The property has a number of buildings related to the former agricultural operation. The buildings include several silos, an office building with attached garage, a Quonset style shed, metal storage sheds and five dome shaped structures for seed and salt storage. The current owner is going to remove all these structures from the property before the Closing of the sale. There is also a communication tower on the property that is rented out for $1,000 per month. The property is primarily open with lawns, paved parking lots, or gravel laneways on the site. 5 ZONING 1) Large Parcel The acre parcel is currently zoned as M-Industrial. However, in meeting with the Township officials, it was suggested that North Grenville and the United Counties would be receptive to a zoning change to a mixed use redevelopment. This is so because the North Grenville Official Plan update recognizes the changed nature of the area, with the former railway line running along the western boundary of the site having been closed and turned into a recreational pathway, and the development of new residential subdivisions in close proximity to the subject property. The United Counties Official Plan recognizes the subject property as an Urban Settlement Area, which also encourages brownfield redevelopment where possible. The following studies/application would be required as part of any application for an Official Plan Amendment and Zoning By-Law Amendment to allow for a mixed use brownfield redevelopment: Record of Site Condition Slop Stability and Environmental Impact Study Traffic Impact Study A Concept Plan Site Servicing Report A Landscape Plan Storm Water Management Report Neighbourhood Character Statements and Compatibility Report An Archaeological Assessment 2) Vacant Wetland Parcel This land is currently zoned as FEP, which stands for Flooding and Erosion Protection. Nothing can be built on this land, although there are some wide cleared sections that would be a great location for a waterfront park. Page 5

North Grenville would also give the redevelopment project priority to water and sewer line access and capacity. Kemptville has seen numerous subdivisions built over the last 10 years, most notably equinelle a massive golf course/lifestyle community developed by the Regional Group. Other successful projects include the Parkview Homes project on Van Buren Street, the Country Walk subdivision by Urbandale and the Hampton Court neighbourhood by Westerra Homes. CONCEPT PLAN Kemptville has become a popular retirement community, largely due to its close proximity via Highway 416 to Ottawa, its excellent shopping facilities and a first class hospital.
