12 Architecture The architectural style as well as all colors and materials will match the existing single-family residence. The Project was reviewed by the Architectural Review Panel on August 25, 2017 and was unanimously recommended that the project move forward to the Planning Commission for approval. The architect incorporated the ARP s suggestions to include a color board and colored elevation.

13 Exempt from Ridgeline Variance Requirement The Subject property is located on a mapped significant ridgeline and normally subject to the Ridgeline Protection Ordinance (CMC Section (C)(2))

15 Site Plan Review Findings 1. Project complies with all development standards of the Development Code. 2. The residence is consistent with the General Plan and Development Code and there are no specific plans for the site and vicinity; 3. Project is exempt from CEQA review; 4. The residence is compatible in building size, massing and bulk to surrounding estate residences; 5. The project site is adequate to accommodate the estate residence by complying to required setback, site coverage, pervious surface and landscaping standards; and 6. The proposed project will have minimal impact to the natural environment.
