2 LOCATION ANALYSIS The Town of Mojave is located about 25 miles north of the City of Lancaster in the north end of the Antelope Valley in Kern County. At this point is the junction of two major highways: State Route 14 is the principal arterial into the eastern Sierras including Bishop and Mammoth Mountains, State Route 58 is the principal highway west to Bakersfield. The population in the area including Mojave, Boron, California City, Edwards AFB, and Tehachapi is about 26,500 persons, as per 2000 Census. Projected population increase for the area for 2020 is about 15% for a total of 30,475. DESCRIPTION OF THE SUBJECT PROPERTY The property being offered, consists of basically vacant land with zoning for recreational, residential, multifamily, commercial, educational, sites, as indicated herein. Location is about three miles south of the town of Mojave, an unincorporated community in Kern County. All of the properties are part of and conditioned by the original Camelot Specific Plan and the current Mojave Specific Plan. The major portion of the land surrounds the previous Camelot Golf Course-now closed, which is part of the offered properties. Camelot Boulevard leads from State Route 14 to the golf course. It is a well-paved street and the sewer line serving the area follows Camelot Boulevard to the vicinity of the properties in question. The following information describes each parcel of land: Parcel numbers and a description as to access and zoning: As per the current Mojave Specific Plan, dated October Parcel #1: APN , 2.83 acres. Zone C-2. This is a parcel adjacent to the southwest corner parcel at Camelot Blvd. and Holt Street, zoned C-2. Total area in this parcel is 2.83 acres. It is adjacent to the dedicated and improved public street, namely Somerset Drive, which serves a tract of 109 modular homes located behind the commercial frontage. Camelot Avenue and Somerset Drive are completely improved streets and all utilities are to the site. Holt Street is the proposed extension south of the existing street, which is paved north of Camelot Avenue. The adjacent corner parcel of approximately 6.31 acres, on the East side of Somerset Drive, is Zoned C-2 and is a part of the acre residential site: APN: Parcel #2: APN , 44 acres. Zone R-1/MH/PD. This land is zoned for low density, modular or manufactured home use at 10 dwelling units per acre. It had an approved tentative map, Tract No. 5173, dated November 26, 1990, for 286 lots on approximately 44 acres. That map expired November 27, Buyer would have to re-submit. It is adjacent on the south to the commercial zoning on Camelot Blvd. and to the existing manufactured home development of 109 units. It had an approved Tentative Map, Tract 4825, dated February 1986, for 236 condo/apartments. This Map has expired. Buyer would have to re-submit. Camelot Blvd., at this point is paved. This is an "ell" shaped parcel of land adjacent to the golf course on the south and west. It is designated as 5.2, which permits up to 16 units per net acre.
