15 SPECIFICATION 1.0 General Building Specification - 25 Watling St. 1.1 Building Regulations The development has complied with conditional planning and Listed Building consent granted 23 December Typical Workspace Depth Due to the existing building depths the distances to windows is a maximum of 8.5 m. 1.3 Dimensions Finished floor to ceiling heights: Ground floor 3,400mm 1st to 3rd Floors 2,500mm (with a central raft at 2,350mm) 4th Floor 2,500mm (with exposed services and structure) Office floor above 25 Watling Street reception has 65mm screeded floors with flush trunking and floor boxes (tenant supply), all other areas have metal tile raised floor. Office floor above Watling Street have 70mm floor void with floor boxes (tenant supply), above Watling Street have 35mm floor void with floor boxes (tenant supply). All office floors allow for 10mm carpet zone. 2.0 Structural 2.1 Floor loadings The new structural slab areas engineered to meet the following design criteria: 3.5 kn/ sq m (2.5 kn/sq m office floor loading and 1.0 kn/sq m partitions) 2.2 Internal circulation The both existing lifts are fully restored. 2No. 7-person passenger 1.6m/s serves office floors from reception. Dark grey PPC steel framed glazed pivot door and aluminium windows with lowlevel decorative louvres to reception entrance. Brushed stainless steel building signage has been incorporated into the restored Portland stone above the entrance. External LED lighting covered by a PPC aluminium flashing drip is incorporated the length of the facade along the junction between the Portland stone spandrel and brickwork above. The brickwork on the façade is restored and painted dark grey with Keim mineral paint - Soldalit New aluminium framed and panelled door provides for the rear escape and cycle store entrance with integrated over door louvres and side entry panels. 3.2 Curtain walling/glazing Dark grey PPC aluminium frames with structurally glazed insulated double glazed windows and PPC steel framed doors to ground floor with silicone joint to cladding panel junction. Discreet aluminium framed sliding secondary glazing, sprayed white to all existing single glazed windows on all office floors. 3.3 Entrance doors Dark grey PPC steel framed glazed pivot doors as part of the curtain walling to reception entrances. 3.4 Office terrace Dark grey PPC aluminium framed structurally glazed window. PPC aluminium framed glazed door with side light to terrace. Refurbished facade painted with Keim mineral paint - Soldalit Millboard golden oak composite deck system on pedestal supports to terrace floor. Laminated structural glass guarding secret fixed on parapet wall with brushed stainless steel capping and dark grey PPC aluminium coping. 4.0 Internal areas 4.1 Office areas Floors: Medium grade 600 x 600mm metal tile raised floor generally. Screed floor to office floor above 25 Watling Street reception with floor boxes. Floors to receive carpet finish by tenants. Ceiling: 1200 x 300 mm metal tile suspended ceilings with integral LED linear lighting and diffusers. Plasterboard perimeter margins and central ceiling raft with recessed linear LED lighting. 4th Floor: Plasterboard soffit with exposed services including suspended LED linear lighting and diffusers. Walls: Plasterboard walls, taped and jointed with paint finish. Doors: All doors are solid core hardwood with hardwood lipping, white factory spraypainted doors with satin finish. Doors are concealed framed with white factory sprayed metal frame reveals. All ironmongery is satin stainless steel with concealed fixings. 4.2 Toilets Provision: One person per 10 sq m based upon selfcontained toilets floor by floor. (WC provision calculation based on BS ). Floors: Bespoke terrazzo tiled flooring on bonded screed. Walls: Bespoke terrazzo tiles to one wall around WC pan. Ash veneer vanity units and counter top basins. Other walls have a double layer of moisture resistant plasterboard and recessed white aluminium skirting. Ceiling: MF plasterboard ceiling with tape and jointed finish. Surface mounted LED can fittings. WC extract in ceiling trough formed in plaster board. Cubicle doors: Hardwood timber lacquered full height cubicle doors and screen wall with full height push plates. All ironmongery satin stainless steel. Sanitary ware: Wash basin Crosswater-Gerona basin and WC Duravit-Stark 3 high quality Crosswater-Kai stainless steel taps. Stainless steel toilet roll holder and recessed paper towel dispenser and bin unit. First stair and landing from reception is re-clad in bespoke terrazzo tiles to match the reception flooring. 5.0 Mechanical services The following design criteria have been used in the design of the refurbished building services.
