19 Location Description Hollywood is one of the most distinctive districts located within the City of Los Angeles, California. It is historically identified worldwide with the beginnings of the film industry. It has an illustrious backdrop to all of the glamour associated with the fame of movie studios and movie stars. It is a strong commercial and cultural center with many theatres and attractions. Famous intersections like Hollywood and Vine and Sunset and Vine are about 1 to 2 miles from 7513 Fountain Avenue. This provides residents of 7513 Fountain easy access to many of the nearby amenities. The actual heart of Hollywood is at the intersection of Hollywood Blvd and Highland Avenue. There you will find many of the most famous Hollywood tourist attractions such as the hand/footprints in the cement of the courtyard of the Chinese Theatre, the Dolby Theatre. The world famous Hollywood Bowl is also nearby. For residents, there is excellent shopping, including Trader Joe s market, Gelson s market, Bristol Farm s market and Whole Foods market. Entertainment hot spots include The House of Blues, The Laugh Factory, The Comedy Store and the newly refurbished Sundance movie complex. Other important sites include the Pantages Theatre, the Grove shopping and movie complex, Universal Studios, Paramount Studios, The Magic Castle, Beverly Center shopping and movie complex, Capitol Records, Henry Fonda Theatre, Hollywood Palladium, Sunset Gower Studios, Cinerama Dome, Egyptian Theatre, Renaissance Hollywood Hotel, Roosevelt Hotel, Metro Red Line, The Original Farmer s Market and Cedars-Sinai Hospital. 20 Exhibits* More Renderings and the New Hollywood Skyline With the Hollywood Palladium Double Tower Project As the environmental impact report for the proposed Hollywood Palladium Residences gets underway, we found a few more project renderings to share. Also included is an outline of the ever-burgeoning Hollywood skyline, which puts the project's two 28-story towers in the context of the neighborhood's existing and proposed buildings. What are the odds NIMBY lawyer extraordinaire Robert Silverstein--most recently behind the second lawsuit against the nearby Millennium Hollywood--has this drawing taped to a dartboard in his office? Also found in the notice announcing preparation of the EIR are renderings of the three courtyards planned as publicly accessible space in the project. If all goes according to plan, the project will bring 13,000 square feet of neighborhood-serving retail, either 598 or 730 residential units (depending on whether a hotel component is included), and up to 820 bike stalls to a surface parking lot behind the Palladium Theater. As part of the deal, the property owner would also apply for historic status for the streamline moderne 1940 venue. Source: LACurbed.com

21 Exhibits* New Views of the Hollywood Palladium Two-Tower Mixed-User [Images via Building LA] There's still no timeline or budget for the Palladium Residences the two 28-story, mixed-use towers set to sprout on parking lots next to the famous venue of the same name but hey, there are new renderings and that's good enough for us. Building LA happened upon the development's site, which has new views showing off the slick project's many stylistic nods to the historic Palladium, as well as its smooth incorporation to the street. 22 Exhibits* 24-Story Mixed-Use Apartments Slated For Hollywood/La Brea [Renderings by GMPA Architects and Shimahara Ilustration] Church is out, development is in on the corner of Hollywood Boulevard and La Brea Avenue, where the Christian "hipster megachurch" Mosaic could soon get the boot for a three-building, 410-unit apartment complex Horizon Hollywood. (Remember the church's contest-winning Super Bowl commercial?) A release from developers LeFrak and Kennedy Wilson announcing the project today says the mixed-user will include 10,000 square feet of groundfloor retail and eateries, plus a 9,300-square-foot pedestrian plaza that will hopefully give this prime corner near the Hollywood/Highland Red Line a boost. (The Avenue apartments, down the block on La Brea, have brought a little more pedestrian action to the area, but not a lot.) Add one more mixed-use project to the blossoming Hollywood roster: just down the street from a future 76-unit building at Highland/De Longpre, there's now a 72-unit apartment complex with street-level retail in the works at Highland between Lexington and Fountain, according to Building LA. There aren't any details on the structure yet, but it is safe to say that with only 72 units, it probably won't be a high-rise tower, although it should do wonders either way for this stretch of Highland, which is currently dominated by fast food and retail. 23 Exhibits* First Look at Massive Mixed-Use Complex Heading to Vine St. Hollywood's lost an Oscars Outdoors screening venue, but it's gaining retail and office space, plus a 23-story residential tower on the dusty block near Sunset and Vine that was once scheduled to be the home of the Academy of Motion Picture Arts & Sciences' movie museum (now moved to the Miracle Mile on the edge of LACMA's campus). Developer Kilroy Realty paid $46 million for the property about six months ago (the pre-academy landowners were miffed about the sale, since they felt they'd been pressured to sell to the Academy), and announced they'd put nearly $300 million into building this fancy mixed-user with housing and office space. This latest rendering from Shimoda Design Group certainly looks that expensive. Source: LACurbed.com

24 Exhibits* New Renderings and Name For Hollywood's High Line West Yesterday, the Los Angeles City Council gave their stamp of approval to the mixed-use development formerly known as the High Line West. PSL Architects, which is designing the project, has now provided some updated renderings and tells Curbed that the project from here forthwith shall never be known as High Line West ever again (as previously mentioned, that rooftop public park idea was nixed in favor of private open space). You may refer to this sexy structure which will have 280 units and retail space in six stories as 5550 Hollywood Boulevard in future discussions with loved ones. Mixed-Use Apartments Headed to De Longpre and Highland There's been a lot of buzz (and questions) about the long-silent lot on Highland Avenue between De Longpre and Leland ever since construction crews started moving around a couple months back, and now we're finally getting a look at what's to come for the spot. The site sold years ago to developer Lennar, and, while once slated for condos, got approvals in 2013 for 76 apartments and groundfloor retail. Now, via Building LA, we're seeing that the busy corner can expect a six-story mixed-use building (holding strong at 76 units), replete with a roof-top hangout zone, including the requisite gym, pool, pool deck, and club room. 25 New Sunset/Vine Mixed-User Will Incorporate Historic Theater Exhibits* [An older rendering of the Essex Hollywood] A block away from the proposed Hollywood Palladium Residences, Sunset and Vine is getting another (much shorter) mixed-use development, the seven-story, 217-unit Essex Hollywood. What it lacks in height, it makes up for in retail space: the Essex will have 51,000 square feet of groundfloor space for shops or restaurants. According to Building LA, the new building is designed to "incorporate and preserve" the historic 1930s-era Carroll Theatre next door. (The Carroll has a Nickelodeon on Sunset sign out front these days.) The location of this project, a couple blocks north of the future site of Kilroy Realty's huge mixed-use campus on the old Academy Museum lot, just adds to the feeling that Vine, once considered "the redheaded stepchild to Hollywood and Highland," is on the rise. Update: A rep for the developer tells us these renderings and details are for an old version of the project and that they've recently submitted a new application to the city.
