ELECTRICAL SERVICES Main electrical intake The new main UKPN 11kV incoming service terminates within a new substation located in the building at lower ground floor. The transformer is rated at 800kVA, providing metered low voltage power at 400V to the building and also connecting into the local grid street network. Low voltage distribution The LV distribution system comprises switch rooms located at lower ground floor and roof. The main LV distribution board will supply the landlord s and tenant s electrical requirements utilising a combination of sub-main armoured cables and rising mains busbar. Distribution boards are provided at each floor serving Category A systems, with additional space for tenant s to add final circuits under their Category B fit out, all are connected via a rising busbar system. The landlord s life safety board is roof mounted adjacent to the life safety generator. Each board contains spare circuit breakers for future expansion. All distribution boards are provided with digital metering linked back to the BMS for energy monitoring. Lighting The lighting design is within the spirit of the CIBSE guide LG7. The general ambient illumination within the offices is in the order of 350 to 500 lux based on an open plan arrangement. PROVISION FOR ADDITIONAL PLANT Designated areas on the roof and in the lower ground floor have been set aside for provision of additional tenant plant. MEANS OF ESCAPE Means of escape throughout the building are sized to 1 person/8 m2. BUILDING MANAGEMENT SYSTEM Plant is controlled by an integrated Building Management System. LIFTS Three new lifts have been installed in st paul s house. All lifts fully comply with the relevant European codes; EN81-1:1998, EN81-72:2003, EN81-70:2003 & EN81-73:2003. Two x 10 person 800kg passenger lifts with Duplex Full Collective control system, with 1350 wide x 1400 deep lift cars and 900 wide x 2000 high centre opening car and landing doors. The lifts serve all floors of the building inclusive and travel at a contract speed of 1.0m/s. One x 8 person 630kg fire fighting / passenger lift with a Simplex Full Collective control system, with 1100 wide x 1400 deep lift car and 900 wide x 2000 high centre opening car and landing doors. Energy efficiency features include: Comprehensive metering infrastructure and central control system Low flow taps and dual flush toilets Heat recovery from the exhausted air Occupancy and zone controls Refrigerant leak detection systems Solar control glazing limiting direct solar gain TRANSPORT Due to its location the building benefits from excellent sustainable transport communications, being within a 5 minute walk of St Paul s, Blackfriars and City Thames Link stations.
