Hey, Jr., AICP ext. 375 Action Necessary: No Summary: The Imagine 2040: Tampa Comprehensive Plan is the official document guiding the long-term development of the City of Tampa. The Planning Commission is required to make recommendations to the Tampa City Council on all proposed changes to the Imagine 2040: Tampa Comprehensive Plan pursuant to Chapter 163, Part II, Florida Statutes and Chapter , Laws of Florida as amended. Plan Amendment is a privately initiated request to amend the Imagine 2040: Tampa Comprehensive Plan Future Land Use Plan Map. The subject site is located on Rocky Point in the Westshore Planning District. The subject site is currently submerged lands but the applicant is seeking permits to fill approximately 3-acres of the existing Rocky Point Basin. The subject site is also located within the Coastal High Hazard Area. The Comprehensive Plan defines the Coastal High Hazard Area as the area below the elevation of the category 1 storm surge line as established by a Sea, Lake, and Overland Surges from Hurricanes (SLOSH) computerized storm surge model. The request is to change the Future Land Use designation for an approximate 3-acre subject site from lands shown as Water to Residential-35 (R-35). The proposed Plan Amendment to Residential-35 would allow for the subject site to see a potential maximum of 105 residential units on site. The maximum Floor Area Ratio under Residential-35 is 0.6, which would allow consideration up to a maximum of 78,408 square feet of non-residential uses. Any proposed commercial uses would need to meet Commercial Locational Criteria within the Comprehensive Plan. The Residential-35 Future Land Use category allows for consideration of medium density residential uses, including multi-family and single-family attached and detached uses. Recommendation: There is no action required at this time. This item will come before the Planning Commission at a public hearing scheduled for November 13, 2017, at 5:30 PM.
