6 Western Hafen City Sandtorkai/Dalmannkai Western HafenCity Am Sandtorkai/Dalmannkai Am Sandtorkai/ Dalmannkai Hafen City s First Quarter The Am Sandtorkai/Dalmannkai quarter, which surrounds Sandtorhafen, has stood out as a vibrant urban neighborhood for a long time, and was all but completed when the nearby Elbphilharmonie opened. This quarter, Hafen City s first, was finally completed in Many people have been residing, working, and living there for many years. Eight new buildings are located at Am Sandtorkai (1 8) to the north of the traditional central harbor basin. The areas directly across from the UNESCO World Heritage Site of Speicherstadt are split about equally into office and residential spaces. The long promontory of Dalmannkai extends from the south of the harbor basin and features 15 newly-built ensembles (9 23) which are predominantly residential units. Just like virtually everywhere else in Hafen City, the five-meter-tall ground floor is occupied by businesses, galleries, restaurants, cafés, bistros, and bars. These varying types of spaces are always interspersed in a fine-grained way; usually, these types of amenities coexist within the same building. This juxtaposition between the approximately 1,000 residents and 50 companies, retail establishments, and eateries who call this district home has created a lively and compartmentalized district that alternates between urban and suburban in equal parts. The traditional harbor, which also forms the spatial center of the quarter, has become a berth for up to 30 historic vessels pertaining to the Hamburg Maritime Foundation. In terms of urban development, Am Sandtorkai/Dalmannkai is framed by squares and promenades which like almost every open space throughout Western Hafen City were designed by EMBT (Barcelona, Spain)

7 Western HafenCity Am Sandtorkai/Dalmannkai They artfully create an interplay between water and land, and contrast austere, maritime forms with light, Mediterranean influences. Since January 2017, the quarter has been home to the Elbphilharmonie, Hamburg s newest landmark. The influx of visitors to this internationally renowned concert hall has exceeded all expectations, resulting in long ticket lines, concerts sold out within minutes, and an open plaza which, with an estimated 1.7 million visitors per year, is expected to receive over twice as many guests in the future. Construction in accordance with plans drawn up by Herzog & de Meuron lasted almost ten years. Now, the hall s wave-crested 110 m tall glass construction crowns the painstakingly maintained cubiform base and imposing façade of what was once the Kaispeicher A ware house. Located in the Elbe river, it lies exposed on the tip of Dalmannkai, yet simultaneously nestled within a high-density urban ensemble of buildings. 15 Western HafenCity Sandtorkai/Dalmannkai Am Sandtorpark/Grasbrook Western HafenCity Am Sandtorpark/Grasbrook Am Sandtorpark/ Grasbrook The Am Sandtorpark/Grasbrook quarter is not just a popular location for many international companies the area has also boasted a neighborly atmosphere for a long time, with its many (family) apartments, two parks, the Katharinenschule elementary school, and a large treasure island-themed playground. The Katharinenschule elementary school (29) is certified gold with the Hafen City Ecolabel, and has been a social hub within the quarter since The Katharinenschule also features an integrated gym hall, and is adjacent to a building which houses a day care center with a nursery, plus 30 apartments. Family-friendly residential buildings in the neighborhood (28a + b) also contribute to this district s social diversity. Since 2013, the 7,100 m 2 Grasbrookpark, with its many play facilities and leisure amenities for both children and adults, has constituted the southern intersection to the neighboring quarter of Strandkai. The last construction project in the quarter, which was completed at the end of 2017, also focused on housing development. 135 apartments were built directly beside Grasbrookpark according to plans drawn up by the architectural firm BKK-3 (Vienna). Cooperative apartments, subsidized public housing, studios, student residences, a daycare center, and other sites for retail purposes were among the units built. The quarter is characterized overall by its unique international feel and its many enterprises. The renowned architect Richard Meier designed the Hamburg-America-Center, where Amerikazentrum Hamburg e. V. organizes a varied cultural events program. The Buss Group has used the largest area of the office building directly bordering Sandtorpark as their headquarters since fall

