The town of Eden has the parcel size indicated at 5.4 acres on the tax map and is taxed, as such. The Warranty Deed indicates the property at approximately 5 acres. However, using the Agency of Natural Resources mapping measurement tool, the property appears to be approximately 9.75 acres. There is no known formal survey known. During the summer of 2016, the seller hired a surveyor to perform an informal survey to better understand the parcel's size. The surveyor s conclusion, through the use of computation and rough distances found at the property, that the lot is closer to 9+/- acres and not the 5+/- acres listed in the deed. Therefore, the property is marketed as 9+/- acres. The surveyor s letter is attached or available upon request. Town of Eden $ (2016/17 Non-homestead rate). Power poles run along Belvidere Rd and within the interior of the property near the Warren Rd frontage. The closest power pole to the probable home site, located in the southeast corner of the property, is along the Belvidere road frontage. The power number is MT3 The service provider is Vermont Electric Co-op. January 2017 soil tests indicate the likelihood of a mound wastewater system supporting a single family residence. Please see attached document for further information. There is no formal drinking water source on the property. A drilled well is common for the area. There is no zoning in Eden. Boundaries: The boundaries are well defined by Belvidere and Warren Rd frontage. The northern and eastern borders are well marked with a combination of orange and blue flagging. The northeast corner does have a corner pin and the southerly corner is marked with a concrete monument. These markers are most likely from the neighboring properties. There is no known formal survey. Services: Road: VAST: Curb Cut: Property Features Fairpoint offers phone, high speed DSL internet, and satellite TV through their affiliate DirecTV in the area. Belvidere Rd is also VT-118. This is a year round, state maintained and plowed road. Corridor 118F of the VAST snowmobile trail system begins at the intersection of VT-118 and VT-100, soon after splitting north and south of VT-100. A state curb cut application will need to be completed, as it is highly likely that a driveway would be constructed off Belvidere Rd/VT-118.
