REPORT SUMMARY The pplicnt is requesting review nd pprovl of new two-story single-fmily residence, locted within the Centrl Are of the City, north of Snt Monic Boulevrd. The proposed style is identified by the pplicnt s Contemporry; however, s the project does not dhere to pure rchitecturl style, the project is before the Commission for review. BACKGROUND The project ws previously reviewed by the Design Review Commission t its meeting on June 7, 218 (Attchment A). At the June 7, 218 meeting, the Commission felt tht the design needed to be further refined in its rchitecturl response to the site. The Commissioners requested tht the design be simplified nd tht the mssing nd verticlity of the residence be closely studied to reduce the building s presence long the street frontge nd to diminish the overll bulk of the structure. The project ws continued to the July 1, 218 meeting dte. As result of the Commission s comments, the pplicnt redesigned the project, nd is returning with new plns for review. A written Applicnt s Response to the Commission s Comments is included s Attchment B. URBAN DESIGN ANALYSIS The redesigned contemporry itertion continues to feture two-story entry feture on the min street fcing fçde with projecting eyebrow element running long portion of the upper floor, below the prpet line, nd djcent to the first-floor entry. Reduce the commercil look for the residence nd diminish its verticlity. The overll look of the building hs been modified to reduce the mss nd competing elements nd to simplify the elements of the front elevtion. Additionlly, the second floor hs been pushed bck on the left cornet to crete more residentil scle. 2. Provide roof ccess detils. On roof pln, roof ccess hs been showed. 3. Coordinte the mullion design with the glzing units on the fçde. Front windows nd door hve been simplified not to hve too mny elements 4. Provide lighting detils nd specifictions for the lighting on the building. The front light element hs been eliminted nd replced by wll sconces t the entry nd recessed lights t the roof overhngs. 5.
