LANDLORD DELIVERY CONDITION The retail space is approximately 2,238 SF and current ceiling height measures about 15-0 from top of concrete slab band (at perimeter of space) to underside of concrete structure above. The south and west exterior walls consist of exposed concrete structure and aluminum-framed storefront. The north and east walls consist of wood framing and drywall. There are three entries to the space, each from the building exterior. Two of the entries are aluminum storefront doors located at the west and south exteriors, and one entry is a metal door and frame located at the south exterior. There are 6 exposed structural concrete columns in the space as well as a concrete lid. The floor consists of a gravel sub-grade surface with a concrete slab band at the perimeter of the space, allowing for tenant to provide future underground plumbing as necessary without cost of floor demolition. Tenant responsible for installing finished floor. The ceiling conditions consist of a structural concrete slab with exposed MEP systems mounted to the concrete ceiling including fire sprinkler piping, drainage piping and electrical feeder conduits. The MEP systems service the residential units above and cannot be moved or modified. Basic code required lighting and unit heaters are temporary until tenant fits out the space. Electrical service is 400A 120/208V 3-Phase, 4 Wire with tenant s panel (T1) located in the north east corner of the space. Tenant s electrical meter is located outside of demised space on the south wall of the building. HVAC to be provided by tenant. Proposed location for condenser unit(s) is on the roof of residential. Exact location and size to be reviewed by landlord. Air Handler Unit (AHU) to be located within tenant s space, either in a vertical configuration within a closet or in a horizontal configuration suspended from the ceiling. Fresh air-intake for AHU is from south façade through a mechanical louver. Exact location and louver type to be confirmed and reviewed by Landlord. 4 Grease waste line is stubbed into the demised space and connected to a 75GPM/ 600 gallon capacity grease interceptor basin within the garage. Tenant responsible for connecting to existing grease waste line. Tenant responsible for future water tap and associated work to run line to demised premises. Incoming building water service lands in room 104 at the north east corner of tenant s demised space. Tenant to provide both tap and meter. For kitchen hood, the ceiling includes two block-outs in the concrete lid with fire rated chases through to the roof, (full length of vertical run is approximately 47 from ceiling to top of roof). The two chases (18 x24 and 18 x42 ) are sized for future kitchen exhaust flue and for open air intake. Tenant will be responsible for lining the chases with a steel flue construction depending on their flue and open air requirements. Landlord to review any proposed penetrations or pollution control enhancements on the roof. Signage allocations and specifications are provided in the signage exhibit. Landlord to provide mounting detail and electrical conduit at proposed signage locations. Tenant to provide power cable. Signage to be reviewed and approved by Landlord.
