3 Subretia is a project that was created in the land of the wine, in Montefalco in the Tenuta Rocca di Fabbri. Simona and Roberta Vitali have been passionately engaged with producing high-quality wine and enhancing the region for years. They have accepted the challenge of bringing the culture of wine face to face with the culture of hospitableness in order to create a new concept for accommodation. This concept, which Subretia promotes, does not only entail the intent of upgrading the image of the Montefalco region but also the attempt of letting the environment, tourism and viniculture interact with each other. The complex comprises 18 fully renovated apartments decorated with frescoes. The entrance, only a few meters from the wine vault, provides a wonderful view onto the hills, and the mountains of Trevi in the distance frame the spacious garden. Subretia is a trip on the trip. The picturesque inspirations in the apartments allow for reliving each trip in our memory in symbolical form while giving time a magical dimension. The apartments - standard (25 to 40 m²) and Superior (41 to 60 m²) - provide a fully equipped kitchen, living room, bedroom and bathroom, satellite TV, telephone, bedclothes and towels.

4 In the heart of the complex, a water lily-shaped pool with underwater massage and a center fountain, provides a magnificent view onto Umbria s rolling hills. The sun deck with its view onto the pool is perfect for enjoying all the benefits of the sun in the hilly landscape in perfect serenity and at maximum comfort. In the evenings, the sun deck turns out to be perfect for enjoying the setting sun and the nightlight... The complex is situated in a spacious park with a garden, the alleys of which consist of most various regional trees and shrubs. Water lilies, pergolas, cypresses and broom make the visitor discover all the magical places out in the green that provide perfect relaxation. For its own guests, Subretia organizes guided tours through Tenuta Rocca di Fabbri, which include a wine tasting session and a visit to the vineyards of Montefalco. A wonderful moment, when traditional wine and traditional hospitableness come together. 4

6 Nr. 4 - THE COSMOS sqm. 30 Placed on the ground, in front of the garden, the butterfly tree, the olive-tree, the broom. The interior has small decorations of stars and planets. Dining room and a small kitchen with extensible table and 4 clothed chairs open into the hall. The sofa can be used as a third bed (80x200 cm), and has a floor lamp beside. Satellite television. On the left, warm and comfortable bedroom with double bed (160x200 cm). Bathroom with shower. Nr. 5 - AZURE sqm. 30 Placed on the ground, within a small square arcade that serves also apartment nr 6. The ceiling has big wooden beams, decorated by the fanciful hand of the decorator. Dining room, small kitchen, extensible table with 4 clothed chairs. Sofa-bed (80x200) with floor lamp near two windows facing the arcade. Satellite television. At the end of a short corridor, azure-coloured bedroom with double bed (140x200), writing-desk with chair, manufactured by a local craftsman. Bathroom with tub and shower. Sofa at the bottom of the bed. Nr. 6 - THE GRAPE sqm. 32 The guest is wrapped up by an azure light that lightens the small kitchen with windows facing onto the garden. Extensible garden with 4 clothed chairs. Sofa-bed (80x200) with floor lamp. Satellite television. Very bright, with three windows. On the left, bedroom with double-bed (160x200) with bedhead decorated with grapes, decorated built-in wardrobe. Bathroom with tub and shower. Sofa at the bottom of the bed. Nr. 7 - ORIENT sqm. 42 Placed on the ground, with big French window facing the garden, the swimming-pool, the valley. Decorated with an Arab landscape with a delicate trompe l oeil, framing all the rooms. The sitting room is divided in two areas, the first on the left is destined to the dining room, with extensible table for 4/6 persons and clothed chairs. The second is destined to an alcove that can be used as third bed (120x210) or, during the day, as a comfortable sofa. In front, a writing desk with chair and readinglamp. Satellite Television. The bedroom is composed of two beds (90x90), big and light bathroom with tub/shower. 6