16 Western HafenCity Am Sandtorpark/Grasbrook The three buildings of the neighboring International Coffee Plaza were also designed by Richard Meier, a previous winner of the Pritzker Architecture Prize. The buildings were developed by the entrepreneurial Neumann family, whose company group of the same name can be found in the widely visible, 13-story Ellipsenturm, one of the main architectural landmarks in the quarter. The German headquarters of the shipping company Eukor are also located here. The art dealer Gregor Bröcker opened two galleries on the ground floor of the opposite building in Two other large buildings directly bordering Sandtorpark offer even more space for companies. The distinctive SKAI office block, which covers 16,000 m 2 GFA and features an eye-catching façade made up of copper elements, has been located to the north of the pack since Its plans were drawn up by the Hamburg-based architects Böge Lindner. To the south of Sandtorpark lies the Centurion Commercial Center (14,600 m 2 GFA), which has been awarded the gold Hafen- City Ecolabel. The Dahler & Company Group, as well as small and medium-sized businesses, eateries, and retail stores on the ground floor, can be found here. In the future, it will shape the cityscape to the south, already visible from Elbbrücken. The general structure of the quarter s urban plan by Böge Lindner Architekten, an architectural firm based in Hamburg, is a perimeter block development and seven additional residential buildings, each varying between 55 and 60 m in height. While office spaces for modern service providers dominate the south-eastern part of the quarter across from the cruise terminal on the Elbe, it is mostly apartments that are popping up around Grasbrookpark, as well as on the exposed quay tip, which has been reserved exclusively for residential purposes, except for the ground floor (55 57). One of the first widely acclaimed landmarks of Hafen City made its debut in 2009 as part of an impressive building ensemble to the south of Marco Polo Terraces. This office complex (59) for 1,100 employees at the consumer goods concern Unilever s DACH (German, Austrian, Swiss) headquarters stands out due to its high degree of sustainability in 2011, it became the first office building to be certified gold with the Hafen City Ecolabel. Bestowed with several awards, it features a simply breathtaking light-flooded atrium, open-plan offices, and horizontally staggered workspaces. The roughly 60 apartments in Marco Polo Tower have also been honored with several awards. The building won the property development Oscar when it was awarded the MIPIM Award in 2010 within the Residential Developments category. The two private universities in its direct vicinity, the International School of Management (ISM) and Frankfurt School of Finance & Management, have been educating the business experts of tomorrow since 2010 and 2011, respectively. A meandering building structure, broken up and punctuated by three nine-story point blocks (35 38), defines Brooktorkai. The Speicherstadt, whose colors are echoed in the redbrick facings, is a clear influence in its architecture. In total, 30 apartments with a view of Lohsepark are located in one of the three towers in the ensemble. Traffic noise and the narrow layout of the quarter mean that residential units are not as emphasized here as in other quarters. The north-east gateway to Hafen City, Ericusspitze, is defined to a great extent by the SPIEGEL Group publishing house and the Ericus Contor. In September 2011, the publishing house merged its entrepreneurial activities in a new construction built according to plans drawn up by Henning Larsen Architects (Copenhagen). This building was certified gold with the Hafen- City Ecolabel in

Retail units occupy 23 percent of its area, while the rest is home to eateries, entertainment venues, offices, a vertically integrated cruise terminal, and different hotel spaces with roughly 1,150 rooms, as well as 1,100 (partially subsidized) apartments. Since 2010, the northern part of the quarter has been all but completed. Today, over 24 boutiques, stores, and culinary establishments (including a large fresh foods market, an organic food store, a drugstore, and a local post office), over 340 apartments, and just about 33,000 m 2 of office space can be found here. The foundation for this was an overall urban concept by internationally renowned architects based on construction plans drawn up by Trojan + Partner. The open spaces all across Überseequartier as well as the areas around Magdeburger Hafen will be realized according to a concept drawn up by Beth Galí and her office BB + GG arquitectes. The Astor Kino Lounge, which will be a premium cinema with over 440 seats, the Pierdrei Hotel, 219 partially subsidized rental apartments, and smaller long-stay apartments will be built on the last free plots (34/15 and 16). The Altes Hafenamt (the old harbor master s office) (34/5) is one of the few remaining pre-existing buildings in Hafen City and was reopened in March 2016 as a high-quality hotel with a restaurant and gym concept after painstaking conversion work. Since Unibail-Rodamco s acquisition and realization a new era has begun to the south of Überseequartier. Its roughly 260,000 m 2 of land has served as an inner-city retail, gastronomical, leisure, service, and residential focal point since April 2017, complementing offers already available in Hafen City

