Access Statement for Zinc Zinc, 2-10 Headland Road, TR7 1FD, CORNWALL Introduction Located within a short walk from one of the best surfing beaches in Cornwall, Zinc 14 enjoys beautiful views over Newquay golf club and the Atlantic Ocean beyond. The apartment has 2 bedrooms and sleeps up to 6 people. For bookings please contact Beach Retreats on or visit Pre-arrival Information The nearest train station is Newquay 1.6 miles (6 min drive) from Zinc 14. Nearest Airport - Newquay Cornwall Airport (NQY) is located 7.5 miles (18 min drive) north from the property. Local bus route 556 runs regular services between Newquay, Watergate Bay, Newquay Airport and Padstow. 2 Arrival, Parking and Key Collection From the A30 heading south, exit onto the A392 towards Newquay at Highgate Hill. Follow signs for Newquay town centre. At Quintrell Downs go straight across the roundabout and follow the A392 all the way down to Trevemper Bridge roundabout. At the roundabout turn right, staying on A392. Follow Gannel Link Road hill until the second roundabout where you have to take the second exit onto Tower Road. Follow the road until the bottom where you will find a mini roundabout, take the second exit onto Dane road then take the first left into Headland road and the Zinc Apartments will be on your right. Parking is in the garage underneath the building. The parking bay is numbered 29 and is the 6 th one on the right hand side. Key collection details will be provided with your booking confirmation. The car parking is level with a tarmac surface and well lit. Walk the gently sloping ramp up to the street level and take the stairs on your right hand side to the apartment. Entrance to Property The apartment does not have step free access. There are 9 x 15cm/6 paved steps running up from the street level to the apartment entrance. There is a hand rail on both sides. The apartment has a separate entrance which is on the left hand side on top of the stairs. The entrance is through a 85cm/33.5 wide gate across the terrace. The entrance door is 75cm/29.5 wide and opens into the living area. Sitting Room and Dining Area The open plan living/dining area has wooden flooring; the living area has a low pile rug. The furnishing and floors have good colour contrast; the room is well lit by windows and spotlights and a standing lamp. The sitting area has a 3-seater corner sofa and a 2-seater sofa, a coffee table and a TV cabinet. There are wide spaces around the furniture, all of which can be moved. The dining area has a 75cm/29.5 tall table with 63cm/25 clear space underneath and 6 chairs without armrests. The dining area opens into the sitting area, leaving ample space around the table. Further seating is available around the breakfast bar/kitchen island (90cm/3ft high) with 2 stools.

3 Kitchen The kitchen is located just off the dining area and has level access. The width of the kitchen is 90cm/3ft. The contemporary fitted units include an oven, gas hob, fridge, freezer and dishwasher. The work surface with cupboards and food preparation area is at the height of 90cm/3ft. The height of the worktops and the hob is 92cm/36.2. The basin has a single lever mixer tap. Crockery & glasses are located in the wall units at the height of 161cm/5 3 but can be moved down into lower level cupboards upon request. The oven is at the height of 76cm/30 and has a drop down door. The microwave is built into the kitchen island. Both fridge and the freezer are located on the floor level. The kitchen has wooden flooring and is well lit by spotlights. Bedrooms BEDROOM 1 Bedrooms are located along the corridor past the kitchen. Bedroom 1 is on the right hand side. The door opening is 77cm/30.3 wide. The bedroom is decorated in neutral colours and has low pile carpeted flooring. The bed is a 135cm/4 6 double size with a height of 51cm/20.1 from the floor to the top of the mattress; there is 22cm/8.6 clear space underneath the bed. The widest space around the bed is 65cm/26. Non-allergy bedding is provided. The fittings include 2 bedside tables, a chest of drawers with a TV and a wardrobe with a clothes rail at the height of 165cm/5 5. Furniture can be moved. The bedroom is well lit by spotlights and 2 bedside lights. 53cm/21 door opens onto a balcony. A 77cm/30.3 wide door opens to an en-suite bathroom. EN-SUITE BATHROOM The en-suite bathroom has a shower and a toilet. The shower has a 5cm/2 step and an opening of 67cm/26.3. The shower enclosure measures 75cm x 108cm/2 5 x 3 6. The shower controls are at the height of 125cm/4 1.

4 The toilet seat is 38cm/15 high. The wash basin has a single lever mixer tap and is at the height of 85cm/33.5. The bathroom has a tiled floor, is decorated in neutral colours and well lit by spotlights. BEDROOM 2 Bedroom 2 is located straight from the entrance. The door opening is 77cm/30.3 wide. The room has a zip-link bed which can be made either into a king size or 2 single beds. The bed height is 54cm/21.2 from the floor to the top of the mattress; there is no clear space underneath the bed. The widest space around the beds is 55cm/22. The furniture consists of 2 bedside cabinets, a chest of drawers and a wardrobe with the clothes rail at the height of 143cm/4 8. The bedroom is decorated in neutral colours and has low pile carpeted flooring. The room is well lit by a window, bedside lamps and spotlights. A 53cm/21 door leads onto the balcony. Family Bathroom The family bathroom is located on the right hand side along the corridor. The door opening is 77cm/30.3 wide. The bathroom has a bath with an overhead shower. The bath is 60cm/23.6 tall and 57cm/22.4 wide. The overhead shower controls are at the height of 85cm/33.5 from the bottom of the bath. The toilet seat is 39cm/15.3 high. The basin has a single lever mixer tap and is at the height of 86cm/34. Outside Area The apartment has a terrace and a balcony. The terrace is at the front of the apartment and enjoys sea views. The furniture consists of 2 sun loungers and a table with 6 chairs with armrests. The balcony can be accessed through both bedrooms and measures approx. 1.2m x 2m/4 x 6 7. There is a 20cm/8 step to the balcony.

5 Storage The apartment has a utility room next to the family bathroom. The utility room has a washer/dryer and some storage space.
