No.: 781/27/5256/5258/PMC/NRO/2017 ददन क/ Date: REQUIREMENT OF BRANCH PREMISES Offers in 2 Bid format in sealed covers are invited from the interested Owners or Constituted Attorney having clear title over the Property (preferably Ground Floor) for Leasing Out /Outright Purchase of Premises for our Wadi Branch and proposed Nandanvan Branch (Nagpur) in the following locations: No. Location Carpet Area (ft 2 ) 1. Wadi 1300 ft 2 (Branch including ATM) 2. Nandanvan (and immediate nearby areas) 1800 ft 2 (Branch including ATM) The premises should be located in the localities as specified above. The Carpet Area of any floor shall be the covered floor area worked out excluding the following portions of the building: a) Sanitary accommodation, Kitchen and Pantries b) Verandahs, except where fully enclosed and used as internal passages and corridors. c) Balconies, Corridors and Passages, except where used as internal passages and corridors exclusive to the unit. d) Entrance halls and porches, vertical sun brakes, box louvers. e) Staircase and Mumties, Shafts and machine rooms for lifts f) Barasaties, lofts (Barasati is a covered space open atleast on one side constructed on a terraced roof) g) Garages, Canteens The following terms and conditions should be complied with while submitting the offer for the proposed premises: 1. Applicant/s will be required to provide a Proof of Ownership along with the application and a NOC for opening of Branch/Office/ATM. 2. The premises should have clearance/permission for commercial usage as Public Utility. The premises owner shall also produce Approved Plan for Commercial usage of the premises, a copy of which may be attached along with the Technical Bid for our reference. 3. The premises must be suitable from the Security Point of View and all basic amenities such as adequate sanitary arrangements, water, electricity, natural light and ventilation, having a good frontage and main entry being prominently visible with an appropriate frontage. 4. The premises owner shall give an undertaking that there shall be No Objection to the effect that the Bank is free to locate a new unit/office, including BNAs/ATMs/V-sat in the premises at any time during the currency of lease without seeking separate permission for the same. 5. Premises structure should be strong enough to bear the weight of Strong Room, Strong Room Door, Safes, Locker Cabinets etc. The construction of the strong room by the premises owner should be as per Bank s/rbi specification.

2 6. The premises owner will have to execute Bank s Standard Lease Deed and bear the cost of execution and registration of lease deed. 7. Please note that the Carpet Area as mentioned in your Technical Bid will be considered to reach at the lowest bidder, and even if you are offering the designated Carpet Area out of the excess portion, same has to be clearly mentioned. 8. In the rent quoted, premises owner shall separately mention the Property/Municipal Taxes, however exclusive of service tax on rent as the same shall be considered for reaching at lowest, i.e. L1. 9. The Period of Lease shall be 20 years and the same has to be specified in the Technical Bid. 10. The premises owner shall provide space for Diesel Generator Set, Solar Panel and VSat. 11. The premises owner will have to acquire Adequate Power Load as per Bank s requirement at their own Expense. 12. The premises owner will have to provide Separate Toilets for Ladies and Gents at their own Expense as per the Bank s specifications. Vitrified Tiles and Electric Wiring as per the Bank s Guidelines will be provided by the Premises Owner only. 13. All other terms as mentioned in our Technical/Financial Bid formats as applicable shall be clearly replied to and incomplete applications will not be considered at all. The offer super scribed as Technical/Financial Bid (Strike whichever is not applicable) - Offer for Premises at shall be submitted in Two Separate Sealed Covers - One for Technical Bid and the other for Financial Bid as per our uploaded formats. Whether premises has independent and proper access for easy movement of staff, customer and Bank s Assets 7. Whether titles of the property are clear and offer is from Real Owner or Power of Attorney Holder 8. Whether premises is constructed as per approved plan of Local Statutory Authorities and permitted to be used for Commercial Purposes 9. Whether leasing of premises involves violation of HRC Act, ULC Act or any other Act 10. Whether independent water and electricity connection are available 11. Whether offerer is agreeable to procure power load and additional power load whenever required at his cost as per Bank s requirement (Normally Bank may require KW of power load for Branch/ 5KW of power load for ATM) (Three phase connection) 12. Whether the offerer is agreeable to construct Strong-Room for Branch & ATM Room at his cost/expenses as per Bank s specifications 13. 5 :3: Works to be attended by the premises owner after finalization of the building. 1. The premises shall be handed over to the Bank after the completion of all the works such as civil, water supply, plumbing and electrical installations. The occupation certificate is to be produced at the time of handing over the possession of the building. 2. The annual maintenance works such as painting/distempering to be attended once in three years failing which the Bank is at liberty to carry out the above mentioned works including the other repairs which are required in the premises and deduct the cost of the same from the rental payable to us. 3. Dedicated. parking spaces exclusively for the Bank is to be provided. 4. Owner will have to construct/renovate the building as per the plan approved by the Bank. 5. Owner shall provide the facility of electricity as per the required power of Bank/water in the premises with independent meters. The Bank shall pay the consumption charges only. 6. Separate toilets for ladies and gents shall be provided by owner. Urinals and wash basins with mirrors will be provided in the gents toilet and wash basin with mirror to be provided in the ladies toilets with round the clock water facility. 7. Owner shall provide 24 hours continuous water supply at the premises and consumption charges shall be paid by the Bank against submission of an appropriate bill. 8. Owner shall provide the light, fan and power points as suggested by the Bank at owner s cost, using quality materials having ISI mark. Also calling bell points with calling bells, inside manager s cabin and strong room will be provided by owner. 9. Owner shall construct the strong room of a clear area (inside) of approximately 150 sft. as per the specifications of the Bank. The Bank will supply the strong room door with grill gate, ventilator etc. at their cost. 10. The entire flooring of the premises will be of vitrified tile flooring of the colour approved by the Bank or as mutually agreed. 11. Owner shall provide rolling shutters and collapsible gates to the entrance of the premises. 12. All the windows and the ventilators in the premises will be provided by us either steel or wooden frame work and safety bars 16mms diameter 5" c/c horizontally and vertical sections to have sufficient strength. Glazed shutters will be provided with plain glasses of 4mm thick. The outer walls shall be of 9 inches thickness. 13. Owner shall provide any other arrangements (civil and structural) which are required in view of the safety and security of the Bank. 14. Owner shall treat the foundation of the building by executing pre/post-construction antitermite treatment work. 15. A clear height of 10 ft. from the top of the floor level to the bottom of roof slab should be available. 16. Owner shall treat the roof slab of the premises leased out to the Bank by waterproof arrangements so as to avoid leakage of water through the roof slab during rain (if the premises leased out to the Bank is having terrace roof). 17. Owner shall provide dedicated parking space for the Bank inside their property to park the Bank's as well as customers vehicles.

6 18. Owner shall provide power load of 20 KW power load and shall arrange to get necessary sanction from the Electricity Board in the Bank s name. 19. Owner shall produce the building completion and occupation certificates at the time of handing over the premises to the Bank. 20. The bank is free to locate ATM/a new unit/entity at the time during the currency of lease without seeking specific permission.
