8 Seller Insight When we saw the house at Greenacres, it reminded us of a Mediterranean villa, say the current owners of this Leicestershire family home, and during the summer it almost feels like you are on holiday. We loved the privacy given by the mature garden and the wonderful cedar trees. Since moving in, the owners have made various improvements to the 5 bedroom property. We extended the property from 1500 square feet to the current size, they say, now approximately 4000 square feet. We also rewired the whole house and installed a central heating system with underfloor heating to the new extension on the ground floor. The house is now both a comfortable family home and a great place for entertaining. We practically live in our kitchen, the owners continue, where we have also had some fabulous social events. The courtyard and the lovely garden are perfect for summer parties and al fresco dining, too. The local area has much to offer, too. The house is within the catchment area of the best infant and junior schools, say the owners, as well as excellent secondary schools at which our girls have received great success both academically and socially. All of our daughters have since gone on to be very successful in their careers and their relationships. The much sought-after village of Burbage boasts a parade of shops, library, doctors surgery and other amenities, with easy access to Hinckley town center, which like many of the surrounding villages is a conservation area. The village also holds a popular farmers market on the first Saturday of every month, and an annual summer fete. There are various pubs and restaurants, and a small supermarket. Train and bus stations are also close by, as are the A5 and M69 motorways, for an easy commute to any of the Midlands centers by road or rail. I think the most memorable are the charity events we hosted in our garden. The first was for Breast Cancer where we had a marquee for 200 people. Then we had a Local talent concert for a Foundation in Senegal, where we hired a huge mobile stage and had 300 people in attendance. We have also hosted parties for all our 3 girls major birthdays. I personally will miss my man cave (or snug as my wife calls it)! I can really relax in this room and either read, play FIFA or my guitars. 12 There is a door that leads to bedroom two which again has a vaulted ceiling, windows and doors overlooking the pillared balcony to the front, there is a door that leads to its own ensuite shower room which has a wash basin with mixer tap, heated chrome towel rail, low level WC and glazed shower cubicle with high quality tiling and a Velux roof window to the rear. The main landing has original windows to the rear aspect, an airing cupboard housing the hot water cylinder, linen shelves and central heating boiler and doors that lead to bedrooms two, three, four and five plus the family bathroom and further shower room. The family bathroom is adjacent to bedroom two and has been beautifully fitted with travertine tiling and steps up to a luxurious whirlpool bath. There are ceiling speakers, LED downlighters, Velux roof windows to the rear, low level WC, wash basin, heated towel rail, a walk in shower with rainforest style attachment, Mosaic floor and high quality tiling; a truly spectacular place to relax after a hard day at the office!

14 Bedroom three is in the original part of the house and is a large double room with a door leading to one of the front balconies and a window to the side aspect. There is an original picture rail and radiator heating, this is adjacent to the shower room which has a corner shower cubicle with thermostatically controlled shower over, wash basin with vanity unit, low level WC, original window to the rear and mosaic floor. Bedrooms five is the smallest double room overlooking the frontage, adjacent to the large bedroom four, which has windows to both the front and side aspects and also an original door leading to the balcony area.

17 Outside Greenacres occupies a prominent position on Rugby Road of 0.54 acre, there are electric gates and driveway that provides ample parking for several vehicles and access in turn to the double garage which has electric up and over doors, power and lighting. There is also an electrical charging point. The circular driveway has an olive tree forming a prominent centre piece and there are delightful views of the front elevation. The gardens wrap themselves around the frontage and the whole plot is sheltered by a variety of coniferous trees around the boundary including three beautiful cedars that quite rightly subject to tree preservation orders. Whilst most of the gardens are situated within the sheltered frontage, there is a private rear terrace, with pergola and trailing grape vines that provides a perfect retreat for a summer barbeque.
18 LOCATION Located just 0.5 miles to the market town of Hinckley and its railway station, Nuneaton 3.5 miles, Birmingham 31 miles, M69 1 mile, Birmingham International Airport/NEC 23 miles and East Midlands Airport 26 miles. Situated just off the Leicestershire/Warwickshire border, the property enjoys easy access via the M69 and A5 to Leicester, Coventry, Birmingham and surrounding urban areas. It is a short walking distance to the popular local Burbage schools and range of amenities.
