3 ALASKA WILD BERRY PRODUCTS The Property This building was originally constructed in 1994 and a warehouse addition was completed in Wood frame on a concrete block foundation, the primary entrance point is located on the west side of the facility and leads into a foyer set with benches and facing a large chocolate fountain. The retail area spans the east side of the building, with different areas selling unique items. Behind the retail areas there is a sections of glass partitions through which it is possible to observe the production of the various chocolate and wild berry products. Beyond the glass partition are further production areas, walk-in coolers and freezers and a warehouse area. The second floor is utilized for overstock storage and office space. The second floor office build out is of typical Class B quality, however the storage is bare, with plywood floors and unpainted walls. The interior finish of the primary structure is fairly typical of good quality retail and office space in Anchorage. The flooring is consists of painted concrete and wood flooring in the retail sections of the building, exposed concrete in the processing and warehouse and low loop commercial grade carpet in the office areas. Ceilings are vaulted, exposed and painted metal beam system with mounted incandescent track lighting in the retail areas and fluorescent fixtures in the rest of the building. Walls are a stained wood paneling in the retail areas, painted drywall in the processing and warehouse areas (some processing areas have a special easy to clean wall material). The common area restrooms are finished with tile flooring and painted and textured walls. The retail/warehouse is heated by a gas fired boiler serving baseboard and suspended unit heaters. The building is protected by a fire sprinkler system. There is 3 phase power to the building. The warehouse has 2 overhead doors, 10 x 9 and 10 x 14. The subject s immediate neighborhood has a mix of commercial uses with some light industrial. Land to the northeast has two Class B office buildings and a Class A office/campus for the Aleutian Pribilof Islands Association. To the east is a warehouse and a tire store. To the west across Juneau Street is the Sourdough Mining Co. restaurant. To the northwest is, Continental Motors car dealership. Across from Continental is the Peanut Farm Restaurant. And, on the lot immediately adjacent to the south is the Wesleyan Church. Access to the property is from International Airport Road, an east-west arterial that begins at the Ted Stevens Anchorage International Airport and ends at the Seward Highway frontage road just east of the subject property. The frontage road, also known as Homer Drive, begins at Tudor Road and extends south to end at Dimond Boulevard. It provides convenient connections between the ramps of the Seward Highway. Tudor Road, a short distance north of the subject, is a primary east-west arterial connecting Minnesota Drive to Muldoon Road, and intersecting nearly every major north-south thoroughfare in Anchorage. Dowling Road, to the south, is a similar arterial. Old Seward Highway is just west of the subject. This fourlane secondary arterial begins near 36th Avenue and extends to the south end of the Anchorage Bowl. It intersects with all east-west arterials in Midtown and South Anchorage.

4 ALASKA WILD BERRY PRODUCTS The Business The Wild Berry Chocolate Factory has some of the state s most delicious chocolates including jelly center chocolates, fudge and Fireweed jelly. The Gift Shop sells a variety of Alaskan made products like Jams, Jellies, Salmon Treat and Meats, Ulu s, Ornate Wooden Bowls, and Alaska featured Apparel. Wild Berry Products started in 1946 with just a few items and have since expanded to nineteen jams and jellies, six syrups and sauces, dozens of chocolates and fudges, and other candies as well. That great tradition continues today 70 years later. Their berries come from all corners of the state and their goal remains the same: to bring the taste of delicious and wild Alaskan berries to as many people as possible. This business truly has an unlimited potential and a path forward for a new buyer to expand this business to reach the out of state clients demanding Alaska products. The Property and the Business The building was designed around the business requirements and laid out to meet the most efficient production process. The facility has an open flow for retail customers, plus two viewing areas for the customers to view the production process. It also has excellent parking and plenty of room for expansion. In addition to existing relationships with customers, venders and suppliers, they have highly trained and experienced employees willing to stay and help run the operation.

5 ANCHORAGE, ALASKA (Source: Anchorage Economic Development Corporation s 3-Year Outlook Report ) Halfway through 2017 it is evident that Anchorage s economy, as measured by total employment, continues to retreat from its 2015 peak. The latest available estimates place Anchorage employment down about three percent over the past two years, with the Professional and Business Services, Oil & Gas, Construction, and State Government sectors continuing to bear the brunt of local job losses. While the near-term employment picture remains troubling, there is little evidence of significant weakness in the real estate market, where communities often feel the most pain from recession. Housing prices are stable and the foreclosure rate is below national averages. In addition, while inching upward, unemployment rates in Anchorage remain at reasonable levels. The most recent labor force data sets actually show that more Anchorage residents are employed in 2017 than in It is clear that Anchorage has experienced a significant economic downturn and further trouble probably lies ahead. There is evidence, however, that the worst may be over. Oil industry employment in Anchorage appears to have stabilized with no change over the first five months of 2017 compared to the same period in Additionally, the latest available data indicates year-over-year employment losses in other sectors are moderating. In considering the condition of Anchorage s economy, a broad, long-term perspective is important. Reasonable observers have noted that the 2010 to 2015 run-up in employment was a bubble in the Anchorage economy driven largely by high oil prices and related capital spending. Now the economy is moving toward a new normal where oil money doesn t flow as freely and economic growth is driven by a more balanced set of engines. In the meantime, the importance of a long-term state fiscal plan along with consistent and competitive tax policy cannot be overstated. This is critical to oil industry investment and to other business development in Alaska as well. Uncertainty around what the future may hold for corporate and consumer taxes in Alaska is keeping investment dollars on the sidelines. With the right fiscal policy our 61 elected individuals at work in the capitol have the ability to a large degree to spur investor confidence and turn the economy around.
