1 Clby-Sawyer Cllege Residence Hall Rm Lease & Bard Cntract, Clby-Sawyer Cllege agrees t assign and lease t the student space fr living in a residence hall r ther cllege husing fr the academic year, ending the day f the student's last exam in the spring semester. This cntract des nt permit students t remain in residence during break perids when the residence halls are clsed. Students wh are granted permissin t remain in residence must abide by the terms f this cntract as well as the terms f the break husing cntract. This cntract is fr the full academic year, r balance f the academic year if signed after the beginning f the fall semester, and is nt transferable. This cntract is als fr bard. 2. This cntract may be canceled by the student n r befre May 15, withut penalty, if the student is nt required t live n campus because f a residency requirement. After May 15, the student is cmmitted t paying the full cst f rm and bard fr the year. Students wh entered in Fall, 2017 r later are required t live n campus. Students wh entered in Spring, 2017 r befre are required t live n campus fr their first and secnd years. 3. Any request fr relief frm the terms and cnditins f this cntract in circumstances nt utlined in item 2 shuld be made in writing t the Directr f Residential Educatin. 4. This cntract may be canceled by the cllege: After fall semester, if the student is nt registered fr classes fr spring semester after the Nvember registratin perid. At any time if the student is n lnger a full-time student, with n refund f cllege husing fee. If the student is deprived f cllege husing after an apprpriate disciplinary prcess, with n refund f cllege husing fee. 5. The rm and bard charge fr each semester is reviewed and published n the cllege website annually. Clby-Sawyer Cllege reserves the right t adjust the charges frm time t time whether r nt within the term f this agreement. Additinal charges apply t private rms, rms with private baths, and rms in sme specific lcatins. Sme cllege wned r leased ff-campus prperties carry an additinal premium husing fee. 6. Clby-Sawyer Cllege shall accept n respnsibility fr the theft r lss f mneys, valuables, r ther persnal effects f the resident stred in his/her rm r therwise kept n the premises. It is the respnsibility f the resident t determine if any persnal/family insurance cvers persnal prperty kept n the premises r t btain any such insurance. 7. The student will be issued a key t the assigned rm. Keys shuld nt be transferred r laned t any ther persn. Students will be billed fr lst keys at replacement cst fr a new cre and keys. 8. Excess damage in the residence halls r ther cllege husing will be billed t the individuals respnsible fr the damage. In cases where respnsibility fr damage cannt be specifically assigned, all residents ccupying the living unit will be respnsible fr the damage n a pr-rata basis.
2 9. Student rms and cmmn areas will be fully furnished. Students are required t keep the assigned furniture in their assigned rms at all times. 10. N rm will be reserved fr anyne wh has nt signed this cntract. 11. N resident has the exclusive right t any particular rm. The cllege reserves the exclusive right t assign and re-assign students t space, at its sle discretin. The cllege may cnslidate students int rms/residence halls if space is available. 12. The resident agrees that the rms shall be used nly as living spaces. Rms may nt be subleased by the resident and are nt t be ccupied by anyne ther than the apprved residents assigned t the rm. 13. All guests must be registered in accrdance with Campus Safety s Guest Registratin plicy. 14. The resident may ccupy the assigned space nt earlier than: the first day f rientatin fr new students; the designated date and time fr returning students (never t be less than 24 hurs befre the first class schedule fr the fall semester). 15. Bth parties agree that the prvisins cncerning residence halls set frth in the Cde f Cmmunity Respnsibility, rules f the cllege, Campus Safety plicies, and Residential Educatin plicies are cnditins f this cntract. The abve-mentined rules are incrprated herein, and may be changed frm time t time. 16. In the event that a student is assigned t special interest husing (quiet r apartment-style), they will be respnsible fr adhering t the rules and regulatins f such husing as utlined belw. 17. Clby-Sawyer Cllege's bligatin t perfrm under this cntract is cnditined upn the ability f the resident t fulfill the admissins requirements f Clby-Sawyer Cllege and t maintain full-time student status during the term heref. 18. A cllege representative has the right t inspect the rms at any time fr the prper peratin f the hall, fr reasns f health, safety and security, r if they have reasn t believe that a vilatin f cllege plicy r state r federal law is ccurring in the rm. Nrmal, requested, and emergency maintenance will be accmplished frm time t time withut prir ntificatin. 19. Clby-Sawyer Cllege reserves the right t cancel this cntract withut any refund in rm fee fr vilatin f cllege plicy. Fr any vilatin f the terms and cnditins f this cntract, the cllege may terminate this cntract withut refund and require the resident t vacate his/her assigned space within 24 hurs f receipt f written ntificatin f terminatin.
