Ths case was continued from the July 13, 20 10, meeting. Information Submitted bv the Auplicant The applicant submitted criteria for a master sign plan for an existing multi-tenant commercial building at the July 13, 2010, Planning and Zoning Commission meeting. At the meeting, the Commission requested the master sign plan have more consistency and uniformity. The applicant has made revisions to the master sign plan to address the Commission's comments from the meeting. The applicant proposes design standards for wall signs, awnings, and window signs that would comply with the Zoning Ordinance for all new tenants at the building. Staff Analvsis Staff reviewed the proposed master sign plan, in accordance with the standards for a site plan review in Section 4.5.D.3.d. and the master sign plan requirements in Section Section requires master sign plans for all multiple tenant commercial buildings with more than one wall sign or awning. Master sign plans allow property owners to establish sign criteria for their tenants to ensure that signs are compatible with each other in an effort to improve the overall appearance of the building. If approved, the criteria would apply only to new signs at the property. Existing signs would be allowed to remain. The criteria proposed by the applicant are for proposed wall signs, awnings, and window signs at the property. The applicant proposes allowing wall signs of cabinet-style and also flat panel signs. Individual letter wall signs have been eliminated from the previous master sign plan. The flat letter signs would consist of cut-out dimensional letters attached to a flat panel and may be lit by gooseneck style lamps. The cabinet-style wall signs would be allowed to be internally illuminated. Colors and fonts would be compatible with the overall color scheme of the faqade and would be subject to landlord approval. Window signs would be permitted and allowed to be internally illuminated.

2 Awning signs would be permitted and would be compatible with the style and character of the building, aligned with other awnings to maintain a sense of continuity, and would be limited to no more than two colors on any one awning. One solid color, black, would be preferred for the awnings. Lettering and logos would be allowed per the Zoning Ordinance. No illumination would be permitted for the awnings. All proposed criteria would comply with the sign provisions in Section 14. The Zoning Ordinance does restrict awning signage to the valance portion of the awning only if a wall sign exists at the property (Section 14.6.A.5.). In lieu of a wall sign, awnings may be permitted to have signage above the valance portion (Section 14.6.A.6.). Prior to installation, all proposed signs shall be: reviewed by staff to ensure that they comply with Section 14 and the master sign plan, reviewed and approved by the Appearance Commission, and then reviewed and approved for a sign permit. Overall, the master sign plan would be appropriate for the building and area. It would be consistent with the Zoning Ordinance. The Commission may want to discuss with the applicant if the cabinet style signs should be contoured (as presented in the previous master sign plan), or if squarehox-style would be compatible with the design scheme at the building. Staff Recommendations Staff recommends that the Commission approve the site plan review for a master sign plan for the multiunit commercial building at Busse Highway, Zoning Case Number MSP-10-02, subject to the following condition: 1. Clarifying if cabinet-style signs should be contoured, or if squarehox-style signs are compatible with the design scheme of the building. Attachments

Awnings: Shall be compatible in material and construction to the style and character of the building. Shall be generally aligned with others to maintain a sense of visual continuity. One solid color preferred (Black) and no more than 2 colors on any one awning. Must be compatible with overall color scheme of the fa~ade and will be reviewed and approved by the Landlord in addition to complying with the City of Park Ridge Building Code and Zoning Ordinance.
