The Economic Development Department: Provides services to retain, expand and attract businesses to Southgate. Provides services to the industrial, commercial, agricultural, tourism and residential sectors. Works with various partners who help encourage economic development in Southgate. Assists in finding, leasing and purchasing an industrial property or buildings in Southgate. Markets and sells property in the municipally-owned Southgate Eco Park. Assists in efforts to revitalize the downtowns of Dundalk and Holstein. Assists businesses with the development application process to build or renovate a building. Providing a referral service to economic development partner agencies that have specialized services for entrepreneurs and small businesses. It is located near Hwy 10 in southern Dundalk. This 135 acre (55 hectare) industrial park is owned by the. It is zoned M1 General Industrial for light industrial uses. The Eco Park is serviced with water, sewers, natural gas, electricity and high speed internet is available. Eight lots have been sold in the Eco Park which is nearly sold out. Five of the 8 lots sold are to new developments that have not completed their buildings. The 2 existing companies are: Eco-Bark produces wood chips from waste vegetation; and Lystek produces liquid fertilizer from sewage sledge. New companies have purchased 6 lots in the Eco Park for: A bio-gas to natural gas company; A fencing contractor An excavation contractor An industrial warehouse 2 mixed use industrial developments A road from the Eco Park to Hwy 10 is planned in the near future. The land has been purchased and the Township has consultants working on background studies to determine the roads location and connection point to Hwy 10. The highway should be built in Southgate has the flexibility of selling industrial lots in the Eco Park that suit your specific needs in any size between 2.5 and 17 acres (1 ha to 6.9 ha). Economic Development will assist you prepare your Offer to Purchase and submit the Offer to Southgate Council for approval.
3 Land in the Eco Park is listed at $35,000 Canadian dollars per acre ($86,500 per hectare). The map on the following page shows the maximum lot sizes available in the Eco Park. Lots 3, 4, 5, 6, 9 & 13 have sold over the last year and a half. The available vacant lots are: Lot 7 (17 acres); Lot 10 (2.51 acres); and Lot 11 (3.74 acres).
4 4.2.2 Southgate Eco Park Phase 2 The future expansion of the Eco Park is being planned by the. The second phase of the Eco Park will front onto Hwy 10 with access from the access road being planned. The property has been purchased by the Township and consultants have been hired to do the background studies needed to design the access road. The land is currently outside the Urban Boundary for Dundalk and the Township has begun the process to expand the boundary to include this site. Official Plan and zoning amendments will also be required and the servicing extending to the Park to open up the lands for development. It is located just north of the Eco Park. Like the Eco Park, the Hanbury Industrial Park fronts onto Ida St. An interactive GIS map of the Eco Park is available on-line at The Hanbury Park is fully serviced and mostly developed. Most of the lots in this Park have been purchased and are built upon. There are several vacant lots in the Park and these may be available for sale.

Most of these buildings are being used to manufacture or service small-scale metal works. Most of these buildings are fully occupied, but could come onto the market as rental properties. 6 4.2 Industrial Base The industrial base in Southgate includes small and medium sized industries in Dundalk and rural manufacturers who are located on farms in the rural part of Southgate. The largest industrial sector in Southgate by employment is the Transportation & Warehousing Sector, followed by Wholesale Trade and Manufacturing. The industries in Dundalk are concentrated in the Hanbury Industrial Park, Southgate Eco Park and in selected locations in Dundalk. The largest concentration of rural manufacturers is along the natural gas main that runs north from Dundalk along Southgate Sideroad 75. Over the last 15 years, self-employment as a percentage of total employment varied between 39% and 61% of the total employment. In most years, self-employment is higher than employment in jobs making up more than half of total employment. In 2015, total industrial employment is primarily in manufacturing, wholesale trade, transportation & warehousing and construction. The top 3 industrial sectors are all in the same range of total employment between 165 and 170. Construction was just slightly lower at 141 jobs. Manufacturing is the largest sector of industrial total employment including self-employed. It is the 3 rd largest sector when only looking at employment reflecting the large numbers of self-employed in the manufacturing sector.

There have been around 35 small scale metal working shops built in Southgate over the last 10 years. There have been 11 applications for new shops in 2015.
