3 THE LOCATION Herculaneum Quay is situated on a direct thoroughfare into the city centre, meaning the vibrant nightlife of bars, restaurants, theatres and music venues, together with Liverpool ONE shopping, cafes and galleries are just minutes away. Closer still is the historic Albert Dock, one of the UK s most popular tourist destination attracting millions of visitors every year. It is home to Tate Liverpool, the Merseyside Maritime Museum and has an abundance of bars and restaurants plus a variety of lively speciality shops. Herculaneum Quay also benefits from amazing views of Liverpool Marina where many small boats and yachts are moored. Over the existing slipway at the site we plan to construct an urban beach to be enjoyed by residents and visitors alike, adding a new level of animation and emphasising the waterfront location. Close to the site are a number of small retail and commercial operations, plus the Nuffield Health Club just across the road. Brunswick Station, linking Merseyrail with the inner city network and Lime Street mainline station is just two minutes walk away. For journeys further afield, Liverpool John Lennon Airport is only seven miles away. 03
4 THE DEAL Construction has started with completion in early 2017 Each unit is sold with a 175-year lease CASH DEAL PAYMENT PLAN 5000 reservation fee (deducted from total purchase price) 35% of purchase price exchange at 28 days after reservation 35% of purchase price 3 months later 30% of purchase price paid on completion (All monies are to be held in escrow and drawn down at pre-determined stages of the construction schedule. This will be signed off by both the Architect and the Solicitor) Each unit has the benefit of an assured rental for 1 year. The assured rental amount is 8.5%. 04

10 LIVERPOOL PAST 1852 Liverpool Overhead railway opened from the North to the South of Liverpool to transport the workers to Herculaneum Dock Work begins to build Herculaneum Dock. Most docks are built onto the shore, but Herculaneum is dug from dry land using explosives. Unexcavated material form a dam that keeps the water out until the dock is finished. Removed material is dumped at sea. Two graving docks (dry dock: a large dock from which water can be pumped out; used for building ships or for repairing a ship below its waterline) are also opened. These are the main reasons for building the Dock. Herculaneum Dock is officially opened it will mainly deal in Oil, Coal and Ship Repair Parts of Herculaneum Dock are enlarged A fourth Graving Dock opens at Herculaneum Dock. Dredgers, Coasters, Steam Hoppers, Tugs and Surveying Vessels visit regularly A Coal strike affects trade at Herculaneum Dock that begins to decline. Closed due to 2million of repairs required but no finance was obtained or offered from the council. The line was closed Herculaneum Dock closes and is filled shortly after. The Oil Trade has moved across the river to Tranmere. The casemates are still very cheap to rent so are used to store wine and cotton. HERCULANEUM DOCK HISTORY 10
11 LIVERPOOL SKYLINE THE FUTURE Liverpool Waters is a massive redevelopment of Liverpool's dockland between the city centre and the still active modern port.
