It has very gd rms. The area is nice and feels like a real hme I feel very safe and happy living here. I enjy the walk t and frm university as it feels like I am ging hme each day. 2 Accmmdatin Infrmatin Furnishings The 150 rms at Sedley Curt are prvided in three blcks, gruped int 30 cluster flats. Each flat has five en-suite bedrms and a shared a kitchen/diner area, which is furnished and equipped. An individual en-suite bedrm cntains: Bed Desk Chair Wardrbe TV pint digital ready Internet cnnectin pint Shwer Wash hand basin WC Students will be expected t prvide their wn bed linen and twels but starter packs can be purchased thrugh the university shuld it be difficult fr students t prvide these items fr themselves. A cmmunal launderette is prvided nsite, managed by a laundry cmpany, fr which a charge is payable. 3 Accmmdatin Infrmatin Flr Plan A typical flat will cmprise five en-suite bedrms (with shwer and tilet) and a shared kitchen and dining area. Internet Access Internet Access is inclusive in rent and is prvided by Studentcm ( There is a cnnectin pints in each rm and students are able t sign up and register nline nce they have arrived at Sedley Curt. 4 Accmmdatin Infrmatin Tenancy Students wishing t live at Sedley Curt will be ffered a Fixed Term Tenancy Agreement cvering the academic year. The Tenancy Agreement will relate t the sle use f an en-suite bedrm with shared use f a kitchen/dining area. Each student will have a key t their wn rm, their shared cluster flat and entrance t their blck. The tenancy perid fr each academic year starts in September. Rent & Service Charges Rent and service charges are cmparable t ther accmmdatin ffered by the university. Please sedley.curt@aldwyck.c.uk fr a breakdwn f these csts. This includes electricity, gas and water. It des nt include any catering r husehld csts. Rent can be paid in a number f ways and will always be paid in advance, either fr the year, fr the term r eight instalments frm September t April. Payment schedules will be sent ut with the applicatin frm. Depsit Aldwyck will cllect a depsit f frm each student, t be paid upn the return f the Tenancy Agreement. This will be transferred t the Depsit Prtectin Service (DPS) and will be held as a damage depsit. Fr further details please see the DPS website: The depsit will be refunded at the end f the academic year, prvided that students hand back their rm and shared flat in a reasnable cnditin.

5 Accmmdatin Infrmatin Parking There is NO PARKING at Sedley Curt fr students. Students are nt permitted t keep r cntrl a mtr vehicle ther than a mped r sl mtrcycle within the City f Cambridge and cannt make an applicatin fr a resident's parking permit. Exceptinal cases may be apprved by the Dean f Students at Anglia Ruskin University (fr example; apprved disabled students). Visitrs Visitrs are expected t act with cnsideratin fr thers and t refrain frm any behaviur which wuld cause danger, discmfrt r annyance t residents, staff, ther visitrs r neighburs f Sedley Curt. Visitrs nt staying vernight shuld leave the building between midnight and 8am. Overnight guests are permitted t stay 1 night ut f every 7 nly. Any visitr whse cnduct is unsatisfactry may be required t leave the scheme.

8 Mving In Arrivals Befre yu mve in, yu will be ed an nline inductin fr yur accmmdatin. Thrugh this yu will bk a mving in time slt. There is very limited car parking at Sedley Curt. As such, vehicles will nly be allwed limited unlading time. Key cllectin times will be available frm 10am t 4pm every day. If yu need t change r cancel yur slt, please ntify us a minimum f 72 hurs befre yu are due t arrive by ing sedley.curt@aldwyck.c.uk. Upn yur arrival, a member f Sedley Curt staff will be able t assist yu with mving in, traffic cntrl, unlading vehicles and ffer general advice. If yu are an internatinal student and think yu will be arriving utside f the hurs highlighted abve yu must cntact Sedley Curt by t make special arrangements t cllect yur keys. It is yur respnsibility t d this as yu will nt be able t mve in if yu arrive at a time when the scheme ffice is nt pen. If yu intend t arrive in Cambridge prir t the start date f yur Tenancy Agreement yu will nt be able t mve in. Hwever, it may be pssible t bk int a Htel, Bed & Breakfast r Guest Huse at yur wn expense. Staff at the Residential Service will be able t advise yu abut this.

9 Mving Out Departure Rms must be vacated by 10am n the day f departure. Students must leave their rms in a clean cnditin and return their keys t the Sedley Curt Office. Yu will sign ut and an inspectin f yur rm and cmmunal areas will be cmpleted. During the inspectin, a detailed checklist will be signed ff with details f any damage r wear and tear that may have ccurred. If there is n damage yur full depsit will be returned t yu. Rm inspectins can take up t 30 minutes, s please leave enugh time fr them t be cnducted befre yu leave.

10 FAQ What happens nce I have applied? There are a number f steps t the applicatin prcess: 1. Apply thrugh the Anglia Ruskin University Residential Service 2. The Residential Service will nminate yu t Sedley Curt 3. Sedley Curt will cntact yu directly with an applicatin frm 4. Once the applicatin frm has been returned, we will send yu a Tenancy Agreement 5. Yu must sign and return the Tenancy Agreement t us alng with a 300 depsit t secure yur rm 6. Yu must make yur first rent payment befre yu mve in. The amunt will be included in the payment plan sent in yur cntract. The deadline fr this payment is 14 days befre the start f the tenancy 7. 12 FAQ Will I need a TV License? If yu are planning n watching r recrding televisin prgrams at the same time they are being shwn n TV, whatever device yu use, yu will need a TV License. Yu are respnsible fr the cleaning f yur rm and cmmunal areas (i.e. yur kitchen and flat crridr) as well emptying yur rubbish and recycling. Inspectins will be carried ut and if yu fail t keep yur flat in a clean and tidy cnditin yu risk being charged fr the cst f a cleaning cntractr t bring it up t a satisfactry standard.