38 Central HafenCity Elbtorquartier Central HafenCity Elbtorquartier Elb torquartier A vibrant, diverse quarter is developing between Magdeburger Hafen, Brooktorhafen, and Am Lohsepark. Elbtorquartier draws upon very different building typologies in its urban design. While buildings to the south are being built up to 70 m tall, to the east, a roughly 170 m long block structure, also incorporated into Magdeburger Hafen, ties into pre-existing buildings on Hongkongstrasse. At the same time, it will be the first extensively sustainable Hafen City quarter, with an overwhelming amount of buildings boasting the gold Hafen City Ecolabel. As the oldest building in Hafen City, Kaispeicher B, erected in 1879, serves as the entry point between central Hafen City and Speicherstadt, and has been home to the International Maritime Museum Hamburg (40) since summer The storehouses directly beside it (41) were converted by Gebr. Heinemann into its company headquarters in 2007/2008. The extension directly across from it (42) was completed in summer Now, a glass connecting structure docks the new building to the existing Heinemannspeicher (41), which has also been certified gold according to Hafen City Ecolabel requirements. At the end of 2013, one of the most innovative and sustainable buildings in Europe was opened to the south of Busanbrücke: the Elbarkaden (43 45). A special feature of this complex, which has also been certified gold according to Hafen City Ecolabel requirements, is its 170 m long flood-protected arcade integrated within the building, which runs parallel to the Elb torpromenade. 39 Western Hafen City Elb torquartier Some outstanding players on the creative scene have selected Elbarkaden as their main location, including designxport, the most important hotspot of the Hamburg design scene, if International Forum Design GmbH, and the agency PSBZ, led by the renowned designer Peter Schmidt. A creative sector hub is gradually developing here, as agencies and start-ups spring up within close proximity of each other. The southern part of the ensemble (45), featuring highly visible wind turbines, is the German headquarters of both Greenpeace and Greenpeace Energy eg. This quarter has a special significance for the whole of Hafen City and its bordering neighborhoods, not just because of the lush, central Lohsepark, completed in July 2016 with the denk.mal Hannoverscher Bahnhof memorial, but also due to the high school Schulcampus Hafen City, which consists of four grammar schools and two district schools (77). The starting point for development in the quarter was, to a certain extent, the listed and outstandingly renovated Hildebrandtblock brick ensemble between Lohseplatz and Shanghaiallee, now the headquarters of the privately owned Prototyp automobile museum (69a). Next door and also directly adjacent to Lohsepark, an urban plot (70 72) consisting of almost 500 rental, social, joint, and privately owned apartments, student residences, social amenities, three daycare centers, and a hotel is currently under construction. 50 Eastern HafenCity Oberhafen Eastern HafenCity Oberhafen Oberhafen Oberhafen forms the nucleus of Hafen City for a long time, this quarter was the main freight yard of Hamburg, but over the last ten years, it has become a hub for many diverse creative purposes. Local conditions, such as expansive warehouses and its central location, make this area perfect for the development of vibrant creative and cultural amenities, as well as sports facilities. In contrast to the rest of Hafen City, the repurposing of pre-existing buildings, primarily single-story warehouses, will be the starting point for new developments. The properties will not be sold, but remain permanently in the ownership of Stadt und Hafen special assets (Hafen City Hamburg GmbH) to keep the development within Hamburg s best interests, such as to offer lower rents. Oberhafenquartier s appearance is characterized by long stretches of warehouses and multistory façades. As the area stopped officially serving as a train station as recently as 2015, its transformation into a creative quarter can only be carried out step by step. Over the long term, Oberhafenquartier could offer sports facilities as well as up to 500 jobs in various cultural and creative industry sectors. The development options for the quarter will be reviewed over the course of an intensive, long-term dialog process. Throughout the entire development phase, Hafen City Hamburg GmbH will work in close collaboration with Hamburg Kreativ Gesellschaft mbh and consult creative enterprises and professionals. Expressions of interest were invited for the first time in early 2012 to find a use concept for a vacant site, with the jury selecting Hanseatic Materialverwaltung. This successful concept sets out to supply equipment and scenery to cultural and educational institutions in Hamburg. Further concepts from the second round of selection were collected in summer 2017 in Halle 4, including die Halle, Hamburg s first indoor arena for parkour, dance, and the performing arts. Additionally, the quarter offers opportunities to pursue many different sport and leisure activities. The in-depth planning and realization of infrastructure for public sports facilities has