3 Cntract Addenda & Agreement fr Specific Husing Optins Addendum t the Rm Lease and Bard Cntract fr residents f Quiet Suites (Danfrth Hall suites 60 & 61, Lawsn Hall suites 55 & 65) The Quiet Suites are designed t prvide a quiet atmsphere fr academic pursuits. Students wh chse t live there shuld be extremely respectful f curtesy and quiet hurs. At the start f the fall semester, Quiet Suite residents can chse t meet t decide n extending quiet hurs, creating study grups, r ther apprpriate initiatives. I understand the philsphy f the Quiet Suites and agree t help create a quiet atmsphere that is cnducive t fcused study. By submitting this dcument and taking ccupancy in a Quiet Suite, I indicate that I have read, understand and agree t the terms described abve. Addendum t the Rm Lease and Bard Cntract fr residents f On-Campus Apartments 1. Apartment residents are respnsible fr remving trash frm their apartment t the utside f the building (Rke) r t designated places in the hall (ther residence halls) and depsiting it in the apprpriate trash receptacle. 3. Each apartment will be required t maintain the cleanliness f their wn apartment with their wn supplies. Apartments nt maintained at a reasnable level will be cleaned at the expense f the resident(s). Apartments will be inspected n a regular basis. 4. Cllege furnishings may nt be remved frm the apartment. 5. If a grup lses an apartment member after Rm Draw, the ffice f Residential Educatin will either assign a rmmate t the apartment, r all apartment grup members will be reassigned t anther rm n campus. The decisin will be made at the sle discretin f the ffice f Residential Educatin. 6. Each apartment grup will meet at the beginning f each semester and during the semester as necessary t deal with apartment living issues (i.e. fd, nise, guests, etc.). By submitting this dcument and taking ccupancy in an n-campus apartment, I indicate that I have read, understand and agree t the terms described abve.
4 Addendum t the Rm Lease and Bard Cntract fr residents f Off-Campus Cllege Owned/Leased Prperties Students wh live in ff-campus cllege wned/leased prperties are expected t behave with maturity, gd decisin making skills and independence thrughut the year. They are a reflectin f the cllege and their peers in the cmmunity. Students wh exhibit an inability r unwillingness t meet that requirement will likely frfeit the privilege f living in the ff-campus prperties. 1. Students residing in ff-campus cllege wned/leased prperties are bund by all f the terms f the Residence Hall Rm Lease and Bard Cntract. 2. Any student n Husing Cntract Prbatin as f September 9, 2018 is ineligible t select an ffcampus cllege wned/leased prperty husing assignment during the Rm Draw prcess. 3. If a grup lses an apartment member after Rm Draw, the ffice f Residential Educatin will either assign a rmmate t the unit, r all residents f the unit will be reassigned t anther lcatin. The decisin will be made at the sle discretin f the ffice f Residential Educatin. 4. Residents will be prvided with: Cable televisin service in the cmmn area, with ne televisin prvided in the apartment cmmn space. Wireless internet service thrugh Cmcast. Technical supprt will be prvided by the cllege. Kitchen with range and refrigeratr. Access t a washer and dryer. 5. As the landlrd: The cllege will maintain the grunds. Snw remval will be dne by the cllege r its designee. The cllege will prvide pick-up fr trash that is securely bagged and accessible in the designated space n the established pick-up days fr ff-campus huse. The cllege will pay all f the utility charges assciated with the huse, t include basic televisin service, wireless internet, electric, heat, water, sewer, taxes, as well as building and liability insurance. This insurance des nt cver persnal belngings. The cllege will prvide the same mail service t students in cllege wned r leased prperties as t students in residence halls. Students in ff campus husing d nt have separate mailing addresses. 6. Yur respnsibilities as tenant: Each apartment will be required t maintain the cleanliness f their wn apartment with their wn supplies. Apartments nt maintained at a reasnable level will be cleaned at the expense f the resident(s). Apartments will be inspected n a regular basis. N pen fire/fire pits are allwed. Grills may nt be used n prches r beneath verhangs. Student behavirs ccurring in cllege wned/leased prperties which vilate the Cde f Cmmunity Respnsibility are addressed by Clby-Sawyer Cllege Campus Safety and Residential Educatin and adjudicated by Citizenship Educatin; lcal, state and federal law will be enfrced by the plice and vilatins will be adjudicated thrugh the criminal justice system.
5 If a student living in an ff campus cllege wned/leased prperty is fund respnsible fr a plicy vilatin that wuld typically result in Husing Cntract Prbatin, it is likely that he r she will lse the privilege f living in the ff campus cllege wned/leased prperty and will return t husing n-campus at the discretin f the cllege. (This culd include, but is nt limited t, plicy vilatins in the fllwing areas: Scial Functins, Alchl, Disrderly Cnduct, Failure t Cmply, Occupancy/Trespassing, Drugs, Vilence, Weapns/Fire arms, and Hazing.) 7. Residents f ff-campus cllege wned/leased apartments have access t all n-campus residence halls with their ID Smartcard: Sunday Thursday frm 7:00am t 9:30pm and n Friday Saturday frm 7:00am t 7:00pm. By submitting this dcument and taking ccupancy in an ff-campus cllege wned/leased prperty, I indicate that I have read, understand and agree t the terms described abve. Failure t cmply with the plicies set frth may result in my lss f husing and/r further disciplinary actin.
