REPORT SUMMARY The pplicnt is requesting review nd pprovl of new two-story single-fmily residence, locted within the Centrl Are of the City, north of Snt Monic Boulevrd. The proposed style is identified by the pplicnt s French Regency style; however, s the project does not dhere to pure rchitecturl style, the project is before the Commission for review. URBAN DESIGN ANALYSIS The design for the residence is study of French-inspired rchitecturl style from the pst. The current itertion emphsizes the decortive detiling nd generl mteril specifictions nd roof configurtion tht link the design to this precedent. Specil ttention should be pid to the refinement of the following issues which my help to further lign the building more closely to the trditionl style proposed: Provide detil of the metl blcony enclosures nd fencing proposed in setbck, s well s the grillwork for the min entry door. the front Provide finl detil with specifiction for the proposed pre-cst elements round the glzing units nd for the entry surround. In ddition, consider simplifying the decortive cst fetures nd reducing the dimension for the fenestrtion moldings to lighten the overll ppernce of the fçde. A further considertion of the solid-to-void rtio for the front fçde could crete greter hierrchy in the design nd llow the residence to lign more consistently with the rchitecturl style selected. Considertion my lso be given to the proportions of the mnsrd roof to reflect the French Chteuesque rchitecturl style nd reduce the verticlity of the structure, s the roofline ppers foreshortened in the current scheme. ENVIRONMENTAL ASSESSMENT The subject project is exempt from the Cliforni Environmentl Qulity Act (CEQA Public Resources Code ), pursunt to Section 1561(b)(3) of the Stte CEQA Guidelines in tht the project includes the review of building design, colors nd mterils to the fçde of the building, front yrd lndscping or minor low-scled ccessory structures, such s fences or wlls. It cn be seen with certinty tht there is no possibility tht the subject ctivity could result in significnt effect on the environment. PUBLIC OUTREACH AND NOTIFICATION The project requires miled public notice within 1 feet nd the block fce of the subject property be miled, nd n on-site notice t the subject property be posted, ten (1) dys prior to the hering. The Design Review Commission of the City of Beverly Hills hereby finds, resolves nd determines s follows: Section 1. Bsed upon the evidence presented t the herings, including the stff report(s), orl nd written testimony, the Design Review Commission hereby finds s follows with respect to the R 1 Design Review Permit: A. The proposed development s design exhibits n internlly comptible design scheme in tht the project s proportions, form, fenestrtion, scle, mss, color nd mterils re representtive of the rchitecturl style nd design scheme chosen for the building. These design elements, including existing or proposed lndscping, pving, or perimeter fencing or wlls re internlly comptible nd consistent with the overll design. B.