A green, socially diverse residential and recreational quarter is being created on both sides of the harbor basin in Hafen City, with various subsidized residential units for families, students, and seniors, and which will involve different social partners in the living concept s development, plus create many jobs. The topographical center of the quarter is Baakenpark, a 1.6 hectare artificial peninsula in the harbor basin, which serves many functions. As a local park, the plot serves as a recreational area and an aesthetically pleasing recreational zone that also connects the north and south parts of the quarter. In terms of transport, the plot is very well-connected new road and bridge connections are still in development. Alongside road construction, the U4 is being extended from the Hafen- City Universität station to the Elbbrücken station. The first groundbreaking ceremony for a construction project took place here in early summer 2015, with the construction of a family hotel (81a). The JUFA company project, just like the 150 publicly and privately subsidized apartments on the neighboring property (81b), will be completed in spring 2018, so that the first residents to the quarter will move in at the same time as the first hotel guests. From mid- to late 2018, this will be followed by the completion of a 15-story campus tower (80) next door with plots for start-ups, entrepreneurs, and Hafen- City University, as well as a residential building by the water. On the southern part of the quarter around central Lola-Rogge-Platz, an urban village center, which will offer residents of eastern Hafen City an attractive marketplace with local stores and leisure, sport and cultural amenities, is in development. 62 Eastern HafenCity Elbbrücken Eastern HafenCity Elbbrücken Elbbrücken Elbbrücken will serve as the second main urban center of Hafen City, after Überseequartier. This district will feature a high density of business and residential spaces, and will be characterized by its spectacular skyscrapers, three waterfronts, and large central square. This will be facilitated by an outstanding public transport connection with a newly connected U-Bahn station and S-Bahn station from December In addition, transport users in the quarter will benefit from an innovative sustainable mobility concept which will encompass the entirety of Eastern Hafen City. The urban plan by Zurich-based Hosoya Schaefer Architects strikingly defines the eastern entry point to Hafen City and offers a solid basic structure for further development. Loidl, a Berlin-based studio, won the open space competition. The Elbbrücken quarter will become a high-density business location for small and large companies with 11,000 jobs from 2018 onwards. About 1,400 apartments are planned in close proximity to the River Elbe, Baakenhafen, Billhafen, and the green island of Entenwerder. In order to maintain an acceptable noise level around the residential buildings, the east end of Baakenhafen was partially backfilled in spring This means that a double row of the new constructions can now be put in place, and higher external commercial constructions on the outside will be protect residential buildings on the inside that are facing the water

63 Eastern Hafen City Elbbrücken The first properties tendered in the Elbbrücken quarter from April 2016 offer a great deal of space for advanced new work environments and a high degree of innovation. Plans include a healthcare prevention center (121), the headquarters for the photovoltaics company Enerparc (118), and The Pier (110), a high-tech smart building. A large international conference hotel (119) will also be built in direct proximity to the Elbbrücken train station on the elevated segment. In 2018, four more properties (111, 112, 114, and 116) in the direct vicinity of the water were awarded for residential and work concepts, as well as public uses on the ground floors. Furthermore, the properties 101, 103, , 117, and 120 will soon be tendered for an interesting array of mixed-use office and residential projects. For the first time in Hamburg s history, an skyscraper will be built directly beside Elbbrücken, where it will serve as a new, southern gateway to the inner-city.
