1 CITY OF BLANCHARD 122 N. MAIN BLANCHARD, OKLAHOMA (405) RESIDENTIAL BUILDING PERMIT REQUIREMENTS Building permits are required fr all prperty imprvements including additins t existing structures. Upn apprval by the City f Blanchard, building permits are valid fr six mnths. If building is nt cmplete within six mnths, a new permit must be btained r a written request fr extensin submitted and apprved. The fllwing dcuments are required with all building permit applicatins: Warranty r Quit Claim Deed with bk and page number. If prperty is nt in a platted subdivisin, the deed must be five years r lder. If less than five years, evidence must be submitted regarding legal lt split apprval. If yu are nt the legal wner f the prperty, written and ntarized permissin frm the legal wners f the prperty must accmpany the applicatin. Easements used t access the prperty, if applicable. Perclatin/sil test frm ODEQ (405) , if applicable. Site plan f entire prperty, must be n at least 8 ½ x 11 paper, including the fllwing infrmatin: Drawn t apprximate scale f n greater than 1 inch = 100 feet Physical address f prperty Vicinity map Easement and/r Right-f Way with widths Prperty/Lt lines with dimensins, lcatin f prpsed structure, and lcatin and square ftage f all existing structures Required setbacks frm frnt, side and rear yards Center line and width f adjacent streets Driveway lcatin and length Nrth arrw fr reference One cpy f building plans. A cmplete set f building plans including electrical, mechanical and plumbing are required t be at the building site at all times during cnstructin. Strm water site develpment plan in accrdance with the City f Blanchard s Ersin Cntrl Ordinance # , if applicable, as well as cmpliance with all ODEQ strm water regulatins, if applicable. Please cmplete the attached Residential Building Permit Applicatin frm, with the abve referenced dcumentatin. The applicatin must be cmplete, accurate and legible. 2 City f Blanchard Residential Building Permit Guidelines Building Inspectins: hurs ntice required fr all inspectin requests - - call (405) A cntractr licensed with the State f Oklahma and the City f Blanchard must request inspectins fr the fllwing: Electrical Temprary Ple, Rugh-In, Temprary Electric Final and Final Plumbing Grund, Tp-Out, Final Mechanical Grund, Tp-Out and Final Rfing 3. The builder must request fundatin, frame and final building inspectins. All required inspectins must be passed befre the final inspectin may be cnducted and a Certificate f Occupancy issued. An Occupancy Permit is required upn cmpletin f structure and after all ther required inspectins have been cnducted and passed by the City Inspectr. Any permits issued in vilatin f any rdinance r statute shall be vid and n rights r immunities shall be acquired thereby. Nthing in the permit shall be cnstrued t cnvey r impair the City s rights f maintenance and repair f its utility easements. Destructin f any permanent r temprary structure placed n r ver any f the City s easements by virtue f this permit which is ccasined by said maintenance r repair shall be at the expense f the permit hlder, his heirs, r assigns. Sewer Lines Builder/develpers are respnsible fr checking the elevatin f sewer lines fr adequate gravity flw. If sanitary sewer hkup is nt available, a perclatin test must accmpany the building permit applicatin. NOTE: The electric and gas cmpany will NOT set a temprary r permanent meter unless it has been released by the City f Blanchard.
