Adam Van Dale - Permit Expediters Recommendation: Review the proposed project and provide the applicant with design feedback. REPORT SUMMARY The applicant is requesting preliminary review for the construction of a new retail building located 400 North Rodeo Drive. The project includes a three-story retail building that will include large retail display areas, interior landscaped courtyard, terrace, larger showroom and sub terrain parking area. The proposed building fagade treatments will include the installation of ceramic panel systems and steel storefront systems. As this project moves forward, the required entitlements would be granted by the Planning Commission prior to review from the Architectural Commission. Project design plans are included in Attachment A and it is recommended that the Commission review the plans and provide the applicant team with general design feedback. URBAN DESIGN ANALYSIS The project is brought before the Commission for an advance review of the proposal to re design the existing retail location. The proposed new construction is at the northeast corner of North Rodeo Drive and Brighton Way. The proposal creates a contemporary aesthetic for this retailer with the inclusion of white ceramic cladding panels and uniquely offset display windows placed strategically on the facades. The applicant should review closely the proposal as it moves foha/ard in the approval process to create a unique and architecturally captivating design at this iconic location. The Architectural Commission will review the comprehensive reimagining of this urban campus and provide feedback for review by the applicant in advance of returning to the Commission for final approval in the future. ZONING CODE COMPLIANCE Applications for architectural review are preliminarily evaluated for compliance with the zoning code. Applicants are encouraged and have the option of requesting a comprehensive review separate and apart from this application. Formal compliance review will occur when a building permit application is filed (plan check). The applicant has been advised that changes during Attachment(s): A.