8 Nr. 8 - FONTI DEL CLITUNNO sqm. 52 Placed on the ground, with a view onto the garden and the swimming-pool, this big apartment is decorated with elements recalling water games. By entering and sitting on a small armchair you will discover to be spied by a cat, the favourite subject of the decorator. The area destined to the kichen has been gained in a large niche and equipped with everything you need to cook. Extensible table with 4 clothed chiars. The nearby niche has been equipped with a sofa created by an artisan and that can be used as third bed (120x210). A beautiful readinglamp completes the dining room. Satellite television. Entering the night area, divided from the day area by a coloured glass window, on the left there is a big mirror and a wide bedroom with two beds (100x120) decorated with scenes from the Latin mythology. A writing desk/toilet-table with clothed chair and reading-lamp complete the area. Wide bathroom with tub/shower. Sofa at the bottom of the bed. Subretia is a trip on the trip. Nr. 9 - CASTEL DEL MONTE sqm. 34 Inside an alley, on the ground floor, this apartment is dedicated to Castel del Monte, the renowned castle built by Friedrich II in Apulia. The dining room at the entrance is characterized by a big French window facing the garden, the arcade and the swimming-pool. Kitchen with extensible extensible table and 4 clothed chairs. 10 Nr TO EDGARDO sqm. 26 Inside an alley, on the ground floor, big wooden beams with fancy decorations. Kitchen with extensible table with 4 clothed chairs. Sitting room with two very bright windows, sofa-bed for two (80x200). The room is entiched by a drawing of Edgardo Abbozzo. Satellite television. Bedroom (140x200) with two niches on the wall, serving as bedside tables. Bathroom with tub/ shower. Sofa at the bottom of the bed. Nr THE SMALL HOUSE sqm. 28 Placed on the first floor, with exclusive staircase made of bricks, with a view on the vineyards of Rocca di Fabbri, on the garden and on the valley. The paintings show the elements of nature: water, fire, air, earth. At the entrance, kitchenette with extensible table with 4 clothed chairs, sitting room with sofa-bed (80x200) and floor lamp. Satellite Television. From the window of the sitting room you can enjoy the wonderful landscape of Trevi. 11 Nr THE SHELL sqm. 35 On the first floor, below the long arcade that serves the other apartments, this apartment has a charming view on the landscape and on the swimming pool. The subject of the decoration is the Umbrian landscape. At the entrance, a kitchenette with extensible table and 4 clothed chairs. Sofa-bed (80x 200). Satellite Television. Microwaves oven. The wall of the bedroom has a trompe l oeil showing a big shell, a double-bed (160x200), wardrobe and Umbrian chest of drawers. Bathroom with tub/shower. Sofa at the bottom of the bed. Nr THE PEACOCK sqm. 42 Going on through the arcade, there is one of the widest apartments: entering in the sitting room, the kitchenette has been created in a particular niche. 13 Nr THE ABUNDANCE sqm. 56 Going on through the arcade, you enter into the apartment that has the abundance as its subject. At the entrance, sofa-bed for two with pillows (180x200), small red reading armchair with floor lamp, two bookcases with central floor lamp. Satellite television. Kitchenette with extensible table and 4 clothed chairs. Bedroom: two decorated wardrobes, a bed (215x200) with decorated bedhead. Writing desk with toilet-table. At the end of the arcade there is a small alley with 3 apartments: nr. 15/16/17. Nr FAROALDO sqm. 38 On the first floor, inside the alley, this apartment has a kitchenette with extensible table and 4 clothed chairs. Satellite television. Sitting room with sofa-bed for two (80x200) near the window with view on the solarium and on the garden. An ancient wooden door divides the night area and the day area. In the wide bedroom, there are 2 beds (90x200), a wardrobe, an Umbrian chest of drawers. Writing-desk/toilet table with chair. Sofa at the bottom of the bed. Bathroom with tub/shower, walls in feigned granite. Air condition and/or heating. Nr THE MUSIC sqm. 30 On the first floor, inside the alley, this apartment is dedicated to music. 14 Nr THE VINEYARD sqm. 25 On the first floor, inside the alley, there is a bedsit with sofa-bed for two (215x200), kitchenette (microwave oven) with extensible table and 2 clothed armachairs with reading lamp. Nr FARMER S HOUSE sqm. 60 On the ground floor, the biggest apartment of Subretia: it is composed of a large sitting room with walls decorated with allegorical festoons. The kitchenette was created inside an ancient chimney, with table and 4/6 clothed chairs. The sitting room is composed of a sofa for two, two armchairs and a small table in the centre. From a big French window you go into the garden and the swimming pool, under shadowy pergolas. Near the sitting room, in very bright understairs, a bedroom with single bed (80x190), decorated with a humorous trompe l oeil. In the other side of the sitting room, two bedrooms, one with a double bed (160x200) with decorations of butterflies, and the other with two separate beds (100x120) and decorated with fishes. Nr FARMER S HOUSE - 1st FLOOR sqm. 38 (possibility of entrance to nr 20) On the first floor of the Farmer s House, decoration with little birds keeping the decorated curtain. Bathroom with shower. Only heating. Nr. 2 - THE OLIVE TREES sqm. 48 Apartment on the ground floor, suitable also for disabled. Wide sitting room with kitchenette, cupboard made by an artisan, extensible table table with 4 clothed chairs, two armchairs, satellite television. Two bedrooms, one with two beds (80x200), writing desk and wardrobe. The other with double bed (200x200) with three big windows with charming view on the olive trees of the garden. Bathroom with shower. Only heating. COFFEE ROOM Under the solarium and beside the swimming pool, the coffee room for breakfast and relax. Its interior is painted with azure/white stripes, small round tables, white chairs. Ideal place to taste the wines of Rocca di Fabbri and enjoy light meals. A wonderful moment, when traditional wine and traditional hospitableness come together. 16

18 SOLARIUM Wide terrace on the first floor, partly in the shade, with staircase to the swimming pool.. In the evenings, the sun deck turns into a perfect place to enjoy the setting sun. SWIMMING-POOL Swimming pool in the shape of a lotus flower. Maximum height: 1,50 mt. Central spring with two jets and jacuzzi on the sides. Children swimming pool connected to adults pool. Opened from June 1st to Sept. 30th Opened all day long, except at night, and under your own responsibility as bathing attendant is not compulsory. 18
