1 Annexure 1 Tender Doument for Branh Premises ADVERTISEMENT TENDER No.Premises 7/2017 Vijaya Bank, Regional Offie, Kohi having its offie at I Floor, Jos Annex, Jos Juntion, M G Road, Ernakulam intends to aquire premises on lease/rental asis at following enters on prime loations:- Name of the Branh Carpet Area Period Loation KALAMASSERRY 1400 Sq.ft. 15 years ertain period Ground Floor only Offers in two separate sealed overs ontaining tehnial details and finanial details respetively in the presried format are invited from the interested parties having lear and marketale title in their own name with all neessary statutory permission, who are ready to lease out their readily availale premises meeting the following onditions: 1. The premises should e loated on ground floor only & premises should e on the main road in prominent loation with minimum frontage of 20 feet. 2. Building plan should e approved for ommerial purpose/ ommerial liense of the said premises e availale. 3. If the premises is seleted, landlord shall onstrut strong room as per RBI speifiations at his own ost, as per the requirement and speifiation of the Bank. 4. It should have suffiient earmarked parking spae for vehiles of staff and ustomers. 5. There shall e a lear hall with minimum numer of pillars in etween. 6. Adequate eletriity and water faility should e availale & landlord shall sumit NOC for enhanement of power load as per requirement of the Bank. 7. Vitrified tiles flooring shall e done y the landlord as per requirement of the Bank (Euro Make Ivorish shade) 8. Two separate toilets, for ladies and gents and a pantry should e onstruted y the landlord as per the requirement of the Bank inside the proposed premises. 9. Internal painting shall e done y the landlord. 10. Lease deed to e exeuted as per Bank s format only and the same has to e registered y sharing the expenditure in etween the Bank and the owner on 50:50 asis. 11. Owner shall provide rolling shutter with entral lok emedded esides side loks and a ollapsile gate at his own ost.

Rent will e paid on the arpet area (i.e. Built up area minus area oupied y passages, pillars, stair ase, toilets, strong room walls, et., as defined in IS Code), after measuring arpet area y the Arhitet in presene of RO Offiial/Branh Manager and the Landlord. 13. Owner should have lear title over the property. 14. Owners with lear and marketale titles towards their property need to apply diretly. 15. Bank does not entertain offers from middlemen or rokers. 16. Offers should e valid for minimum period of days from the last date of sumission. The prie id (Part B) would e opened after short listing of offers ased on Part A tehnial id. Prie id would e opened on a future date for the offers whih are found to e tehnially suitale and the same will e intimated to the short listed idders. Bank will short list the offers ased on information provided in Part A (Tehnial id) in aordane with Bank s requirement, namely loality of the proposed site, area of the premises offered, aessiility from the main road, parking spae provided, amenities and other infrastruture provided like akup, DG set, et., and other essential requirements spelt out in Part A.
