2 HISTORY The property in question is a building referred to as the Margrabska townhouse, which is one of the oldest brick-built architectural structures in the city (it dates back to the second half of the 13th century and was expanded over the next two centuries). Initially, the property belonged to Witek, the mayor of Sandomierz, and in 1312 was confiscated by Władysław the Elbow-high. At the end of the 14th century, a mint operated in the building located there at the time. At the beginning of the 17th century, the townhouse was rebuilt into an early-baroque palace residence. In the second quarter of the 18th century, the mansion went through further modernisations and reconstructions, and was (from 1727) a seat of the Wielopolski family. A new staircase was built, and the building was covered with a high, mansard roof. The building was the property of Franciszek Wielopolski, the first president of the city of Kraków, among others. The Margrabska townhouse, managed by the owner's representative, Jan Szaniecki, was converted into an inn (a tavern) for the gentry in the 1780s. Tadeusz Kościuszko spent a night there in The function was embraced. In the era of the Duchy of Warsaw, the inn was leased and in 1814 the palace bought by Piotr Lipiński, who turned it into the Drezdeński hotel in Renovation in 1864 did not change the function of the building. Modernisations introduced over the next decades were limited to dividing the interiors into small rooms. Not until the years did Teodor Hoffmann convert the building into Bank Gospodarstwa Krajowego, with modernisation works being completed in Further renovations and conversions of the interiors were made in the years 1951 and Piasecki's confectionery in this building was turned into an elegant coffee house called "Kawiarnia Bankowa". 1
3 THE OBJECT OF SALE (1/3) The object of sale is a property which is a registered lot no. 181 (from no. 1 area) with the area of 908 m2, with a developed "Margrabska" townhouse with a total useful floor area of 2, m2 (including staircases and technical rooms). The entrances to the building are located at ul. Floriańska and Rynek Główny. The building consists of one underground floor and four floors over the ground level. The ground floor has a commerce-service function, whereas the first and the second floors contain office accommodation. The top floor (in the 1990s an attic with residential function) is currently not in use. There are technical rooms in the attic, i.e. a gas boiler room and ventilating rooms (winter and summer). On each floor there are social rooms. In the northern part of the building there are two landings, i.e. landing I with a useful floor area of m2 and landing II with a useful floor area of m2. The building is in a good technical condition. The outer facade of the building was renovated in The building is equipped with installations; electrical, gas, water and sewage system, teleinformation, ventilating, Multi Split air conditioning (ground floor, floors I and II), central heating. It has a goods lift and 2 passenger lifts. No parking spaces. Land and mortgage register no. KR1P/ /9 is maintained for this property. The property was entered into the register of objects of cultural heritage. 2

6 PLANNING DETERMINERS (1/2) According to the local spatial development plan for the "Stare Miasto" area adopted under resolution no. XII/131/11 of 13 April 2011, the property in question is situated in the area marked as MW/U.13 with the following purposes: basic purpose: multi-family residential buildings with services, collective residence buildings and premises, such as: hotels, hostels, guesthouses; conservation protection, land and building development: 1) The property in question is a building entered into the register of objects of cultural heritage protected by law according to the requirements of separate regulations. 2) It is mandatory that land and building development be introduced according to the rules of the established conservation protection for buildings and lands. 3) It is prohibited that residential premises be located on the first floor over the ground level of the front buildings and on the underground levels. 4) It is permitted that service premises be located on the first two floors over the ground level of the buildings, as well as on the underground levels, as long as an access to the living area (internal communication) that is independent from service premises is provided. 5) It is permitted that services such as: hotel services, banking services, science, higher education or culture be located together in all the buildings on a given land. It is mandatory that the historic development plan be maintained in the MW/U areas: townhouse (front building), court (court yard), outbuildings, with the possibility of introducing changes due to historical circumstances, taking due account of separate regulations. 5
7 PLANNING DETERMINERS (2/2) According to the local plan, the property in question is subject to full conservation protection. The building was entered into the register of objects of cultural heritage protected by law according to the requirements of separate regulations: "Margrabiowska" townhouse, side outbuilding (eastern), back outbuilding objects of cultural heritage reg. no. A-175 of 17 December All building works need to be agreed upon with the voivodeship conservator of monuments. The property in question is not situated in a degraded area or a revitalisation area, under the act of 9 October 2015 about revitalisation. 6
8 LOCATION The property is situated in the inner centre of the city, in the Stare Miasto, at the junction of ul. Floriańska and Rynek Główny, at a distance of approx. 750 m from the Galeria Krakowska, and in immediate proximity to St. Mary's Basilica. The property is adjacent to ul. Floriańska in the east and to Rynek Główny in the south. In the north and in the west in turn, the property is directly adjacent to other townhouses with residential-service function. Ulica Floriańska is a major pedestrian route connecting Dworzec Główny (main station) with Rynek Główny, and further with the Wawel Royal Castle. Due to its location in the area of the Stare Miasto, the property has limited accessibility. In the immediate proximity to the property, traffic is limited exclusively to municipal services vehicles and vehicles with authorisation from the Municipal Infrastructure and Transport Management Office in Kraków (Zarząd Infrastruktury Komunalnej i Transportu w Krakowie). In regard to the access to public transport, the nearest stops are at the junction of ul. Westerplatte and ul. Wielopole, as well as in ul. Basztowa and ul. Dominikańska (approx m by foot from the property in question). Kraków Airport is located approx. 13 km away, and Kraków Główny train station - approx. 1.1 km (by foot). 7
9 LEGAL STANDING Land and mortgage register no. KR1P/ /9 is maintained for this property by the IV Land and Mortgage Register Department of the District Court for Kraków - Podgórze in Kraków. The entry in the section I-O (designation of the property) reads: A plot of land no. 181 (from area 1) with the area of 908 m2. A two-storey building with an attic, double front, an outbuilding with cubature of 20,469 m3, referred to as the "Margrabska" townhouse. The land owner is the State Treasury. The perpetual user of the ground and the owner of the building, which is a separate property, is Bank Polska Kasa Opieki S.A. The perpetual usufruct expires on 5 December The third and the fourth sections of land and mortgage register have no entries. 8
10 STARTING PRICE ADDITIONAL INFORMATION Starting price The price of the abovementioned property is: PLN net The Bank is considering leaseback of a part or the entirety of the occupied surfaces in the building.
