14 Specification The Building The building provides 49,827 sq m / 536,338 sq ft of Grade A office and ancillary accommodation over 15 floors. There is a total of 61 car parking spaces (plus six disabled) for the building located at basement levels. The building is of steel frame construction supporting lightweight concrete floors. It is clad with a system of preassembled aluminium glazed panels. The building has two large atria which have been internally glazed. The Accommodation Common Parts The accommodation has three cores, a larger central core to the rear of the building containing stairs, lifts and toilet facilities, and two smaller cores to the front of the building, one at each side of the atrium. Steel lined, solid core fire exit doors are located on all elevations. The main access to the building is to the south from Canada Square, via a double height, marble clad, entrance hall/ reception. Secondary access is located in the south west corner of the building, via two escalators up/down from the promenade level to the main ground floor entrance hall. This second entrance, from promenade level, links through to the adjacent building, 8 Canada Square (HSBC HQ), which provides access through to Canada Place Mall and direct access to the Canary Wharf London Underground Station. WCs There are high quality WC facilities provided throughout the building and additional provision on some floors is available. Floorplates The floorplates are typically square in shape with a void at the front of the building running from levels 4 to 9 with a second atrium from level 11 through to 15. The floorplates on levels 1 to 3 and level 10 fall between 2,880 sq m and 2,973 sq m (31,000 sq ft and 32,000 sq ft) due to the atria voids. Escalators There are 6 escalators which connect between the trading floors (Levels 1 to 3). In addition there are 2 escalators which connect to the underground mall. Air Conditioning The building is cooled by a Fan Assisted Terminal (FAT) Variable Air Volume (VAV) system. Additional cooling load may be available by connecting to the main chilled water risers (subject to verification by the Building Manager). The fresh air rate per sq m is 2.33 L/sec.
