4 Property Overview EXECUTIVE SUMMARY PROPERTY DESCRIPTION The Shoreview Corporate Center is a 552,927 square foot, five-building business campus located at the intersection of I-694 and Lexington Avenue and offers convenient access to the I-694/I-494 loop as well as I- 35W and I-35E heading north/south. In addition to the campus desirable location, the Shoreview Corporate Center offers a variety of on-site amenities as well as proximity to numerous retail/service amenities in the area including three hotels, four restaurants and healthcare services. The campus is currently leased to high quality tenants including Hill-Rom, Deluxe Financial Services and Land O Lakes. Including the Shoreview Corporate Center, the intersection hosts 1,272,642 square feet of large corporate users. Ownership: Thompson National Properties, LLC Net Rentable Area: 552,927 square feet Land Site: 34.6 acres Parking: 2,149 spaces, including 45 ADA accessible spaces, 6 of which are van accessible, and 39 street spaces. Resurfaced in Facade Description: Masonry and steel construction with generous glass. All buildings have 6-8 concrete block with 4 face brick veneer. The 1005 Gramsie building has insulated metal panels supported by steel girders at the second floor. Architect: Cherny Associates, Inc. designed the 1050 and 1080 buildings. 9 PHYSICAL DESCRIPTION Domestic Hot Water Provided by two 200,000 Btu/Hr input, gas-fired units 1005 Gramsie Building Parking 459 parking stalls Elevators One 2,500lbs capacity passenger and one 10,000lbs capacity freight elevator. Electrical System Main Switching station rated at 3,000 amps, 277/480 volt, 3 phase and 4 wire service. Each floor has a minimum of two 400 amp sub-panels. A 300 KVA emergency generator is powered by natural gas. Net Rentable Area 159,710 Year Built 1982 Year Renovated 2005 Number of Stories 2 Superstructure CMU load bearing exterior walls with interior steel framing. The upper floor and roof systems are open-web steel joist supported by steel beams covered with corrugated metal panels and rigid insulation. Roof 4-ply built-up asphalt ballasted with stone. The entire roof was replaced in the spring of Fire Life Safety Both levels of the building are serviced by fully automatic wet pipe sprinkler systems activated under city water pressure. Standpipes are located in each mechanical room with each riser equipped with post indicator valves, audible flow arms and electronic tamper switches. All hallway and stairwells are served by lighting connected to emergency power systems. There is a central life safety monitoring system which is monitored 24/7/365. HVAC System Two (Bryan) gas-fired 5,400,000 Btu/Hr input/ 4,320,000/Btu/Hr output, low pressure (#15) steam boilers connected to a hot water converter tank. Two Trane Centravac, 200 ton centrifugal water-cooled chillers and two roof-mounted (Baltimore Air Coil) 100 ton multiple cell cooling towers, one which was rebuilt in the spring of Basemounted pumps circulate chilled water to five central station air handling units (AHU). Heating and cooling distribution is through a low-pressure variable air volume (VAV) ductwork system located above the ceiling, with a thermostat controlling AHU in the return air plenum of the unit. Thermostats controlling individual VAV units are located in the tenants spaces. 9

The upper floor and roof systems are open-web steel joist supported by steel beams covered with corrugated metal panels and rigid insulation. Fire Life Safety Both levels of the building are serviced by fully automatic wet pipe sprinkler systems activated under city water pressure.
