Ventilation Supply Air Temperature VRF Fan Coil Operation Lighting Occupancy Open plan office areas: 12l/s per person toilets & showers 10 air changes per hour fresh air ventilation. 18 o C to 22 o C (18 o C maximum cooling/peak summer). 24 SPECIFICATION ELECTRICAL SERVICES DESIGN CRITERIA Office Small Power Lighting FIRE Alarm System Lighting Levels (In accordance with CIBSE design guide) 25 W/m² 12 W/m² L1 Open plan office areas: lux (average at the working plane) Toilets: 200 lux Circulation / staircases / lobbies: 150 lux Reception / entrance: 250 lux Plant rooms: 250 lux Emergency lighting: as BS 5266 All lighting utilises T5 luminaires with integral emergency facility as required. In addition to the main office luminaires, supplementary LED luminaires are provided along all window and core perimeters. The lighting system is designed to comply with the requirements of the building regulations part L with respect to their overall efficacy, namely that the overall efficacy for the luminaire-lumens/circuit watt will not be less 55. Toilet & Lift Lobby Lighting Lighting Control Lighting in the toilets and lift lobbies are by wall and ceiling mounted LED strip lighting with LED tape feature lighting. An automatic lighting control system is installed, comprising of a floor area controller within each tenancy area allowing lighting to be configured in each area. This is a DALI based lighting control system with all luminaire provided with addressable DALI control ballasts. Each area controller shall have a series of motion and day light detectors, which are configured to automatically control the operation of the luminaries. PUBLIC HEALTH SERVICES The cold and hot water systems are in accordance with BS 6700, The Water Supply (water fittings) Regulations, approved document G3 and all relevant building control requirements. All pipework, fittings, meters and valves used in the water services installation are WRAS approved. Design flows of hot and cold water to sanitary appliances for pipe sizing, would be based upon diversified demand units. Outlet Fitting or Appliance (as WRAS Guidance) Above Ground Drainage Design Discharge Units WC cistern (to fill in 2 minutes): 0.10 minimum flow rate l/s Washbasin (pillar or mixer taps): 0.06 minimum flow rate l/s Hand basin (pillar or mixer taps): 0.06 minimum flow rate l/s Shower head: 0.10 minimum flow rate l/s The above ground sanitation system is designed in accordance with BSEN 12056, Part 2 system 3 with additional ventilation pipework where pipework configuration requires. WC cistern (with 6.0l cistern): 1.2 l/s Washbasin (pillar or mixer taps): 0.3 l/s Hand basin (pillar or mixer taps): 0.3 l/s Shower: 0.4 l/s The above flows are used with a frequency factor (K) of 0.5 for offices. Future capped cold water and drainage points are provided at each riser/toilet core as a minimum for each split tenancy for future connection by the tenant. 24

25 SPECIFICATION FIRE SERVICES A new analogue addressable fire alarm system has been installed to BS5839 standard L2 with individual address loops per tenancy split. Telephone System Access Control System Cable ways and containment systems will be provided from the telephone point of entry rooms up to the tenants IT riser cupboard located at each and every level in each tenancy. No tenant s data or telecom cabling will be installed. 20 Farringdon Road is provided with an access control systems to restrict access through the landlords areas. The system is expandable to enable tenants to integrate into this during their fit-outs if required. BUILDING FACILITIES Cyclists Secured covered bicycle parking is provided for 120 bicycles at basement. Showers There are 6 lower ground showers, and 1 accessible WC/ shower room, with integral changing area, and cyclists storage lockers are provided adjacent to the bike store area at basement level. TENANT PLANT SPACE & FACILITIES Space are allocated on the 6th floor plant enclosure for the provision of future tenant cooling/ventilation plant. Tenant vending points are provided with cold water and waste drainage connections for each split tenant area i.e. 4No. to 3rd Floor, 3No to 4th and 5th floors. 25
