4 hat is a JEDD and its Possible Effect on these Properties A JEDD, (A Joint Economic Development District), is an arrangement unique to Ohio that creates a partnership between a municipality and a township, with the goal of developing township land for commercial and industrial revenue. Olmsted Falls and Olmsted Township created a JEDD, on Sterns oad between ook d and Bagley d many years ago. The district has been dormant for some time, however it now seems to be moving forward, as applications were due in late August 2018 for residents of Olmsted Township to apply to serve on the JEDD Board. Each JEDD comes with an income tax on it. Municipalities love it because they benefit from these taxes without having to annex their portion. Townships love it because there is availability for prime development opportunities, to collect property tax, a portion of income tax, and receive water straight from the municipality. Because agreements are fashioned largely on a caseto-case basis, other factors are considered occasionally. Parcel 2 The effect the JEDD will have on these properties is yet to be determined, however it is certainly a positive development. It will enable the development of the Sterns rossing Business Park (BPPD) which is adjacent to the Bagley parcel and near the Bronson d. parcel. (see the JEDD map from when the JEDD was created (adjacent) and the current zoning Map (next page.) Parcel 1
