9 BACKGROUND INFORMATION The Tanshall & Caskieberran Estate is an excellent example of a Regeneration area and demonstrates this through the demolition of unpopular housing and the redevelopment of the land. The new homes help meet the needs and aspirations of the tenants, the local Community and ultimately make the Estate a nicer and safer place to live. The Estate comprised of a number of 5 storey maisonette blocks built in the 1960 s. Given the low demand for this type of housing and the number of maintenance, safety and social issues associated with their use, the area was designated an Estate Action area in February Since then Kingdom has worked closely in partnership with Fife Council, Scottish Government and the local Community to make a positive contribution towards the redevelopment of the Council owned maisonette sites. To date Kingdom has completed 6 new build housing projects with the final 2 phases due to start on site in The Housing Needs Assessment for the area identified a need for a range of house types, which these projects have helped address by providing a mix of 2, 3 and 4 bedroom properties. The most recent phase to start on site also includes a number of 1 bedroom properties. From the 133 new properties built, 53 were suitable for older people or people with mobility problems, 2 designed to wheelchair standards and the remainder for general needs use. The sites have been designed to provide a mix of single and two storey houses and 3 storey flats. With the exception of the flats all have private gardens. In curtiledge parking has been provided on the sites where possible. The properties have been designed and built to a high quality standard and include; full double glazing, gas central heating, sufficient storage and fitted wardrobes. All 2 storey houses have a fully fitted bathroom upstairs and toilet or shower room downstairs. The fourth phase includes properties with sun pipes and solar thermal panels. The new homes being built in Phases 7 & 8 have been designed to achieve Building Standards Silver Standard for energy efficiency and will include energy monitoring meters, renewable technologies and an enhanced building envelope. All amenity housing has non slip flooring fitted in the bathrooms and kitchens. The drainage in the bathrooms is designed to enable the bath to be removed and a wet floor shower area installed with the minimum amount of alteration should this be required to meet the tenant s needs. Through close liaison with the Planning Department and Fife Constabulary s Architectural Liaison Officer, careful thought has been given to the design layout of the new build developments to ensure that connections to the Estate and Boblingen Way are maintained but at the same time ensuring the safety of the public.
10 The completed projects achieved Secured by Design accreditation which has a proven track record of reducing crime in the areas where this standard has been obtained. A number of successful training opportunities have been provided through the regeneration projects. One of the completed phases enabled the training placement to gain full time employment with Hart Builders. Kingdom has worked closely with the local Tanshall Primary school, as part of the regeneration work being carried out in the area. This has involved a number of visits to the school by Kingdom staff, Fife Council and Hart Builders. Site visits have also been held with the pupils to give them an opportunity to see projects taken from demolition stage through to completion of the new homes. We also commissioned artwork for the Phase 3 development and in partnership with the school, their pupils created picture images which were carved onto volcanic rocks and placed throughout the development.
