-1 and shown as Assessor s Parcel Number , located at 3080 Eucalyptus Hill Road in the Montecito Community Plan area, First Supervisorial District. Chimneys should be no higher than what is required by code. Olsten Montecito Trust 7. 14BAR SFD Demo-Rebuild, New Garage & Cabana 1154 Channel Drive 14CDH (J. Ritterbeck, Planner ) Ridgeline: N/A Request of Kelly Teich, architect for the owner, Olsten Montecito Trust, to consider Case No. 14BAR for further conceptual review of a new 3,187 square foot, two story single-family dwelling with the first floor being approximately 1,935 square feet, the second floor being approximately 1,252 square feet, and with an 881 square foot basement, a new detached garage of approximately 680 square feet, and a new detached pool cabaña of approximately 570 square feet. The following structures currently exist on the parcel: a two story single family dwelling of approximately 3,802 square feet total (to be demolished) and an attached garage of approximately 520 square feet (to be demolished). The proposed project will require 500 cubic yards of cut and 100 cubic yards of fill. MBAR does not believe that project blocks mountain views given trees behind and the existing home. 3. Architecture is well designed and has been improved by the redesign and proposed landscaping. 4. MBAR s main concern is the privacy of neighbors and lighting impacts to neighbors from extent of glazing on north elevation architect to restudy. 5. One MBAR member does not support the contemporary architectural style and believes the project should be more compatible with the Biltmore. Rest of MBAR supports the contemporary architectural style. 6. The FAR has been reduced relative to the existing home and the prior design. 7. MBAR appreciates reduction in basement square footage. 8. Landscape is well designed, though trees should be smaller to reduce neighbor view impacts. 9. One member suggested the use of glazing material that would reduce the lantern effect. 10. MBAR took straw polls as follows: 4 members favor the architectural style (one against); 5 members support the mass, bulk, and scale; 4 members support the amount of glazing along Channel Drive (one against); and 5 members believe the project protects public views. The project received comments only. The project may return for preliminary approval after it returns from the Montecito Planning Commission. (Watson absent, Cung abstained from the discussion) Barker Demo, New Two Story Single Family Dwelling, 8. 13BAR Guesthouse, Detached Garage Accessory 960 East Mountain Drive 14LUP (Nicole Lieu, Planner ) HMON Request of David Pascu, architect for the owners, Mr. & Ms. Conan Barker, to consider Case No.13BAR for preliminary approval of a new two story single family dwelling, with the first floor being approximately 3,944 square feet, and the second floor 2,253 square feet, a guesthouse of approximately 705 square feet, a detached garage of approximately 735 square feet, an accessory structure of approximately 585 square feet, a pool cabana of approximately 81 square feet, and a basement of approximately 2,500 square feet.
