We have until May 31st to complete our 14 hours and submit license registration and the fee ( $96). There are still some classes available in classrooms and online. Yours Truly completed hers online through www. McKissock.com. In my humble opinion it was a great venue. I was able to select courses of interest, it was self-paced in the comfort of my jammies and the price was right. McKissock isn t the only state -certified online school, it s the one that I found to suit my needs better. Our Affiliates know how to party! The Night at the Races was another successful and fun Affiliate-sponsored event. In addition to the races, there was a yummy buffet, a Chinese auction and a hefty 50/50. We thank the Affiliates for putting together a very fine evening. June 9 th is the Kegger at Two Mile Run in Brighton Twp. For a measley five bucks ( aka a fin ) you can enjoy libation or soft drinks, eat pizza, hoagies and salad lyao. There ll be an open mike and karaoke courtesy of Rudy Zetz, Jr.. Got Talent? Bring it or be a spectator. We have the building and corresponding shelter. Come and enjoy a card game, bring your Trivial Pursuit and eat, drink, and be merry!! 6 Hank Lerner, Esq., Director, Member & Legal Services Pennsylvania Association of REALTORS Changes to Lead-Based Paint Disclosures By now you have heard about and probably used the 2010 revision to PAR s Agreement of Sale. One of the major changes in the Agreement involves the disclosure of lead-based paint hazards for properties built before For many years PAR has incorporated these disclosures into the Agreement of Sale, but in order to more closely track the EPA regulations PAR is now recommending that lead-based paint disclosures be done at the time listing brokers take the listing. To facilitate this change PAR has created the Lead-Based Paint Disclosure Form (Form LPD). Form LPD should be provided to sellers by listing brokers along with the seller disclosure form. Once filled out by the seller, this disclosure form can be provided to buyers at the same time as the seller disclosure so they have all the information they need before filling out the Agreement of Sale. This one page document (not the entire seller disclosure form) would then be attached to the Agreement as an attachment by the buyer. Form LPD is currently available as a stand-alone form; you should add it to your listing presentation documents if you haven t already. This form will also be attached to the end of the PAR Seller s Property Disclosure form (PAR Form SPD) as a reminder to use it early in the transaction although not everyone uses PAR s disclosure form, and not every transaction requires a disclosure form. In the meantime, until practice can shift to providing this at the time of listing we still have the LPD linked to the end of the Agreement of Sale as a final double-check for buyer agents. If you haven t received the form by the time you fill out the Agreement, this should remind you to get the seller to fill it out. For additional information, sample copies of the Agreement of Sale and Lead-Based Paint Disclosure, along with explanatory Guidelines, are available on the PAR Web site. 9 The Heart of the Market Program FACT SHEET NAR s Marketing Group launched The Heart of the Market program on April 15, Our goal is to engage members in an activity that will foster the positive relationship between members, State and Local Associations and NAR, as well as with their clients and communities. A series of Web pages have been created on REALTOR.org through which members can submit personal stories sharing how being a member of the Association has made a difference to them, to their clients and their community. Once the stories are posted to the Gallery, members will be able to easily share their story via their personal Facebook page, Twitter and . Association staff may also participate in this program, focusing on how being part of the REAL- TOR family has made a difference to them, their members and their community. The site will remain open through Program Features: Members go online and share why they love being a REALTOR member. Members will be able to easily share content they upload to consumer-facing Web pages. Participating members are mailed an I LOVE being a REALTOR magnetic lapel pin. NAR supplies marketing materials for Associations to use to promote the program. Select entries will be featured in the gallery on the site and in marketing materials. Communications: The site officially opens April 15, A complete communications plan utilizes all NAR channels, plus: Members of NAR s Leadership Academy contributed pre-launch messages, which will post in the Gallery with the official launch. AT AEI, the NAR Table will have a computer to allow Association staff to share their stories. President s Column and ad to run in May issue of REALTOR Magazine. Member Communications: Communications with members and brokers will begin mid-late April after official announcement at AEI and will continue through the end of the year. Association Contest: We are asking for assistance from our Associations to rally members and encourage them to be a part of this movement. Associations will have access to a variety of marketing materials supplied by NAR. Additionally, NAR will track members who participate and credit their State and Local Associations for the submission. Three Association winners will be awarded various pre-determined prizes based on the percentage of their primary member base who participate. An overview of the program will be sent to AEs, Communications and Education Directors, RVPs and Committee Liaisons. Messages will be included in INS newsletters, AE calendar entries, etc. for the duration of the contest (last entries accepted for contest on July 15, 2010).
