5 Issues with the TMA model 1) Cannot provide accurate demand forecasts within a TMA report: The clusters are not accurate enough descriptions of likely target markets for specific product types Poor methodology to use TMA segments in combination with U.S. Census data Too much overlap within the TMA segments to separate results by tenure or AMI

6 Issues with the TMA model 2) Overemphasis on the value of Placemaking assets to justify recommendations Too much Build it and They Will Come narrative No comparison to adjacent communities to provide context

7 Issues with the TMA model 3) Misleading results cannot be supported with the end results that are detrimental to the community Misuse of local resources, efforts, and community support Questions regarding community development goals Private sector/nonprofits pursue opportunities that are not realistic
