No one would guess what is hidden at the very top of the southern side of the simple Opernringhof, which was built by Carl Appel and Georg Lippert in the 1950s in place of where the Heinrichshof stood previously. Here on the Ringstrasse - facing the Staatsoper - this unique, spacious apartment with an extraordinary terrace came into being by combining two apartments located on the ninth floor. The Location The Albertina, the Hofburg, the Academy of Fine Arts, the Museumsquartier, the Musikverein of the Vienna Philharmonic Orchestra, the Wiener Secession building, the Otto Wagner pavilions, and the Art Nouveau-style Naschmarkt buildings are all located in this area. And these are just the highlights located within the immediate vicinity of the apartment. The famous shopping streets, Kärntner Straße, Graben, and Kohlmarkt, all lie within a comfortable walking distance. The Design The layout of this residence which is devoid of any of the sloping walls or dark, unused corners that usually characterize an attic space is exceptional. The apartment is made up of a living area and a private area. Through the main entrance leading up to the southern-facing terrace, you enter one side of the living area, while the private area is located on the opposite side. The large, open living, kitchen, and dining areas in which life takes place in a flowing configuration of space with direct access to the terrace is spacious and airy. The private area has three rooms, a bedroom, guestroom, and nursery, as well as bathrooms all centrally accessible. The master bedroom has a large set of doors leading directly out onto the terrace. All the usual additional rooms are also included, such as a utility room, a walk-in closet, a guest toilet, and two bathrooms. The Renovation The conversion was carried out using the highest quality systems and materials. Practically no stone was left unturned. Large, naturally broken Brazilian slate tiles in an elegant dark tone for the floors, lightly stained, natural wood doors and windows, Corian, glass, Burma teak, lots of white, and plenty of light and sun these discreet and elegant materials contribute to the unique and stylish design of the entire apartment. The technique is invisible but effective: the blinds, the temperature control, the light everything is made comfortable, safe, and easy through the BUS system (KNX). The Indoor Climate The climate in the apartment is optimal in summer as well as in winter. The thermal mass of the building structure is high, which is especially important in the roof area. The insulation has been improved on every possible spacedelineating exterior side, the large windows were updated (renewed) to the latest technical standard. The materials are natural and of high quality and, of course, plastics have been avoided as much as possible. The shade on the south side is effective, in addition, there is an awning that enables one to be comfortably outside at any time. In summer, the solid ceiling can be cooled in different zones, in winter, the in-floor heating can be activated. The central heating with convectors has the task of responding to rapid temperature requirements. The Terrace The apartment has a hidden terrace facing south on the same level as the apartment, virtually perched above the city, where the sun remains a loyal companion throughout the day. The stylish shades and gentle green make spending time on this Burma teak (which has been the most beautiful and durable wood used for exterior spaces for more than 30 years) outdoor area an airy and pleasant experience. Sights such as the Belvedere Castle and the Karlskirche can be admired from here without the hassle of sightseeing.
