2 BUILD-OUT AND TENANT IMPROVEMENT PACKAGE Suites 132, 136 and 140 in the south wing of Lincoln Professional Center are in the process of being fully remodeled. The total area comprising these suites is approximately 4,580 SF. It is feasible that this entire area could be converted into a single suite; however, the current plan is to complete each of the three suites as currently designed. At present, the walls are framed in accordance with that design. If you choose to lease one or all of these suites for a minimum term of 5 years and in accordance with the rate and structure of the tenancy requested by the Landlord, the Landlord will provide this package: Ceiling: A suspended T-bar system set at the height of 9 feet. Doors: Exterior metal windowed doors with keyed locks shall match those in place for each of the existing suites in the building. Interior doors will be solid core with new hardware. Electrical: Each suite shall be separately metered and billed directly by Puget Sound Energy with 200 amp (single phase/three phase) electrical power. The wiring and outlets to be installed will be in full compliance with the current electrical code. Fire & Safety: Each suite shall be finished and accessorized in a manner to satisfy all current requirements of the building and fire codes. Flooring: The landlord shall provide an allowance of $2.50/SF toward the cost of the purchase and installation of flooring and wall base of tenant s choosing.

Heating & Air Conditioning: The heating system shall be an individual forced-air natural gas furnace with ducting under the subfloor and vents flush mounted in the floor. The air conditioning system shall be an individual electrically-powered unit. Lighting: Ceiling-mounted lights shall be flush-mounted with the ceiling and shall be compatible with the interior design of the suite. Restrooms: Each suite shall include on ADA-equipped rest room. Walls: Interior walls shall be comprised of 5/8 drywall, primed and painted a single color. Additional tenant improvements may be provided by the Landlord, if agreed upon by the parties, subject to being amortized as part of the base rental rate over the term of the Lease. Tenant shall be responsible for the installation of wiring/cabling and other components required to provide service for the telephone system and computer system to be installed by Tenant.
