12 Proposal - As Your Listing Agent All of these items to be in place within the first month upon the signing of the listing contract: Create a customized marketing plan specially designed for your property selling requirements using our cutting edge programs, to include inclusion in web site and other print media as seen fit Schedule the installation of a Howard Hanna sign, directional sign and informational boxes at your request Immediately place your property on the MLS Contact brokers and associates for prospective clients Advertise your property in the Sunday Dominion Post for the term of the listing contract and featured on a rotating basis Place on Howard Hanna s internal intranet site to over 7,300 Howard Hanna agents Arrange a personal tour for Howard Hanna Premier Property agents Send information to the MLS, Realtor.com, HowardHanna.com, Morgantownrealestate.com and over 280 other real estate based web sites Prepare and place advertising in the appropriate media mix including inclusion on electronic billboards in the Morgantown area Schedule Open House Customize brochures/fliers to be distributed at property showings The following items will be performed throughout the listing: Qualify buyers Provide timely feedback on all showing and inquiries Exercise skill, care and professionalism in all aspects of the transaction Negotiate on your behalf the terms and conditions of the lease Attend closing and any meetings on your behalf as needed

13 Determining Value The value of your property can be influenced by any one or a combination of the following: Price The Price at which you are willing to sell and a ready, willing and able purchaser is prepared to pay. Time A reasonable amount of time should be allocated to find a suitable purchaser. Market Conditions These are influenced by the number of properties for sale, the number of purchasers and financing conditions available at lending institutions. It is our goal to assist YOU in determining the value of your property. Pricing Proposal In determining your asking price, consider WHY you have chosen to put your property on the market. Most times, the higher the price, the longer it takes for the property to sell. Overpriced properties are not as competitive as those that are well priced and tend to delay the sale. When your property is first put on the market you will see the most activity and interest in the first 30 days. New listings always draw the attention of purchasers as well as other realtors, especially when they are priced well. Don t worry if your property sells in one day. You may feel you under priced your property, but what you did was choose a pricing strategy that determined the value of your property correctly.
