3 GRAPHICS AND SIGNAGE Review and Approval. These sign_criteria have been established to eliminate excessive and confusing sign displays and to preserve and enhance the appearance of Washington Square. The design of all signs, including style and placement of lettering, size, color, materials and methods of illumination, shall be subject to prior written approval of the Landlord and issuance of all necessary city permits. Any installed non-conforming or unapproved sign must be brought into conformance at the non-conforming occupant's expense. General Requirements: 1. Prior to applying for city permits, each Tenant shall submit to the Landlord for approval before fabrication, at least three copies of detailed drawings indicating the location, size, layout, design and color of the proposed sign(s), including all lettering and graphics. 2. All city approvals and permits for signs and their installation shall be obtained by the Tenant or his representative, at his sole expense. Prior to the erection of any new signs, a sign permit must be obtained from the City of Petaluma Building Division. All tenant sign permit applications submitted for City approval shall be accompanied by the following information: a. Property owner's authorization for permit application and sign approval. b. Width of proposed tenant storefront lease area. If more.. than one :frontage exists, width of each shall be specified. c. Proposed length of sign, measured in feet. d. Sign width and depth dimensions, measured in inches. e. Construction specifications in conformance with sign program requirements. f. A site plan showing the tenant building location and address. 9

4 GRAPIDCS AND SIGNAGE g. Partial elevation, identifying proposed placement of the sign(s) on the building. Limits of tenant storefront lease area shall be included in the drawing. h. All other information as requested in City standard sign permit application forms. 3. Each Tenant shall be responsible for the fulfillment of all requirements of these criteria and of government agencies with jurisdiction and approved specifications. 4. All signs are required to be mounted directly to the sign fascia or metal raceway, as applicable. All lettering to be set off from the fascia by a one-half inch spacer unless letters are mounted to the raceway. All electrical housing must be contained within the raceway when appropriate. PART I: Size Requirements 1. STORES OVER 20,000 SQUARE FEET: ''MAJOR ANCHOR" Maximum letter height: 4' Maximum length: 70% of :frontage Maximum Area: See Exhibit 1 2. STORES OVER 10,000 SQUARE FEET: "JUNIOR ANCHOR" Maximum letter height: 3' Maximum length: 70% of :frontage Maximum area: See Exhibit 1. 10

Maximum length: 70% of frontage Maximum area: See Exhibit LOGOS AND GRAPHIC ELEMENTS Logos, initial capital letters and other graphic elements will be permitted on an individual basis at the discretion of Landlord and the City of Petaluma Community Development Department. 6. STOREFRONT WINDOW SIGNS (Optional) One sign per tenant and one additional sign for each additional storefront entrance, to be vinyl letters or goldleaf application on the storefront glass, or a neon electrical display to be suspended inside the storefront glass. Maximum area of sign: 6 square feet 7. HOURS SIGNS ''Hours" sign shall be confined to one sign space no larger than 6" high and 12" wide at each entrance, and shall not contain any sale, special announcement or other temporary information or advertising. Signage must be in white Helvetica medium vinyl letters set on glass storefront. GRAPHICS AND SIGNAGE S Q.U A R E 11

STOREFRONT IDENTIFICATION Tenant shall install white vinyl self-adhesive suite numbers in the glass panel centered over the storefront door and 12" above it in 3" high Helvetica medium letters. 8. SERVICE DOOR IDENTIFICATION Each Tenant who has a non-customer door for receiving merchandise may apply their name and address centered horizontally on the door at 5'0" above floor level in two inch high black vinyl Helvetica medium letters. ADDITIONAL NOTES 1. The area of signs is the area of the smallest rectangle that can be drawn around the entire sign. 2. The length of frontage is measured along the signage fascia. 3. Maximum height of letters includes any loops or first letters. 4. Each tenant is allowed one fascia sign, except as noted. 5. Pad buildings and stores larger than 10,000 square feet may have signage on all sides which front a street or parking lot (maximum of three). 6. Stores that are on a building comer may have two signs, provided each sign is located on a different side of the building and faces a public entrance, street or parking lot. 12

7 GRAPHICS AND SIGNAGE PART Il: INSTALLATION AND USAGE 1. No signs shall be permitted on canopy roofs or building roof. No sign or any portion thereof may project above the building. 2. All signs are required to be mounted on a raceway concealed behind the store fascia, except for buildings G, I and K which may have stem mounted external raceways.set off from the face of the building. All electrical housings must be contained within the raceway. 3. Signs shall be vertically centered on the fascia. 4. No signs shall be permitted perpendicular to the face of the building. 5. All penetrations of the building structure required for sign installation shall be neatly sealed in a water-tight condition. 6. No "A" frame signs shall be allowed. 7. Tenant shall provide, at Tenant's cost, the required circuitry for its signs, which circuit(s) shall be connected to the utility supply servicing the demised premises. 8. All electrical signs shall bear the UL label. 9. All attachments, conduit, conductors, transformers and other equipment shall be concealed. 10. Electrical service to all signs shall be on Tenant's meters and shall be part of Tenant's construction and operational. cost. 11. All wall-mounted exterior letters or signs exposed to the weather shall be mounted one-half inch from the building to allow proper dirt and water drainage. s Q u A R E 13

8 GRAPHic s AND SIGNAGE 12. All sign fastenings, bolts and clips shall be of stainless steel, aluminum, brass or bronze. 13. The sign contractor shall be responsible for the fulfillment of all requirements and specifications, completing the installation in a workmanlike manner, and cleaning up, patching and painting any surfaces damaged by the installation. SECTION D. MAINTENANCE 1. Tenant shall maintain its sign in good working order and repair to include replacement of damaged or burned out neon or bulbs at Tenant's sole cost and expense. In the event Landlord notifies Tenant of an existing defect and Tenant fails to cure said defect within ten days after notification, Landlord may cause the defect to be repaired. Tenant hereby agrees to reimburse Landlord for the cost of any such repairs within ten days after the receipt of an invoice setting forth those costs incurred by Landlord. 2. Upon termination or expiration of the Lease, Tenant hereby agrees to remove its sign and repair any holes or damage to the fascia at Tenant's sole cost and expense. SECTION E. GENERAL NOTES 1. All signs must be installed and operational prior to new Tenant opening for business. 2. All "sale" signs, special announcements, etc., shall not be attached to the storefront glass and must be set back a minimum of 18 inches from the interior glass storefront surface. 3. Except as provided herein, no advertising placards, banners, pennants, names, insignia, trademarks or other descriptive material shall be affixed or maintained upon the glass panes and supports of the show windows and doors or upon the exterior walls of the building. 14
