Please note these lands were subject to an Ontario Municipal Board (MB) Hearing for a plan of subdivision and oning aendents. The MB approved the proposed plan of subdivision and concurrent oning, however they withheld a portion of the lands fro approval until such tie as storwater anageent issues are dealt with. Possible Aendent to Zoning Bylaw Z.J (ap attached) to change the oning fro: an Urban Reserve fur3) Zone to an Urban Reserve Special Provision (UR3( )) Zone; an Urban Reserve (UR3) Zone to a Holding Residential RI (h.r13) Zone; an Environental Review (ER) Zone to a Holding Open Space (h.os1) Zone; a Holding Residential R5/R6/R7/Office (h.h54.r53/r6 5/R7.H15.D3)/OF) Zone to an Urban Reserve Special Provision (UR3( )) Zone; and a Holding Residential R5/R6/R7/Office (h.h54.r53/r6 5/R7.H15.D3)/OF) Zone to a Holding Residential Ri (h.h54.r13) Zone. The request for a Residential Ri (R13) oning is copatible with the uses in the area and for an Urban Reserve Special Provision (UR3( )) oning to perit an existing dwelling and accessory uses on the property, and to regulate a iniu lot area of 5.9 hectares for the newly created parcel. Draft Plan The proposed revisions to the draft plan of subdivision are shown on the attached ap. PLAIG POLIIES: PUBLI MEETIG: The Official Plan designates ost of the subject property as Low Density Residential, which allows single detached, seidetached, duplex dwellings and cluster housing at a axiu density of 3 units per hectare as the ain peritted uses. A sall portion of the subject property is designated Environental Review which allows agriculture, horticulture, woodlot anageent, conservation, recreational uses and essential public utilities as the ain peritted uses. By letter dated oveber 3, 215 you were advised of the Zoning Bylaw aendent application. The appropriateness of the proposed Zoning Aendent applicant will be considered at a eeting of the Planning and

2 Environent oittee on Monday, February 22, 216, at Public Meeting not to be heard before 4:5 p.., or thereafter. Meetings are held in ouncil habers on the second floor of ity Hall, located at 3 Dufferin Avenue (northeast corner of Wellington Street). Each application is allocated a tie for public delegations. It should be recognied however, that Planning and Environent oittee ay find it necessary to exceed the liit.
