Public Notice Notice of public hearing was mailed to 19 property owners within 3 feet of the subject property. No letters concerning this request have been received. Background Location The subject site is ±9.6 acres and is located in the southwest corner of E Hwy 316 and NE 250 th Avenue on the west side of E. Hwy Page

2 Request The applicant is requesting to rezone the site from P-MH to B-2. A concurrent Comprehensive Plan Amendment (15-S04) changing the site from High Residential to Commercial needs to be granted in order for this rezoning application to go forward to provide a zoning consistent with the presumably granted new Commercial land use designation. The applicant has indicated the intent to allow the establishment of a Clay Electric Cooperative district office. Location: Southwest corner of E Hwy 316 and NE 250 th Avenue on the west side of E. Granting the proposed zoning change will not adversely affect the public interest. The subject site is ±9.6 acres and is approximately ¼ mile northwest from the E Hwy 316 and N Hwy 19 junction, on the west side of E Hwy 316. The site is portion of a acre site residentially improved (24:2958 SF) on the western portion of the property with physical address NE 250the Avenue. The request will establish a commercial zoning consistent with the site s Commercial future land use designation, if the concurrent land use amendment application (15-S04) is approved. The B-2 zoning district generally permits lower/mid-level intensity commercial uses considered compatible with neighborhoods and communities when buffered consistent with Land Development Code (LDC) provisions. The proposed B-2 zoning will not adversely affect the public interest. 2. The proposed zoning change is consistent with the current Comprehensive Plan. The FLU Map 1: Marion County 2035 Future Land Use Map of the Comprehensive Plan designates this property Commercial (15-S04). The request will establish a commercial zoning consistent with the site s Commercial future land use designation. The proposed B-2 zoning is consistent with the Comprehensive Plan. 2 Page

3 3. The proposed zoning change is compatible with land uses in the surrounding area. The site is surrounded by the Marion County Sheriff s Sub Station & Fire Station to the north, the Marion County Utilities Southern States facility and a mobile home to the south, the Ocala National Forest to the east and the remainder of the subject parent parcel to the west. The proposed B-2 zoning will be compatible with land uses in the surrounding area. Infrastructure Transportation: Access to the property is from E. Hwy 316 and NE 250 th Avenue.
