2 LOCATION The subject property is situated at the southwest corner of the intersection of Vanier and Cook Road in the Aylmer Sector of the City of Gatineau Vanier Road is a major north-south arterial, while Cook Road is a well-travelled east-west concession road that links rural Aylmer to the heavily densified Plateau sector of Hull This acres parcel lies just to the northwest of the Vanier Road Industrial Park, and is close to new residential subdivisions and commercial strip development along Pink Road The future route of Highway 50 passes along the southern boundary of the site, and will eventually link up with the finished parts of the highway that go all the way to Mirabel, north of Montreal The subject property has high visibility and is easily accessible to the region at large via Vanier and Pink Roads as well as Highway 148 Page 2

3 PROPERTY DESCRIPTION The subject property is irregular in shape, as is shown on the aerial photo The property has been largely cleared of trees, except in the northwest corner, where there is a dense stand of evergreen and deciduous trees. 4 ZONING The subject property is currently zoned as R This zoning designation permits H1 (Residential), R1 (Extensive Recreational) and A1 (Agricultural Uses) Residential (H1) Low density housing on a minimum of 4 acres per foot and a frontage of 656 feet Recreational (R1) Outdoor drive-in, golf course, amusement park, sport facilities, camp ground, tourist centre, health spa Agricultural (A1) farms (cash crops, fruits etc.), greenhouses, tree farms However, because of the property s close proximity to municipal services, its close proximity to existing residential, industrial, and commercial developments, and the fact that it lies just outside the urban boundary, the City will most likely include this property within the urban perimeter in the short to mid-term and offer the possibility of a much more intensive zoning that will permit a far greater variety of uses than is presently permitted. Additional information on the current zoning can be found in Appendix A DEVELOPMENT POTENTIAL Because of the close proximity of the subject property to the Vernon Road Industrial Park, it is felt that the City will be more inclined to consider industrial and commercial uses for the property, as opposed to high density residential.
